On site the key ingredient has been teamwork with sound project management skills. This has been successfully achieved by using a dedicated team of site supervisors and site managers that have recognized that satisfied customers are the key to success. The Gazeley development currently being built by Volker Fitzpatrick comprises a 52,500 sqm Grocery Unit and a separate 33000 sqm temperature controlled warehouse. Each unit has been fully fitted out with an automatic fire

sprinkler system designed and installed to the current BS EN 12845 standards. Within the grocery unit the entire roof area is fitted with some 6500 sprinkler heads which are designed to operate in conjunction with some 23000 sprinkler heads which have been fitted within the grocery racking. Controlling these sprinklers are 22 installation control valves located strategically around the perimeter of this unit for ease of access and maintenance. The temperature controlled unit is protected at void level and below ceiling level with some 7000 sprinkler heads that are controlled by 8 installation control valves. The two units are fed via a dedicated central water supply which comprises of three diesel driven fire pumps rated at 4200 lpm drawing water from two interconnected water storage tanks each with a storage capability of 395 cubic metres.The water is distributed around to each of the installation control valves via a trunk main system which includes over 1000m of underground main pipework.

The 35,500 m2 G Park Blue Planet, designed by Chetwoods Architects for developer Gazeley, is projected to save up to £300,000 per year in reduced running costs as a result of the environmental features incorporated into its design: it proves once again that environmental buildings not only benefit the environment but achieve high returns on investment. This cutting edge logistics building not only provides considerable cost in use savings but also delivers significant savings in energy and water, whilst providing a valued public amenity facility for the local community. Highlights of Blue Planet Chatterley Valley include; Energy Creates a carbon positive development. Through the use of Bio-mass boilers all heating and electricity requirements are provided by renewable energy; this, together with photovoltaic panels mounted within ETFE roof lights and electro-kinetic road plates, which generate electricity from vehicles entering the site, provides enough excess energy to heat and power 3,100 local homes
Water Besides having water-efficient fittings, a rainwater harvesting system is installed for storage and re-use in the building. A site-wide water strategy allows water attenuation to be controlled on site, catering for a 1 in 100 year flood risk while providing additional ecological features Materials The majority of materials used on Blue Planet are A+ or A rated in the BRE Green Guide to Specification and all timber is FSC approved. A large amount of materials are sourced from local suppliers, most internal materials are from organic sources and are recycled and/or recyclable. Waste The development targets zero waste to landfill. The waste tonnage generated is minimal and any waste that is generated is recycled, with most suppliers managing waste and returning it to their manufacturing plants to be recycled. Ecology A number of ecological enhancements have been incorporated into the scheme to benefit the site. These include increases in the native species and the incorporation of new ‘green’ public spaces adjacent to the building.The project also creates a considerable number of local jobs and enhancements have been made to the public transport systems.
Chetwoods won the development opportunity, in competition, with Gazeley in December 2007. The development had to work within very tight timescales due to funding requirements. However, the project was successfully completed in December 2008 on programme. Although there was a demanding target for the development – to be the most sustainable logistics building ever developed – Chetwoods were careful that the scheme did not just concentrate on the technology but also focused on all areas of sustainability including the social, economic and community requirements. For this reason one of the main design criteria was to ensure that the scheme added something to the local environment and its community. Not only will the scheme generate local employment during its operational phase, but it has already generated jobs through the specifications of locally sourced materials via local suppliers. The development also re-connects two public areas by creating an ‘Environmental Linear Park’, which includes additional landscape and play areas. It fits into the local surrounding by careful design of the building form, massing and selection of environmental materials. Chetwoods are pleased to be part of the Blue Planet Chatterley Valley project.
