ambert Smith Hampton (LSH) is a commercial property consultancy providing a full range of property services and advice including property investment, property management through to building consultancy and val-

uation. With its network of 28 offices covering the UK and Ireland LSH combines a national capability with expert knowledge of local property markets. Head of Asset and Property Management, Julian Healey explains: “LSH offers a full breadth of services from treasury through facilities management, to property and asset management in the investor and occupier sectors, as well as some specialist areas such as transport. There are 250 staff in the division so it’s a broad range of property that we look after.” He adds: “We’re owned and run by surveyors which means we know our product at all levels of the business and understand our clients’ needs.”

HERTFORDSHIRE COUNTY COUNCIL As Hertfordshire County Council’s (HCC) estates adviser Lambert Smith Hampton has reviewed over 2,000 property assets across 10 districts to formulate an accommodation strategy which will align HCC’s operational portfolio with future service delivery requirements. The strategy has led to reduced operational costs, improved space utilisation and improved staff productivity. LSH is also working on a corporate initiative entitled ‘The Way We Work’ programme which will enable consolidation from 53 locations to four core centres, releasing circa 20% of HCC’s office stock and enable more flexible working for staff. Lambert Smith Hampton’s work with HCC helped them achieve Beacon Status for Asset Management Planning in 2005, and secured ‘CoreNet Corporate Real Estate Partner of the Year’ award for the company.

The LSH Property Management Division offers investors and occupiers a package of skills comprising investment consultancy and property management in order to establish agreed objectives and strategy; ensure buildings compliance; maintain investment value; minimise risk exposure and maintain good tenant relationships. While occupiers and investors may come from different starting points Julian is keen to point out that ultimately both are striving for the same outcomes: “It’s all about efficient, successful buildings that are good places in which to work and operate at a sensible cost,” he says. “The goals tend to be similar because a building that provides those criteria also provides a very good investment value so it’s a mistake to believe they’re unconnected.” Working with some sizable contracts for clients including Mapeley and Trillium, LSH manages a range of different property types including industrial estates, offices and shopping centres. Given the current economic climate a problem of cash flow has proved a major challenge across the
