Client Existing Conditions This is an urban infill building project located, 4120 Brighton Boulevard Denver Colorado. The structure was erected between 1945-1960; however it is not a historic sight. This building was the original ware house for Miller Grocery. Then in 1980 it served as the building for a Super Value grocery store. This area is located in an industrial high traffic area which is close to RTD and bus stations. Brighton Boulevard is connected directly to downtown Denver with access to I-70 within a few blocks of the site. Photography here documents a field day to gather information in regards to exterior and interior existing conditions as well as surrounding area. The existing structure sits on 12.5 acres which allows for parking and available and space for landscape design. Exterior ground level to roof is 25 feet.

Client Existing Conditions Both exterior and interior conditions are run down with visible damage inside and out. There are no load barring partitions located and existing ceilings are drop ceilings with acoustical tiles. Prior to this building project the space had been a multipurpose space. The space was rented out for storage units, previous meat packing plant and sometimes the space had been donated for various usages.

Flow Design Process Preliminary bubble diagrams used to plan and lay out first phases of space planning. Pertinent spaces are identified and placed according to relevance and functionality to the design.

Flow Sketches Block diagrams, similar to bubble diagrams. Spaces begin to become more defined. Hierarchy of space is considered even more as to meet the needs of the client.

Prototype Floor Plan Prototypicals used to analyze each space specifically in regards to square footage needs and requirements for each space such as table and seating placement and special equipment. Renderings Building a. Model designed in sketch up first, then traced by hand onto trace paper. Color was applied with Prisma Color markers and color pencil directly onto the trace paper. Presentation Model Inside View 3-D model was constructed to give client a visual example of how the space will function as well as how the vertical garden will look. A front section of the building was chosen which includes, main entrance, section of the retail space, greeting area, a section of the mezzanine and the vertical garden located on the south wall. Water bill will also be lower than standard buildings. Environmental Design Utilizing environmental and renewable solar energy significantly reduces the buildings impact on the environment and natural resources. Green roofs and living walls aid in lowering overall temperature of the building reducing energy consumption, cuts down on heat island effect and helps satisfy our need for nature. Also may qualify for government tax incentives, energy costs are also lower than standard buildings. Improved Indoor Air Quality Using finishes that are low-no VOC’s, walk off mats, and natural ventilation significantly improves the over all health of the interior environment which benefits building occupants directly. Transportation Accessibility Urban infill and convenient location to transit systems allows and encourages patrons and employees easy access to alternative transportation systems such as biking or transit.
Accessibility Providing design that is accessible by all individuals creates equality and easy of access which promotes well being. Sustainable Sites Urban infill aids in further redevelopment and further development and improvement of an existing site while not further interrupting natural environment and ecosystems.
