Happy New Year! Comanche Trace had a remarkable 2018 with record-breaking real estate transactions; the highest number of real estate transactions we have experienced since 2007. One of the highlights of 2018 was our Tour of Homes. This Tour of Homes was by far the most successful tour we have had. We had close to 1,000 people visit Comanche Trace this year, which was a great turnout, considering the rain we encountered the first weekend. As many of you know, five of the seven homes were pre-sold. I had the pleasure of visiting with many of our guests from across the nation. It was amazing to see the number of folks looking to move to the Hill Country. Despite some unusual rainfall this year, Comanche Trace experienced steady growth over the past year. There is no doubt 2019 will be another stellar year with approximately 20 homes under construction and 50-plus homes planned to start within the next year. New spec homes are doing very well with additional construction beginning soon. Our newest street in Phase 13/ Comanche Hills was completed in 2018 and the Garden Patio lots sold out within 90 days. We will have a new home starting in Phase 13 every month this year. In addition, we plan to complete the landscaped islands in Phase 13 this winter. With such high demand for Garden Patio lots, we opened another new phase — Phase 15 — which consists of 12 Garden Patio lots and 6 single family lots. We have already started pre-selling lots in Phase 15 and will start construction within the first quarter of this year. I anticipate these lots will move at a fast pace like Phase 13. We are very excited about all the activity in Comanche Trace. Our newest phases are great compliments to the community. In addition, Kerrville has several positive things planned for this year. The bond election was recently passed to build a new middle school across from Tivy High School, and there are new commercial development plans on the horizon for the current middle school site. Also, Hobby Lobby is coming to town, along with a few new restaurants. Overall, there are many exciting things happening in our city. Once again, Happy New Year, and I look forward to another exciting year at Comanche Trace.

Word From the Board
Happy New Year and welcome to 2019! We have several exciting things taking place for the Homeowners Association this year. For starters, there is new leadership for our Yard Maintenance division. Alex Benitez is the new HOA Maintenance Supervisor. We recently implemented a new software system that tracks all yard maintenance. In addition to this, Alex will take pictures periodically of projects they are working on, as well as pictures of their general yard maintenance jobs. We currently have four landscape projects taking place in a few of the neighborhoods. The trees along the main entrance have been pruned and treated for ball moss. The entry tree lights have been adjusted due to tree growth. Also, we are in the process of installing new fountains at the lake near the Sales Center. We are excited to announce that we plan to install a new state-of-the-art camera system this year. Not only will we be able to capture an image of every vehicle entering and exiting Comanche Trace, this equipment has the capability of taking a very clear picture of license plates. Also, our staff met with the City and put together a detailed list of all the streets and areas that need to be addressed. We are in the process of coordinating a schedule for these requests to be completed by the City. Our HOA Administrator, Dennis Rollow, and I will continue to conduct weekly inspections every Monday. Please feel free to stop by and say “hello” anytime. We are very pleased with the direction our community is going in and look forward to another exciting year.

Old-School Pinterest By Toni Manchester, Owner/Broker of Century 21 The Hills Realty Do you love looking at homes and decorating ideas on Pinterest? I have several friends who do. I can’t count how many times I’ve received a Pinterest link from a friend who saw something that stirred their imagination and got them all excited. Recently, I had been thinking it would be fun to have more time for that kind of casual perusing, but then I had an experience that blew that idea right out of my head. I was at the 2018 Tour of Homes at Comanche Trace, walking through the amazing spec homes that were on
display, when I heard someone say, “this is like oldschool Pinterest.” I had to think about that for a moment, but then it struck me: instead of trying to enjoy a beautiful home through someone else’s photos on my phone or tablet, I was physically inside some of the most beautiful homes I could have pictured, enjoying them first-hand. After all, isn’t that what we did back before we had Pinterest? Instead of living vicariously through a photographer’s lens, we used to put ourselves in the environments

Tour of Homes offers a first-hand experience of decorating ideas
we loved. We would go to those amazing homes and walk around in them. We would smell that “new home smell” and feel the textures around us — wood, tile, carpet, metal, stone, and more. There’s something vibrant about a newly-built home. That is one of the best parts of my work: I get the full experience of enjoying beautiful homes in person. I get to see the latest, most interesting new designs and decorating trends — in person. If you missed the 2018 Tour of Homes, I’ll be honest: you really missed something special. Thousands of people got to see some amazing homes from builders like Texas Living Homes, Charmant Homes, BCI Custom Homes, Brad Moore Builders, Arthur Schmidt Construction, and Texcellence Custom Building. These are some of the finest home builders in the Hill Country, and they really pulled out all the stops with the kinds of “extras” you would expect from builders at this level. We were so honored to work with them on this tour. The homes were really outstanding. I say “were” because five of the seven spec homes were snapped up almost immediately, and the other two are going to move quickly. Possibly the most exciting part of this year’s Tour was response to our newest phase -- Comanche Hills, which includes Single-Family Lots and two streets
of distinctive Garden Patio Homes. These are the first homes of this style we’ve developed in years, and we were delighted when the first street sold out in under 90 days. The second street includes twelve more Garden Patio lots. We anticipate these will sell out just as quickly, especially after the feedback we received from people during the Tour of Homes. Many families are anxious to live the Comanche Trace life. Trevor Hyde is the President at Comanche Trace, and he was delighted with the results of this year’s Tour of Homes. When I got to visit with him a few days after the Tour, he said, “I am extremely pleased with the quality of product our builders put forth along with the reception we received from our residents and visitors that attended the Tour from all over the nation. The overall success of this Tour of Homes will continue to be seen throughout the upcoming year. With the number of people visiting with builders about moving to Comanche Trace/the Kerrville area in general within the next year or two, I can comfortably say that things look extremely promising with an even brighter future ahead of us. We look forward to the continued growth and the national recognition the Hill Country continues to receive.”

Head Golf Professional offers advice on setup, grips and more By Mark Côté, PGA Head Golf Professional at Comanche Trace Happy New Golf Year Comanche Trace Golfers! To get our golf year started off on the right foot, I have listed a few items that I feel every golfer should consider at the start of the New Year in order to make their New Year’s resolution to playing better golf a reality. 1. Never underestimate the importance of the setup To understand why your setup is so important, it’s useful to understand a bit about open and closed skills in sport. An open skill involves variables that are usually beyond your control. Think of a tackle in soccer – you have to react to the movements of other players and a moving ball. A closed skill on the other hand is controlled purely by you. Think of a free throw in basketball — there are no moving players to contend with, the ball is stationary and there are no real time constraints. Any sport that is made up of closed skills usually demands you to be very accurate and very consistent (think of darts, pool, shooting, etc.) The golf swing is a closed skill — and one with a very small margin of error. Because of this we have to take every precaution to maximize our accuracy and consistency. The starting point for this consistency is our setup. By repeating the same setup every time for every shot, we allow our golf swing to develop as quickly and as consistently as possible. Any variation and faults in our golf set up routine will have a detrimental effect on the outcome of each shot. I would encourage all golfers of any standard to continually focus on a good quality repeatable setup. Setup includes Grip, Posture and Alignment. Get to know your setup and repeat good setup habits. 2. Replacing grips “For serious golfers playing regularly, my suggestion is to replace your grips every year. Changing them at the beginning of the season is always a great idea, as you’ll have fresh and tacky grips to help maximize control of the clubs right from the outset. Think of it as a tune-up prior to an enjoyable season. In my case, I like the feel of new grips, so I change mine a lot more often than most people.” ~ Quote from Arnold Palmer “The King”

3. Improve your mental game Anyone who has picked up a golf club knows the mental aspect of golf is just as important as the physical. We suggest working on your pre-shot routine. Take a deep breath, relax and visualize shots in your head. Develop a pre-shot routine for every shot and work on repeating it over and over. This will help you lower your scores. 4. Practice in the mirror When the weather outside is not ideal you can take the time to work on your swing while facing a mirror to make several super slow motion swings while maintaining your balance through the entire motion. Try to correlate what you’re feeling with what you see in the mirror and make adjustments accordingly. Practice your full swing, back swing and down swing for five to ten minutes, a few times a week. You’ll see a difference in the end. Q: How long have you lived in Comanche Trace? A: Five years this coming July. Q: What do you like best about living in Comanche Trace?
A: All the wonderful friendships I’ve made
through golf and Comanche Trace’s social events.
Q: What is your favorite thing to do in Kerrville? A: Anything outdoors with my family. I really
enjoy running the trails here at Comanche Trace. Working on our ranch, visiting the many outdoor events Kerrville has to offer its community and of course playing golf. Especially on the Golf Board.
Q: What is your favorite Kerrville restaurant? A: Sake, for its fresh sushi and friendly service. Q: What hobbies do you like to do in your free time? A: I enjoy fishing, three-gun shooting competitions, reading books, gardening and collecting vintage cameras.

A: I would love to learn Spanish fluently, play the acoustic guitar and learn to fly and land an airplane. We have a pristine Cessna Cardinal RG and my husband does the landings.

A: I’m a second-degree black belt in Taekwondo, a higher level than my husband. KIHAP!
Q: What food could you not live without? A: Hands down, Sushi.
Q: What is your favorite sport to watch and play? A: My favorite sport to watch and play is golf. I’m enjoying watching ‘Shotmakers’ right now.
Q: Where is your favorite vacation spot? A: Disney World! Golf, rollercoasters and relaxation. As an adult, you should never forget how to be a kid.
Q: What’s the grossest food you ever had to eat to be polite?
A: Liver, it’s hard to be polite and sick at the same time.

Caring, embracing and inclusive women golfers play 9 holes
The Lady 9’ers are a group of Comanche Trace members who enjoy playing 9 holes of golf instead of 18. The group is open to ladies of all levels of play, from beginners to experienced golfers. Lady 9’ers enjoy the company of caring, embracing and inclusive women golfers. We strive for self-improvement, but don’t take ourselves too seriously; we are not an overly competitive group. Members participate in social events, including games and parties with our fellow golfers throughout the year. Our group began in the fall of 2009 and has steadily grown. Membership is open to anyone with a Golf Membership at Comanche Trace. With 55 current members, we are proud to say that 80 percent of our members have served either on the Board, as a Committee Chair or Committee Member. What appeals to most of our members is that the Lady 9’ers have a three-fold approach to the group — golf, social and caring. Golf The Lady 9’ers officially play on Thursday mornings. Special Game formats are usually

played on the third Thursday of the month. There are also unofficial tee times reserved for Tuesday mornings to allow time for practice and other fun games of golf, while enjoying the camaraderie of fellow 9’ers. The 2018 Special Games consisted of: • Valentine’s Day Game (February) • Irish Open (March) • The Masters (April) • Caddyshack Tournament — Couples/Partners (May) • Triple Crown Game (June) • Top Golf Outing (September) • •GOLFtoberfest (October) • Tailgate and Tees Tournament — Couples/Partner (November) To assist us with skills improvement, every Thursday morning during the month of August, Mark Côté, PGA — Comanche Trace Head Golf Professional, provided the Lady 9’ers with MiniClinics. Mark began the series with shots which were closer to the green and progressed out to the long game. Then in September he played along with the 9’ers and the round was followed by a Lunch & Learn. The plan is to have another session of MiniClinics in February 2019. Social The Lady 9’ers hold several Social events every year and have a reputation for their creativity and fun. A quick list of the year’s events usually includes: • Kick-off Party — Potluck Luncheon and White Elephant Gift Exchange at the home of one of our Members (late January/early February) • Lunch for the Comanche Trace Groundskeepers at

the Maintenance Barn (just before Easter) • The Annual “Signature” Event! For 2018 it was The Kentucky Derby Gala. A special evening of fun, food and festivities at the Comanche Trace Vista Room (usually in the Spring) • Annual Luncheon and Membership Meeting (November) • An end-of-the-year gathering like “Jingle and Mingle” (December) Caring What the Lady 9’ers may be best known for is their Caring. The group is quick to rally behind a Member during happy or sad times and answer the call of duty when help or assistance is needed. We even have a Caring Fund set up to assist our “Caring Angel”, Carol Whitaker with her compassion work for the group. Recently, we held our Annual Lady 9’er Membership Luncheon and Meeting. Pet Spotlight Q: What are the names, ages and breeds of your pets? A: Becka is 3 years old and Hank turned 1 on Dec. 14. They are both Weimaraners.
Q: How long have they been a part of your family? A: Both Becka and Hank have been with Keith and me since they were each 4 months old.
Q: What made you choose that breed? A: Becka is our fifth Weimaraner and Hank is our sixth; Hank is a “blue” — very dark grey/black. Folks ask, “Why a Weimaraner?;” it is a true love of the breed. They are extremely active, driven, loving, loyal and large lap dogs. They must be exercised regularly or you will pay.
Q: What are their favorite things to eat? Favorite treats or favorite human food?
A: They eat
Eukanuba dry food with a teaspoon of Freedom Grain Free “Lamb Recipe” wet food twice a day and love their mealtimes! We give them several Mini Old Mother Hubbard Oven Baked Dog Biscuits daily; mini bones as they would eat 24/7 if they could — and we like to keep their weight where it should be! They each get a small bite of whatever I may have for breakfast — toast, etc. Weims tend to have sensitive stomachs and we don’t want to aggravate their tummies. Photos by Tom Holden
Q: What are some of your favorite activities together? A: I walk the pups daily — generally early
mornings. I use a 10-feet lead, so they can explore a bit without being loose. Keith plays ball with Hank

Owners: Keith & Debbie Miller twice daily, and he will let you know if you’re just a few minutes late for play. Becka is a born hunter — intense and always scouting the yard, outside the fence, etc. Weims are bird dogs and she loves to keep an eye out for any in the yard, over the yard, or across the golf course. Hank is not interested — he wants to play ball.
Q: What are their favorite toys? A: The pups have two toy boxes & they stay empty as they drag the toys out and deposit them around the house several times daily — kind of like having toddlers. Their favorites are deer antlers, Nylabones and stuffed animals. When it comes to their “babies” (stuffed animals), Hank will remove the eyes, nose, squeaker and stuffing as soon as he gets a new baby — happily, he doesn’t ingest any of these. Becka enjoys her “bones” more than stuffed toys.
Q: Anything that you’d like to add? A: We lost Odie (12 years old)
in January 2018, and Becka was noticeably depressed; Weimaraner Rescue of Texas helped us with a rescue who was not ready to be placed in a home and it was not in a good situation. He had to leave our home eventually and go to Weimaraner Rescue’s training facility for more socialization and training. We were heartbroken and sought another male both through Weimaraner Rescue and private breeders — none in Texas! Becka came from Virginia and Hank from Oklahoma — two trips worth the travel. Finally, we have discouraged many folks from owning Weimaraners. They are not a breed to be kenneled all day, or left alone for long periods of time & they suffer from serious separation anxiety. Flip side — they are the loves of our lives, known as the Velcro Dogs — on your heels 24/7.

Planning your finances during all stages of life By Ken Watson and RBC Wealth Management
Time is of the essence in your 20s When you’re in your 20s, the biggest asset you have is usually time, not money. Many people in their 20s have gained the education or skills they need to start a job, and are beginning to learn how to manage and invest their money. With the “time” factor in mind, it’s important to start investing that hard-earned money as soon as possible. If you start investing your money regularly at a young age, whether it’s through a 401(k) or IRA, you can build a large nest egg with relatively little effort. Your 20s are also a great time to start identifying your short- and long-term goals. Think about what you want to achieve financially and learn how you can budget to make it happen. If you have credit card debt, it’s important to consider that in your budget planning. Try to get that debt behind you. Even if you can’t pay off your credit card, try to pay more than the minimum amount due each month. If you pay only the minimum balance, chances are it’s barely

enough to cover the card’s interest expenses. Staying on track in your 30s and 40s While your 20s are about building financial goals, your 30s and 40s should be about staying on track with those goals. If you have a 401(k), make sure you are investing as much as you can, or at least enough to get meet your employer’s matching contribution. If you’re planning to change jobs, don’t make the mistake of cashing out your plan. Instead, leave the money in your old employer’s plan or transfer it to your new employer. If you do not have those options, consider rolling your assets into an IRA. This will allow your savings to continue to grow, and it also provides the opportunity to consolidate your retirement savings in one place. If you have children, start planning for their future. As you grow older, you will likely have different concerns regarding your finances, which is why it is important to address each stage of life differently.
it’s important to figure out whether or not you’ll be able to maintain that standard of living after you retire. Take stock of where you are and determine if you should increase your retirement contributions. Work with your financial consultant to estimate what your expenses will be during retirement. It’s also a good time to evaluate asset allocations to make sure they’re still in line with your goals and comfort level. You might have been able to afford more risk when you were younger, but as you get closer to retirement, you may want to consider more conservative investments. Additionally, you should review your will to make sure you’ve chosen a power of attorney who can make financial decisions on your behalf. You should also have a living will that outlines your wishes if you become seriously ill or injured. If you haven’t established these documents at this stage in your life, consult a qualified estate attorney. Wise preparation can mean a comfortable retirement, but don’t think that financial planning is over once you reach your golden years. It’s still important to manage your investments carefully, and make sure your insurance protection keeps up with your needs. You should also consider the legacy you would like to leave behind for your family or community. After all, you’ve worked hard to make your money last this long.
