Letter from the President Happy New Year! I hope everyone is as thrilled about the new year as we are at Comanche Trace. 2020 Will be a very exciting year for Comanche Trace as our community celebrates 20 years! In addition, we will host our 2020 Tour of Homes this Fall. Our Preferred Builders do an outstanding job showcasing their homes with a variety of architectural and design styles. Be sure to mark your calendars for October 16-18 and October 23-25. We have experienced continued growth not only in Comanche Trace but in the community of Kerrville as well. There are several new businesses that are under construction or are in the planning stages — Hobby Lobby, Harbor Freight, Dunkin’ Donuts, Aspen Dental to name a few. Also, there are new apartment projects that are currently in different stages of construction. H-E-B will open a newly designed 100,000- square-foot store in 2021. The new Hal Peterson Middle School is under construction across the street from Tivy High School. In addition, the Kerrville State Hospital is in the process of hiring approximately 250-300 new employees, and Peterson Regional Medical Center is looking to hire approximately 70 new employees. Schreiner University is projected to double its enrollment within the next five years. As you can see, there are many exciting things happening in our community. We are so fortunate to live in one of the most beautiful places in Texas. We are delighted to be a part of such a great community and look forward to being an integral part of the growth of Kerrville. We hope to see all of you at our 20th Anniversary Celebration this Spring — more information to follow.

Word From the Board It is hard to believe Comanche Trace will celebrate 20 years this year! We are excited as we continue to grow and flourish as a Community Association, and we are so appreciative of our residents who are involved with the HOA as well as many other areas of participation. Our Board is continuing to grow and will soon expand to a 5-person Board. Dennis Rollow, our HOA Administrator, is a resident of Comanche Trace, which makes the Association even stronger. It is vital to have residents participating in our meetings. This makes for an extremely strong Association as we continue to make improvements to the community.

Seeing 2020 – Focusing on the New Year 2020 Marks the 20th anniversary of Comanche Trace.
despite all this growth, Kerrville maintains the small town feel that makes it so special!
Over the past two decades, we have seen tremendous growth. With multiple new streets, neighborhoods and Phases, as well as the addition of The Creeks, bringing us to a total of 27 holes, Comanche Trace has continued to thrive and is considered a top destination across Texas and throughout the United States.
There are plans for approximately 45 new homes to be built in 2020, which will serve to ensure the long-term health of the development and offer more opportunities to our current residents along with those experiencing Comanche Trace for the first time.
With over 80 real-estate transactions and 30 new construction starts, 2019 was a great year for Comanche Trace real estate sales! Dan & Sue Schulse
Q: How long have you lived in Comanche Trace? A: We bought our home in late 2014 and moved here later in 2015.
Q: What made you choose Comanche Trace? A: Our family had been coming to the area for
about 40 years from Houston. We think the Hill Country is a uniquely beautiful location, and we have always been interested in retiring here. Kerrville had the right small-town feel, and the people are so friendly and outgoing.
Q: What fields of work were you both in? A: Dan was in mining, oil and gas. We met in
Arizona. Sue retired in 1998 as a cardiac ICU RN to stay at home and help raise Dan’s beautiful children, Carl, Erin and Cory, while he travelled for business.
Q: What are some activities and hobbies that you enjoy?
A: Sue likes to travel, hike, fish, decorate,
reading and photography. She’s trying to find time to take up golf. She has recently joined the Lady 9’ers! Dan likes to travel, hike, bike, cook, garden and read. He also enjoys hunting, fishing and golf. They both used to mountain bike in Arizona. Sue is a little nervous about road biking, but Dan’s still hopeful that she’ll join in.
Q: What is your favorite vacation spot as a couple? A: We feel so very blessed to have traveled to so many places in the world, and they all have such charm and different vistas, it’s hard to choose. But, our visits to Italy may top the list. Hiking for seven days through olive orchards, vineyards, family homesteads which were centuries old,
medieval hilltop villages through Tuscany as a couple was such an amazing experience. Another time, visiting with our entire family in Umbria, Italy, was really special. We became friends with the mill owners for our wonderful Turtle Creek Olive Oil there. Our son, Cory, proposed to his wife, Rachel, there in Orvieto on the steps of the Duomo di Orvieto. A very romantic moment. Italy brings so many good memories with it. The smells, the olive oil leaves whispering in a gentle breeze, and the taste of good wine and olive oil.
Q: What were your first jobs? A: Dan was a newspaper delivery boy on a bike
all over downtown Houston at the age of 12. Also a mechanics helper and he washed windows. Sue was a babysitter on a military base from the age of 12 in New Mexico and cleaned house for mom on Saturdays. The first real job was as a cashier at Gibson’s, sadly not the one in Kerrville. Truly, if you can’t find it at Gibson’s, you don’t need it!
Q: Any fun facts you’d like to share? A: We met in an apartment complex parking
lot in Tucson. Dan was having his first visit with the children about a year after divorce, and the children preceded him to the car, where I was unpacking groceries after a trip. He had moved in to the complex while I was out of town. The kids were 2, 4 and 6 and started to talk to me. They were so cute with floats on their arms, hats on backwards, sunblocked and ready for something. Dan showed up with that Texas drawl and his beautiful smile, and we were introduced. He was taking them fishing and camping into the mountains for the weekend. He invited Sue to a picnic later in the week. Needless to say, I fell head over heels for such a charming fellow. We’ve been together ever since. That was 1995. Lifestyle of Comanche Trace 13
Members & Residents Exclusive Event Comanche Trace, The Turtle Creek Olive Grove team up
O
n November 6th, Comanche Trace and The Turtle Creek Olive Grove hosted a Comanche Trace Member & Resident exclusive event. We had approximately 200 people show up to this wonderful event put on by Members & Residents, Sue and Dan Schulse. Dan and Sue moved to the Hill Country in 2015 planning to retire‌ so they imagined. After several months of

sublime days and nights in Comanche Trace, Sue visited a property for sale with a friend who ended up passing on it. Dan and Sue instantly jumped on the opportunity; the potential of the land, the waterfront, pastures, hills and villa were unsurpassable. A few years earlier, they had visited Tuscany on a hiking holiday and decided that olives are a crop very much worth pursuing.
When the property became available to them, it was an affirmation. Dan and Sue thought it would be so wonderful to have a family business and to pass something down to their children. Dan has always had a thing for gardening and agriculture. He is a proud graduate of Texas A&M with a degree in Forestry. The Schulse’s established Turtle Creek Olive Grove in February 2016. The orchard is located on 160 acres alongside Turtle Creek. It’s truly a family business — their children also play major roles in their operations.

Dan and Sue have also opened a tasting room downtown — Turtle Creek Olives and Vines. This vision came to life in the summer of 2019. While their trees and vineyards are maturing, you can enjoy over 40 fine wines from around the world as well as authentic Umbrian Olive Oil and small plates. Make sure to stop by their beautiful tasting room.

‘Don’t play like a girl’ Don’t play like a girl!?! Why does a woman’s golf game differ so much from man’s? Why do women typically score higher than men? When observing the differences between men playing golf and women, there are three important areas between how men play golf verses women. The three critical areas are short game, putting and ball striking. However, I have some tips to help you close that gender gap. Statistically, men are always better putters and short game players. Why is that? Short game and putting have nothing to do with one’s strength. To be an effective short game player, one must learn the proper technique for chip, pitch, bunker shot and distance wedge. 65% of all shots taken during a round are taken from 50 yards and in. The most common short game shot is a 15 yard shot. So let’s spend most of your practice time learning to perform an effective 15 yard chip, pitch and bunker shot. To be a more effective putter, one must learn successfully control their putting distance. Players will not 3 putt because they missed a putt 2-3 feet to the left or right of the hole. They will 3 putt because they left

to
themselves with an 8-10 foot putt short or long of the hole. Typically, 40% of one’s strokes during a round of golf are putts. To improve your putting stats and to lower your score, learn to efficiently control your putting distance. To accomplish this, a player must learn that they must maintain the rhythm of their stroke and allow the length of their putting stoke to be the determining factor for how far the ball rolls. Hitting a putt easier or harder, applying force, doesn’t work. One’s “feel” will always come and go. Once you have learned to maintain your rhythm, regardless of what length putt you have, determine a base putt of 20 feet. A 20-foot putt is the most common putt you will have throughout your round. Find out exactly how long a stroke you need to send the ball 20 feet. Once you have established that, work on your 3-foot putt and 40-foot lag putt. They will be the next most common putts you encounter during your round.
their player potential because they don’t “trap” the ball or strike the ball on the down swing. A player that “traps” the ball tends to take a divot and hit the ball higher. Hitting your approach shots higher will give you the skill to stop the ball on the green. Giving you the ability to reduce the number of shots it takes to get the ball on the green. To rid yourself of the impulse to lift the ball, take two practice swings before each approach shot and be sure to take a small divot. This will give you the sensation of swinging down through the ball verses the impulse to lift. The more you swing down, the higher you will hit the ball. So, don’t play like a girl! The final area women need to improve on is their ball striking. Don’t you always notice that men take divots but women don’t? Why is that? Other than the fact that women internally don’t want to make a mess, I believe it is caused by their perception. Women believe they need to help or lift the ball in the air, resulting in a topped shot or a worm burner. Many women have excellent swings but don’t reach
