Luxury, Emirati-style More expats in the Middle East are opting for the ease of life offered by serviced apartments there. Many are willing to spend extra cash each month to live in style and comfort. Charles Sack, an airline captain in Dubai, said he decided to spend an additional Dh2,000 (US$544) a month on a room at South Ridge Apartments near the Burj Khalifa. It made for an easy transition from his previous dwelling in Hong Kong. “It’s a short-term lease, so I can move somewhere else when I find the right place,” he said. “The maid comes once a week … It’s better to spend a little up front than to get something for a year and not like it.” In response to the higher demand, developers in Dubai and Abu Dhabi will be adding hundreds of these homes to the market in the coming year. Many are competing based on price. Martha Fitzharris, an assistant operations manager at the estate agency Better Homes, said, “There is stiff competition right now as new companies come into the market with very low introductory rates, though I think some will weather it better than others, depending on the location, quality and level of services they have to offer for the market rates. Some companies will have to either upgrade their services or lower their rates even further in order to survive the current market”.

Clear skies ahead The outlook for the Serviced Apartments industry seems rosy, if the results from the 2010 Global Serviced Apartments Industry Report are anything to go by. Charles McCrow, MD, The Apartment Service, says the number of serviced apartments in operation has grown significantly since the group’s last report. “The number of serviced apartments shows an increase of 11.2%, whilst the corporate housing total has risen by 53.7%. The total apartment listings worldwide, compared to 2008 have grown by 15.9% to 523,922,” he said. Serviced apartments are becoming more and more an essential part of the ‘thinking process’ on how Small and Medium Enterprises (SMEs) and large corporate clients handle their staff accommodation requirements and this includes Hotel Booking Agents and Travel Management Companies. On changes that serviced apartment operators would like to make in the industry, the top response was for “greater standardisation in terms of apartment grading, pricing, cancellation policies, and quality control,” according to the report. A global reservations system also is high on the list of wishes for re­spondents. In Asia, The Apartment Service found that Bangalore was the cheapest location for serviced apartments, with a studio costing just $54 against $252 for the same product in Singapore. However, the most expensive city was Mumbai, where a two-bed apartment cost $454 a night.

Many expatriates and travellers alike love the privacy, freedom and style of a serviced apartment – so how about enjoying one for the next 25 years? One lucky Ascott guest has received just that as part of the Group’s 25th anniversary celebrations this year. 35-year-old Tomo Takuma, a Japanese expatriate based in Shanghai, China, won the grand prize in a series of awards shared among Ascott guests throughout the globe. He is now eligible to enjoy a three-night stay in any of the group’s residences around the world every year until the year 2035. “I can’t believe my luck,” the HR and Administration Manager said. “In Japan, winning a prize of such magnitude is unheard of. I have never won such a big prize in my life.” He is looking at making his first stop in Europe. “I love red wine and the first place I want to visit is the Ascott property in Bordeaux, France.”

London savings call Serviced apartments are proving one answer to the problem of sky-high accommodation prices in the central business district of London. The advantage of flexible renting options means businesses and expatriates pay only for what they use, but still enjoy all the trimmings of a private home while in the UK capital. “London’s position as one of the world’s most expensive cities has prompted many visitors to explore different ways of cutting the cost of their stay,” Guy Nixon, CEO of Go Native, an online accommodation search tool, says. “One option that has seen an increase in popularity is the use of alternative types of accommodation, such as serviced or leased apartments.” Prices for serviced apartments can start from just £59 (US$85) a night – a significant saving when compared to the £160 (US$231) charged by even low-end hotels in London.

service “Serviced apartment”: it sounds enviable – but what does it really mean? Just what do these residences offer when compared with a hotel or condominium? On behalf of the modern expatriate, HRM finds out

E

very incoming expatriate family has choices when it comes to accommodation. From hotels to condominium apartments to landed properties in the outer suburbs, there are a wide range of options to suit all tastes and budgets. The serviced apartment is certainly featured in many transition periods, providing newly arrived families with a temporary place to call home from the moment they land in-country. But this choice is often discarded when the search for something more permanent begins. That, residence operators say, is a shame – since serviced apartments offer the same, if not more, services and facilities than hotels or condominiums. Add to this, the relaxed, but social atmospheres available, and you can see why more and more expatriates – and their families – are reconsidering the 2

serviced apartment option. They provide stylish and practical accommodation on both long and short term arrangements, with a host of finishing touches to ensure every guest feels like number one. Never a dull moment No matter what the interest, sport or hobby, the typical serviced apartment in Singapore – and throughout Asia – will have something to offer. And best of all, these facilities are all located in the same building, just a short elevator ride from the guest’s home away from home. swimming pool and recreational facilities as well as arrival transfers, to name a few,” he says. But then some residences will go one step further, to provide those special “extras” as a way of differentiating themselves from the increasingly competitive market. “On top of the usual services, Shangri-La Apartments provides added benefits such as extra cable (television) channels, and complimentary use of the Apartments’ business centre.” Being attached to a five-star hotel, Shangri-La apartments can go even further, offering its guests the best of both worlds. Douin says the bar, dining and recreational facilities at the Shangri-La Hotel are also a hit with guests at the Shangri-La Apartments. “Among these privileges, guests are most appreciative of the convenience of 24-hour room service, access to the hotel’s restaurants, the security of the premises, the 24-hour gymnasium, and the 15 acres of landscaped gardens at the hotel,” he says. Henrietta Chong, General Manager, Great World Singapore, describes the services and facilities available for her guests as “all-encompassing”. She points particularly at the residence’s recently refurbished gymnasium. Conveniently located on the second floor of the building, it offers the most modern and expansive range of any serviced apartment facility, she says. “It’s the

envy of all condominium residents.” On the same level, Great World’s community swimming pool is also an envy-earning facility. At close to the size of an Olympicdistance pool, it is popular with guests of all ages and backgrounds. Great World also distinguishes itself through its housekeeping arrangements – where “less is more” is the ruling mantra. Residents there enjoy cleaning and housekeeping services three times a week, rather than the daily service seen at many other hotels and serviced residences. Chong says this is because privacy is a number one priority for Great World and its guests. “This is their home,” she says. “And many residents prefer to have fewer intrusions.” Staying active Serviced apartments are also well known for the active social life they can bring to their guests. As the next HRM feature details, most residences offer a wide range of organised activities and events for their guests. These can range from simple swimming classes to tours of local tourism sites. There also events and classes for children and monthly theme parties for their parents. Many of these events take advantage of the same facilities for which serviced apartments enjoy popular custom. Chong says she’s always pleased to see the different groups using the swimming pool, for example. Great World has also turned two of its apartment spaces into a special “Kids Lounge” with separate outdoor playground facilities. The special touch Every serviced apartment works to offer something a little different from the competition. Sometimes, just an enviable location can be enough, Douin saying that Shangri La Apartments’ close contact with Singapore’s famed shopping belt of Orchard makes it a clear winner for many guests and their families.

One family apartment is even home to a Great Dane – one of the world’s largest breeds of dog! “It’s a very unique concept in our industry,” Chong says. “(But) we welcome pets as part of the family.” In all, the complex currently houses around 30 dogs, with a smaller number of cats also housed there (Chong says both cats and dogs get along well with each other). As a further service, Great World has a handy pet information corner – with useful tips and advice on keeping pets happy and healthy. Pet owners can also access a specialist pet store in the adjacent Great World Shopping Centre. Looking further ahead Serviced apartments are always looking for that new edge to draw in more guests – in the inevitable marketing war between them and hotels and condominiums. Both Chong and Douin say that their best tools for this lie in the constant and comprehensive feedback that they receive from those that have stayed with them.

That was the basis for a complete refurbishment of ShangriLa Apartments just two years ago. “In 2007, Shangri-La Apartments underwent a refurbishment,” Douin says. “The apartment units now offer crisp, contemporary designs and furnishings.” Such a response to guest surveys and feedback is nothing unusual. “Over the years, we have expanded our services and facilities to include complimentary broadband Internet access and a 24-hour gymnasium,” he added. “We will continue to improve our services and facilities on an ongoing basis, bearing the evolving needs of our guests in mind.” Chong says feedback is particularly important at this time, as she is seeing a change in demographics affecting the demand-side of the market. “The demographics have shifted to the emerging markets,” she says. As such, clients are becoming “more sophisticated” in their wants, needs and demands. Shangri-La will be adjusting its guest promise and style accordingly. “Over the years, we’ve collected a great deal of feedback from our guests,” she says. That has resulted in such improvements as the upgraded gymnasium and swimming pool. “People became much more interested in health and lifestyle issues and we acted on that feedback.” 10.6 supplement  5

Forming bonds Many expatriates only stay in their serviced-apartment homes for a brief period. However, they are still able to form communities and lasting bonds with each other. HRM looks at how apartment providers are helping to build these communities within their buildings By Shalini Shukla

braham Maslow put it best in his now-famous “hierarchy of needs”. According to the philosopher, all of us have certain emotional needs alongside the physical demands of food, water and shelter. These include the need for love, affection and “belonging” – part of human beings’ innate nature to avoid feelings of loneliness and isolation. It’s this that helps us to build communities and societies wherever we find ourselves. That’s certainly evident in the wide range of serviced apartments available to expatriates in Singapore. Operators say that whilst guests certainly prefer the familiarity of staying with other foreigners as well as the wide range of services that a 12

serviced apartment offers in comparison to a hotel, they also have a need to form bonds with their neighbours, to develop a close-knit society within their new home. With their targeted clienteles, serviced apartments offer a natural community of expatriate professionals in Singapore. But many are taking notice of this growing desire for connections and going the extra mile to offer community-living experiences for their guests. From group activities to communal recreational spaces, serviced apartment providers are coming up with new ideas to make their guests’ temporary relocation stints more comfortable, enjoyable and familiar.

For young guests, Frasers has a dedicated “Kid’s Club” that plans fun and educational activities including straw painting, vegetable printing and glass tinting sessions. The longest-term residents It’s a similar situation at the Ascott Group. Combining the Ascott, Somerset and Citadines brands, this Singapore-based serviced residence group says social interaction amongst its residents is an important part of its brand promise. And it’s certainly had some success – with one guest staying there for over 25 years! Ong Kee Leng, Singapore General Manager, Ascott, says this fact alone is testimony that guests feel at home at the residence. The serviced apartment group has organised various activities to coincide with local celebrations such as Chinese New Year, Mid Autumn festival, Hari Raya as well as Christmas. Ong says that through events like these, residents are given both an enjoyable social occasion and an insight into the local take on these important cultural events. In addition to these activities, dedicated Resident Managers and their teams also organise visits to local attractions, as well as local eateries where the residents can enjoy local cuisine. “All our residents are invited to participate in these activities, regardless of their tenure with us,” Ong says.
