Perhaps you're trying to create a new small space for a home office or hobby room, or maybe you have a bigger appetite and are transforming a dank basement into a finished living space. But you have no idea where to start. I've been there. I've experienced your anxiety.
ecently, I had the enormous pleasure to help my son achieve one of his goals. He bought a new home last year and quickly discovered how much he missed the stunning red-brick patio he grew up with at our last home.
One day last fall, his mother and I were visiting and he said: “Dad, I’m finding it’s very hard to get bids for a patio and the prices I’m receiving are in the stratosphere. Do you think you and I could build a patio like we had at home?”
I survived with the help of a few phone calls to my boss. It was a humbling experience as I discovered you don't know what

Every now and then it's interesting to go back in time. I clearly remember having to build my first partition wall inside a house. I was a soaking wet-behind-theears carpenter working for a small remodeling company. One of my college professors, Dr. Larsen, had asked me to install a half bathroom in his home. I had no idea what to do, so I told him that my boss could do the job.
In an instant I knew how much work it would be, but I didn’t hesitate to say yes. I told him, “The first step is to discover exactly what you want.”
Over the years, I’ve performed countless autopsies on projects that didn’t turn out the way the homeowners wanted. In almost all cases, it came down to inadequate thought and planning before the first shovelful of dirt was turned.

My son doesn’t have this talent, so I did with him what I had done for years with past customers. Two months ago, my wife and I went to our son’s house to start the patio planning process. I was armed with a roll of colored mason’s string, some wood stakes, a 4-pound hammer and a few tape measures.
“Share with me what would be the ideal weekend gathering you might have with your friends,” I said. “Who will be here and what will you be doing?” He said he’d have four or five friends over, he’d serve smoked brisket from a smoker he had over in the grass, and after they ate they’d play a board game or just sit around engaged in relaxing conversation. He also mentioned he might like to have a small water feature for birds and for creating soothing background ambiance.

Once all the studs are nailed to the bottom and top plates, we tilt the wall up and secure it so it doesn't fall over.
Over the years, I’ve found that you need a space at least 12 feet by 14 feet for a rectangular table that seats six people. A 12-foot by 12-foot space is required for a 4-foot round table that seats four people.
This meant the patio had to have room for a table that would seat six people, additional room for his smoker, space for a portable water fountain, a place for two chairs, and maybe a few potted plants around the edge of the patio. It was time to drive stakes and stretch string.

Before we went outside to stake out the patio, we made a quick sketch on paper to get a rough idea for the overall size knowing what he wanted. Using the string and wood stakes, within minutes we had created the outline of the patio. A set of steps from the house leading to the patio controlled the overall design. A small space on one side of the steps was reserved for the smoker and the other side was the much larger seating area.
The overall length of the patio, including the steps, was 29 feet and the width ended up 15 feet. Stretching the string around the wood stakes made the shape come alive for my son. I used smaller stakes and some string to create the actual furniture to show that everything would fit and there’d be plenty of room to walk across the patio without bumping into anyone.

You can do the same thing by setting patio furniture on your lawn, spacing it how you want it. Then put string around your furniture layout to determine the overall size of the patio. Trust me, that huge patio in your head will shrink in size once you place furniture on it. Always go bigger. You’ll never regret it.

Design Tricks to Revamp Your Home
Contrary to popular belief, you don’t need to spend a fortune or go to design school to revamp your home. “It’s all about simplicity,” says Susan Yoder, interior design expert for builder Clayton Homes. “A little goes a long way when it comes to home décor and living spaces. Only a few simple changes can make a big difference and allow you to create a room you’ll be itching to show off to friends and family.”
To breathe new life into your space, Yoder recommends these tips:
1. Pops of Color
“Nothing livens up a room like a bright pop of color,” Yoder says. If you have neutral-toned furniture, add lamps, curtains and accessories in bold hues. If you’re up for a painting challenge, an accent wall is a great way to incorporate color into a space. Choose your favorite color from a throw pillow or wall art piece in the room to pull the look together.
2. Varying Textures
A room tends to get boring when it focuses on only one texture, so it’s important to create a sense of balance. Try varying the fabric types on your sofa and curtains. Add in some metal or wooden accents to draw the eye around the room. You can even play with lighting to reflect off certain objects and create visual interest.
3. Antique Feature
Choose an antique or unique piece of décor to be the inspiration for the room. This could be a rug, lamp, chair or even a chandelier – anything that gets you energized and motivated. Get creative and run with the theme it creates. Or if your style is more modern, an antique object will stand out among your contemporary décor.
4. Symmetrical yet Functional
The furniture collection in a room should form a restful, symmetrical layout. It’s all about balance. There should be between three and 10 feet between each seat. Additionally, instead of pushing each piece up against the wall to create more space, give your furniture a bit of breathing room a few inches from the wall. This makes the room appear open and airy.

Try incorporating these homecooling design moves. By swapping out heavy textiles for airy fabrics and setting up effective cross-ventilation, you can create a cooler house without touching the thermostat. Here’s how to design your way to a chill, summer-ready house.

Ditch the fuzzy rugs. If your home is full of cozy wool rugs or fluffy shag rugs, give them the summer off. Roll them up and store them safely, making sure they are protected from bugs and out of direct sunlight so they won’t fade.
Then, embrace a bare hardwood or stone floor, which is cooler underfoot. For those spots that need a rug, such as beside the bed or under the kitchen sink, swap in a flatwoven rug in a natural fiber.
2 Invest in cooling window treatments. Gauzy, lightweight curtains might create a summery vibe in a room, but because they let lots of sunlight filter through and won’t help cool the space. To lower your energy bill, invest in shades that have a white plastic lining on the outside of the window as this reflects back as much light as possible.
3 Create cross ventilation
For those who don’t have central air conditioning, cross ventilation is your best friend on hot days and will help keep the fresh air circulating.
To start, open two windows (or a window and a door) that are located across the room or even across the house or apartment, depending on the
size of your space. Set up a fan next to one window, so it will help propel the fresh incoming air throughout your home. The more powerful the fan, the better the airflow. For extra cooling power, try this trick: Place a bowl of ice in front of the fan to quickly chill the air. If you have a second fan, position it facing out toward the second window, so it will pull the air inside your home back outside.
Pro tip: If you’re working from home this summer, arrange your desk near the path of the airflow, so you’ll get a refreshing breeze all day long.
4Less is more. If you typically have your bed and living room sofa piled with an abundance of snuggly blankets and throw pillows, it’s time to streamline.
Now is a great time to wash any removable throw pillow covers and store most of them away for the season. If you decide to leave a pillow or two out, swap the heavy velvet covers for lightweight linen or cotton ones.
Instead of keeping cozy blankets strewn across the bed or sofa, store them nearby in a handwoven floor basket, just in case the A/C gets a little chilly at night.
5Cool down your bed Fact: No matter how hot your home may get during the day, it somehow manages to feel warmer the second your head hits the pillow. To avoid summertime night sweats, building a cooler bed is a must.
