Design Tricks to Revamp Your Home
Contrary to popular belief, you don’t need to spend a fortune or go to design school to revamp your home. “It’s all about simplicity,” says Susan Yoder, interior design expert for builder Clayton Homes. “A little goes a long way when it comes to home décor and living spaces. Only a few simple changes can make a big difference and allow you to create a room you’ll be itching to show off to friends and family.”
To breathe new life into your space, Yoder recommends these tips:
1. Pops of Color
“Nothing livens up a room like a bright pop of color,” Yoder says. If you have neutral-toned furniture, add lamps, curtains and accessories in bold hues. If you’re up for a painting challenge, an accent wall is a great way to incorporate color into a space. Choose your favorite color from a throw pillow or wall art piece in the room to pull the look together.
2. Varying Textures
A room tends to get boring when it focuses on only one texture, so it’s important to create a sense of balance. Try varying the fabric types on your sofa and curtains. Add in some metal or wooden accents to draw the eye around the room. You can even play with lighting to reflect off certain objects and create visual interest.
3. Antique Feature
Choose an antique or unique piece of décor to be the inspiration for the room. This could be a rug, lamp, chair or even a chandelier – anything that gets you energized and motivated. Get creative and run with the theme it creates. Or if your style is more modern, an antique object will stand out among your contemporary décor.
4. Symmetrical yet Functional
The furniture collection in a room should form a restful, symmetrical layout. It’s all about balance. There should be between three and 10 feet between each seat. Additionally, instead of pushing each piece up against the wall to create more space, give your furniture a bit of breathing room a few inches from the wall. This makes the room appear open and airy.
5. Clutter-free Organization
Getting rid of clutter is a grand challenge for most homeowners. When you decide to take on the mess, drawers and cabinets are your best friends. Take some time to go through your belongings and decide what to keep, donate or throw away. Store any leftover items that can cause clutter in an organized, out-of-sight area.

s lifestyles shifted due to the coronavirus pandemic, our homes had to adapt to new activities and routines. Dining rooms and closets became home offices, kids’ bedrooms served as home-school spaces, and guest rooms were outfitted with workout equipment. Flex spaces are intended to help your home better accommodate your day-to-day life. Guest bedrooms, for example, can often be reimagined for more frequent and flexible use. “People are realizing that an entire room in their home dedicated to an occasional houseguest may not be the best use of space – a commodity that has become decidedly more precious over the past year,” says Los Angeles designer Stefani Stein. To maximize function within your home’s existing floor plan, follow these tips for creating a flex space that works with your lifestyle. Think outside a room’s assigned function. Consider your home’s least-used spaces, such as a formal dining room, breakfast nook, sitting room or extra closet, and how they could be put to better use. Your home’s builder might have intended the room for a specific purpose, but feel free to readjust if that doesn’t align with your everyday priorities. “Nothing is off-limits for reimagining how a space can be used,” says interior designer Shaolin Low of the Honolulu-based Studio Shaolin. A flex space should be designed around the activities that will take place there, such as working, exercising, doing homework and more. “People are surprised by how cohesive they can make a space if they start from ‘What should the space facilitate?’ versus ‘What is supposed to be in this room?’” Johnson says. Consider your long-term needs. As you configure your flex space, consider how your needs might change as time goes on, and plan for flexibility, Low suggests. “If you have young children at home, think about how it will be utilized as they grow up. If you will host a lot of family or guests in the future, think about how you’ll accommodate,” she says. Opt for lightweight, easy-tomove furniture to help ensure your setup can be rearranged as needed.
“When it comes to exercise, consider alternatives to large and bulky equipment, such as tension bands,” says Tiffany Piotrowski of Tiffany Leigh Design. “These can be kept in a decorative bin or basket and still provide a full-body workout.” Plan for storage. Incorporate plenty of storage into your flex room to manage clutter and maximize space. “Add storage that can be closed off–cabinets with doors to hide messes and contain all the items necessary for whatever activities will be taking place in the room,” says Austin-based interior designer Killy Scheer. Choose furniture or containers that can stylishly and efficiently accommodate your storage needs, whether that’s for workout gear, office supplies, toys or other items. Compartmentalize the flex space. If your flex space will serve multiple functions, section off areas of the room for each need, suggests Pramiti Bhargava of BlueGrape, a San Diego staging company. For example, designate one corner for a home office and use the other side of the room as a workout space. Room dividers or shelving units can serve as physical barriers that separate the space and offer added privacy. For a visual cue, lay down rugs or paint an accent wall to specify different sections. Use flexible furniture. “If you want to have a multipurpose space, you need to have multipurpose furniture,” Low says. Outfit your room with pieces that can transform to suit different needs or activities. Look for nesting furniture that can be stacked or separated, tables with extendable leaves or fold-down mechanisms, and armoires that can open up to reveal a workspace, suggests Scheer. Just be sure to measure the room carefully before purchasing furniture. Reflect your personality. Customize your flex space to suit your style. Use it as an opportunity to go bold with a dramatic paint color or patterned wallpaper. Or tailor it to a certain hobby or interest. “There are so many creative ways to utilize extra space, so take it as an opportunity to showcase your personality and passions,” Bhargava says.

PROJECTS THAT IMPROVE RESALE VALUE
Even if you have no immediate plans for leaving your home, it’s a good idea to approach renovations with resale value in mind. Upgrades that are likely to appeal to future buyers protect your investment while also improving your enjoyment of the home. One key to a successful renovation is figuring out how to personalize the space without making it so customized that it’s not attractive to other potential owners. For example, eliminating a bedroom to create a giant walk-in closet may help achieve your dreams, but losing that bedroom can be a major hit to your home’s value. These renovation ideas - which include both cosmetic touch-ups and more labor-intensive suggestions - can help boost your home’s value.
OPEN SPACE. Older homes were
often designed with a boxy, formal layout that is less conducive to most modern families’ needs. Today’s open floor plans offer functionality for everything from keeping an eye on the kids while making dinner to entertaining guests. This type of floor plan can also make small rooms feel larger and invite more light into darker parts of the house. If you renovate a space that needs better climate control, or if you add a new room where extending the existing ductwork is impractical, a split-ductless HVAC system may be the perfect solution. The ductless design saves HVAC contractors time during installation, therefore saving homeowners money.

Features like crown molding and other wood accents such as chair rails are elegant upgrades that can elevate a home’s value with a relatively modest investment. Homeowners can control the ambiance from their phones by installing smart light bulbs and lighting strips.
GRUNGE-FREE GARAGE. Even though a garage’s functionality is the top concern for most buyers, a dingy, unkempt space can be a real turnoff. One way to instantly brighten and refresh the space is an epoxy coating on the floor. Applying the coating is relatively easy and once dry it helps prevent unsightly stains and damage in the future. Combine that with a thorough sweeping, wiping down walls and other surfaces, and organizing the clutter to create a more inviting space you can utilize to the fullest. BETTER BATHROOMS. Many homeowners approach a bathroom upgrade with big projects in mind, like swapping out the vanity, replacing the tub or installing tile flooring.
