Design Tricks to Revamp Your Home

Contrary to popular belief, you don’t need to spend a fortune or go to design school to revamp your home. “It’s all about simplicity,” says Susan Yoder, interior design expert for builder Clayton Homes. “A little goes a long way when it comes to home décor and living spaces. Only a few simple changes can make a big difference and allow you to create a room you’ll be itching to show off to friends and family.”

To breathe new life into your space, Yoder recommends these tips:

1. Pops of Color

“Nothing livens up a room like a bright pop of color,” Yoder says. If you have neutral-toned furniture, add lamps, curtains and accessories in bold hues. If you’re up for a painting challenge, an accent wall is a great way to incorporate color into a space. Choose your favorite color from a throw pillow or wall art piece in the room to pull the look together.

2. Varying Textures

A room tends to get boring when it focuses on only one texture, so it’s important to create a sense of balance. Try varying the fabric types on your sofa and curtains. Add in some metal or wooden accents to draw the eye around the room. You can even play with lighting to reflect off certain objects and create visual interest.

3. Antique Feature

Choose an antique or unique piece of décor to be the inspiration for the room. This could be a rug, lamp, chair or even a chandelier – anything that gets you energized and motivated. Get creative and run with the theme it creates. Or if your style is more modern, an antique object will stand out among your contemporary décor.

4. Symmetrical yet Functional

The furniture collection in a room should form a restful, symmetrical layout. It’s all about balance. There should be between three and 10 feet between each seat. Additionally, instead of pushing each piece up against the wall to create more space, give your furniture a bit of breathing room a few inches from the wall. This makes the room appear open and airy.

5. Clutter-free Organization

Getting rid of clutter is a grand challenge for most homeowners. When you decide to take on the mess, drawers and cabinets are your best friends. Take some time to go through your belongings and decide what to keep, donate or throw away. Store any leftover items that can cause clutter in an organized, out-of-sight area.

5 Ways to Impress Prospective Buyers

If you think a mansion-like size, a swanky neighborhood or lavish grounds are the only way to impress visitors to your home, think again. While those characteristics can certainly be awe-inspiring, it’s really the small details that create ‘wow’ moments for guests. Consider some of the following ideas for evoking oohs and aahs from guests or would-be buyers if your home is on the market:

LIGHTING.

No matter how small or ordinary your house may seem, the right lighting will create mounds of atmosphere and immediately elevate your home into the ‘wow’ category. Use bulbs that are the right temperature to create a warm, glowing effect as opposed to a glaring, harsh experience. Then place your lighting strategically to highlight the most unique features of your home, such as two sconces or lanterns by your front door, or ground lights shining up into beautiful trees. Pathway lights help create a welcoming feel and string lights on a porch or patio instantly up the entertainment factor.

PAINT.

The right paint color will completely change the feel of your home, both inside and out. While neutrals are both attractive and safe, being a little daring with on-trend shades will really evoke the ‘wow.’ Try one of the many popular shades of gray, go bold with a jewel tone, or create a moody tone with a muted shade of blue. Each experience is like Christmas morning to me because I got to see new tools and products of my trade.

Perhaps you're trying to create a new small space for a home office or hobby room, or maybe you have a bigger appetite and are transforming a dank basement into a finished living space. But you have no idea where to start. I've been there. I've experienced your anxiety.

One of the most fascinating tours was of a paint factory on the West Coast. We got to see the early stages of making a batch of interior paint. I believe the size of the vat was at least 5,000 gallons, but it could have been as much as 10,000 gallons. You need a massive metal stirring paddle to blend all the ingredients. Forget about using a wood stick!

Every now and then it's interesting to go back in time. I clearly remember having to build my firstpartition wall insidea house. I was a soaking wet-behind-theears carpenter working for a small remodeling company. One of my college professors, Dr. Larsen, had asked me to install a half bathroom in his home. I had no idea what to do, so I told him that my boss could do the job.

The most interesting part of the tour for me was the session spent with the on-staff color expert. She explained all the nuances of color, how the slightest shades of color can affect how you feel – indeed, how certain colors can deeply affect your mood.

"Dad, paint isn't that expensive," he said, "and since you're helping and it doesn't take long I can always repaint the room."

Oh, how convenient that your dad can help you for the price of a free lunch! If you have children, I'm sure you've been conscripted to help with projects. To be honest, I loved working on his house.

Summer is here, and the sun is out in full force. Just like your skin is susceptible to sun damage, so is your house. Make sure your home is protected by focusing on these four essential elements.

PAINT

To make sure you get the most out of your exterior paint, choose a top-quality brand that will better withstand sun damage over time. Depending on how much direct sunlight you have on your home, tree borders are a good way to add shade to parts of your yard. This will add life to your paint job, and the trees will add more “life” to your lawn and landscaping.

WINDOWS

Keep your cold AC inside and the summer heat outside by checking the caulking around your windows. You may also want to consider adding awnings to prevent heat from penetrating, or keeping the blinds or curtains closed during the hottest parts of the day. This will keep sunlight out and help cut down on that utility bill.

ROOF

DECKS

Embarking on a remodeling project is an exciting endeavor—you’re finally going to get that new kitchen or finished basement you’ve been longing for. But going under the knife, so to speak, is also a stressful prospect. That’s why scheduling a pre-construction meeting with your remodeling professional is so important.

According to the National Association of Home Builders (NAHB), the pre-construction meeting is a key opportunity for the remodeler to explain exactly what will be done, as well as how the job will progress. It also provides a chance for both parties to define their expectations and flag any problems that may arise. The goal is to alleviate as many surprises in advance as possible.

With peak home remodeling season right around the corner, now is the time to contact your trusted contractor or home remodeler to discuss a remodel. Here are just some of the issues the NAHB recommends you discuss with your remodeling professional during the pre-construction meeting:

Are you okay with signs on your property? In addition to acting as a marketing tool, signs help contractors and suppliers locate your home. Decide now whether you will agree to this.

If you have an alarm system, determine how it will be handled. Will you give the construction crew a key, or do you plan on having someone on the premises to let them in?

Ask if any utilities will be interrupted during the remodel, such as water or electric, and if so, for how long. This will help you decide whether you will need to find other accommodations for a period of time.

What are your rules concerning workers using your landline for local calls? What about using your bathroom?

Figure out a plan for removal of trash. Agree upon where the dumpster will be located.

Discuss which areas of your home will be off limits to workers. You may discover that workers need access to certain rooms for part of the project.

What will take place in terms of daily cleanup? Make sure your expectations are in sync with what will actually take place.

When will work begin and end each day? Where will workers park? Once you find out, be sure to let neighbors know.

Let your remodeler know what your rules are when it comes to smoking, profanity and music.
