ne Za’abeel is the new landmark mixeduse development by Ithra Dubai, a wholly-owned subsidiary of the Investment Corporation of Dubai. CONSTRUCTION UPDATES OCTOBER 2019 — SECOND SLIDE OF THE LINK The second slide of The Link in a series of six slides in preparation to lift The Link 100 metres above ground took place on October 13.

A definitive lifestyle destination designed for the discerning few, The Link is a panoramic sky concourse that connects the two towers of One Za’abeel. The world’s longest cantilever, floating an awe-inspiring 100 metres above the ground, will offer a choice of attractions, restaurants and lounges. World Trade Centre, Dubai Mall and Dubai International Airport. The project’s principal figures, aside from Ithra Dubai, are main contractors ALEC Engineering and Nikken Sekkei. One Za’abeel received two prestigious awards in 2019, namely Construction Innovation Awards for ‘Best Innovative Project of the Year’ and Big Project ME’s ‘Mixed-Use Project of the Year’. One Za’abeel also received the ‘Best Innovative Project of The Year Award’ at the Innovation in Construction and FM Awards for the second consecutive year in 2020. With the now completed Link structure, One Za’abeel at-

tempts to break the Guinness World Record for the ‘Longest Cantilevered Building’ in the world. One Za’abeel will offer a new kind of sustainable development for residents, tenants, and visitors alike as it aims for a Gold LEED certification. Construction Excavation began seven levels below the existing infrastructure of the Happiness Bridge after massive amounts of planning and coordination with Dubai Municipality and the Road and Transport Authority to ensure that all steps are being carried out with safety at the forefront. The Link was con-

structed of seven steel modules and was lifted to its current place at 100 metres in two steps. One Za’abeel Tower and One Za’abeel The Residences were topped out in April 2021. The One Za’abeel Towers were not built vertically, like most buildings — every level was inclined about 1.5mm as part of the precambered build. The Link Lift The Link was constructed of seven steel modules —named Assembly A-G— that were slid into place before they were lifted into their position. The structure began to take shape in a series of slides that began in May 2020 to elongate the cantilevered building, before being lifted to its final position 100 metres above ground level. By July 2020, The Link was undergoing final technical preparations in anticipation of its epic ascent. The Link weighs 13,000 tons upon completion. The Link – First Lift Ithra Dubai accomplished one of the heaviest lifts in the region in September 2020 when it lifted the first section of The Link weighing 8,720 tons to its final position 100 metres above the ground. The first section is 192m long and the lift was carried out over a period of 12 days.

hansaheb’s interior division has been entrusted to deliver this highly important and challenging iconic project, which will see the fitting out of the world’s longest cantilever link bridge, spanning the hotel and residential towers of the One Za’abeel development. Sitting 100m above the ground, ‘The Link’ is a 226m long suspended structure, 18m high, which will offer spectacular 360-degree views of Dubai, from it’s five levels of fine dining restaurants, luxury hospitality and entertainment venues. It will also feature an observation deck, gym, spa, pool, banquet hall, and a rooftop terrace. The project comprises packages one and two — ID fit-out works to link bridge connecting the hotel and residential towers. Package one consists of the complete interior fit-out works to four celebrity restaurants, show kitchens, bathrooms and associated areas, totalling approximately 2,000m2 spread across two floors with an integral feature staircase linking them together. Also included is the fit-out to the pool deck interface areas located on the bridge roof, consisting of a further restaurant, relaxation areas, external bar, VIP and lounge areas. fit-out works to one Mezze restaurant, Bridge of Love, all day dining restaurant, hotel reception and lobby and public toilets, spread across the second and third floors in the link bridge, totalling approximately 3,500m2. The project team is led by the client Ithra Dubai, with Alec, MACE project management and WSP Middle East as engineers Ross Trivett, General Manager, Khansaheb Interiors, stated : “For Khansaheb to be selected to deliver this important and challenging project once again demonstrates the trust and belief that clients have in our ability to deliver projects under such demanding quality and time parameters, whilst achieving exceptional levels of quality required within such an iconic development.” The project is due for completion in the fourth quarter of 2022.

The Link – Second Lift The second (and final) lift was completed in October 2020 and was executed over the course of four days. More than 55 jacks and strand jacks, and 12.2km of strands were required to lift this final portion, weighing over 930 tons. Building Specifications The development will feature 26,000 square metres of premium office spaces, 264 residential units, 12,000 square metres of retail space, 229 hotel rooms, ranging from exceptional luxury to ultra-luxury and exquisite serviced apartments. One Za’abeel Tower One Za’abeel Tower, 300 metres tall, will house 67 storeys and will host deluxe office spaces and the world’s first One&Only urban (vertical) resort, an ideal retreat for Dubai’s thriving business community and urban travellers seeking a unique hotel experience. One Za’abeel The Residences One Za’abeel The Residences, 235 metres tall, will house 57 storeys and will be primarily residential and offer 264 ultraluxurious apartments — a mix of luxury one, two, three and fourbedroom simplexes and duplexes and a five-bedroom penthouse. JULY 2020 — FINAL SLIDE OF THE LINK Ithra Dubai’s iconic One Za’abeel development achieved a major milestone with The Link accomplishing its final slide at ground level. This part of the structure is now extended to its ultimate length, bracing The Link for its show-stopping engineering feat, where it will be lifted 100 metres above ground level to its final position connecting the two towers.

ne Za’abeel is a unique mix-used development compromising of two towers, Tower A — hotel and serviced apartments, Tower B — Simplex and Duplex apartments, with a link bridge connecting both towers. At a level of more than 105 metres, the bridge structure is 225 metres long and 18 metres high, making it longest lifted bridge in the world. Rob Davies, Managing Director, DEPA, said: “DEPA’s scope of work is the fit-out for the complete Tower B and the public areas of Tower A, which forms a major proportion of the high-end fit-out work at the project.” Talking about the challenges faced, Davies said: “The interior design is, along with the building’s architecture, quite unique. As with any high-rise building logistics are the key to a successful project. The complexity of the structure and its position in the centre of the City only added to the logistical issues. These issues have, and continue to, be overcome through close and continued co-ordination with a strong and more than competent Main Contractor. The tangible opportunities in the project revolved around the change of design and DEPA’s involvement within the same to propose and meet the required criteria and specifications. The prestigious name of the project influenced DEPA to tender the project given the synergies with DEPA’s capabilities of complex projects and a world class fitout. “Completing the engineering works, whilst proposing alternative materials, meeting both budget and performance, was a key issue and one that was fulfilled on time by DEPA’s in house engineering team. These included solutions to upgrade the interior design detailing with engineered systems to the specially installed surfaces were huge milestones for us,” said Davies.

Knauf welcomes this new iconic development in which the brand has collaborated as the gypsum board supplier. Nikken Sekkei, the reputed Japanese consultant working along with the Knauf UAE team, designed and specified Knauf for the drywall scope of the project. Due to the high performance, low weight and flexibility of design, the consultant opted for drywall partitions and ceilings, for both functional and aesthetic function. The design for the drywall partitions started in 2014 with Nikken Sekkei trusting Knauf to deliver this iconic project according to their expectations. There was a constant dialogue between the two on how to achieve the best solutions, while making sure not to compromise on quality and customising details to reach the design intention. On completion, with over 100,000 square metres of Knauf boards, more than 500 hours of design and technical support and more than 600 hours of site inspections have been dedicated to this project. The final result bears the mark of exquisite quality and cleverness of design that Knauf has become synonymous with. Be it the partitions, shaft wall, linings, ceilings, or the column encasements, all are a testament to the excellence that people associate with the brand. The Knauf team supported the project at all stages, assuring the smooth flow of deliveries even during the

pandemic, providing materials, technical solutions and installation assistance. Starting with developer Ithra Dubai Knauf thanks all contractors they worked with — ALEC Engineering and Contracting, Alec Fitout, AMM Technical Works, International Décor LLC, Depa Interiors, Khansaheb Interiors, Western International Insulation Materials LLC for their dedication and work. kyscrapers essentially are glass and steel, but the design is what gives some structures their distinct look and feel. So, when the proposal for the construction of One Za’abeel was floated in 2014, the idea was to build a structure that resonates with the ambitious spirit of Dubai, provides a comfortable and luxurious space for tourists, and serves as a coveted address for residents. Nikken Sekkei, a Japanese firm with more than 35 years of presence in the region, won the contract hands down. The resulting twin-tower project symbolises a fatherand-son relationship and their strong mutual bond, as visualised through the cantilever bridge that joins them. The project has all the elements to attract residents and tourists. “The One Za’abeel project represents one of the boldest new additions to the skyline of Dubai and a genuine engineering feat,” said Dr. Fadi Jabri, Executive Officer at Nikken Sekkei. “It serves as a gateway to modern Dubai as well as a must-see world-class travel destination.” The twin towers are built on opposing sides of an expressway. ‘The Link’, joining them, at 230-metres, is the world’s longest cantilevered building for a commercial building. The building is a mixed-use development consisting of retail, offices, hotel, and residences, and offers amenities such as a spacious pool, state-of-the-art entertainment, luxury hospitality, and cosmopolitan culture venues. Talking about the scope of urban development in Dubai, Jabri said that the pace of development is astonishing. Despite the desert, heat and arid climate, Dubai has created a very attractive cosmopolitan city. Each of these districts has its own spirit, competes with the others, and is constantly changing. The ‘grape’ structure allows this transformation. Perhaps the only downside is the difficulty of walking between the ‘berry’ features, as they are not interconnected for pedestrian and cycling use. But the city is making great efforts to make Dubai more walkable and pedestrian-friendly. Discussing the role of advanced technologies, Jabri said that there could be no doubt that technological advances are emboldening, and liberate our creative potential. Simulation software allows for predicting building behavior and to perceive space with much more accuracy. On the question of whether we are living in the best time for architects, he said the present times are definitely better than before.

“Each city possesses its own beauty. As architects, our mission is to understand the city, feel its charm and design projects that compliment and contribute to it. For example, One Za’abeel reflects the spirit of Dubai; it’s bold yet welcoming, simple yet challenging, a graceful, one-of-a-kind place that looks to the future,” said Jabri. The project benefited from several sources of inspiration, according to Nikken Sekkei Chief Architect Koko Nakamura. “Firstly, the location. It is across a busy expressway that runs from the airport to the city centre. It is the first sight for visitors upon arrival in Dubai and also the last when they leave. Thus, the idea of creating a ‘gateway’ was strong,” she said. “However, far from downsizing the concept to a mere ‘gate’, we envisioned a majestic yet sleek structure, a powerful, elegant, attention-grabbing figure — an unforgettable encounter, like royalty.

The configuration of the twin towers, together with the connecting cantilevered structure, adds extra visual impact. The cantilever’s positional direction — pointing towards the horizon — is a tribute to the dynamic soul of Dubai and its bright future,” Nakamura added. “From the height of the towers to ground level, the two-story podium steps down gently to a roundabout, which embodies the city’s welcoming spirit.” The structure seems to embody the Japanese concept of Ihyou, wherein the designer seeks to convey impossibility, incongruity, and totality. Nakamura added that One Za’abeel project is bold, with its two towers and The Link, all being asymmetrical designs, and therefore, creating a certain tension in the air. The Link is cantilevered to represent the dynamism of the city, and its straight lines expand the perception of its volume space, conferring an appreciation for its marginal beauty. The skyline of Dubai is rich with many gorgeous buildings. In this project, she said, there was a keen attempt to introduce the concept of ‘iki’ (‘subdued beauty’ in Japanese), which gracefully emerges. One Za’abeel reflects Japanese architectural influence on the tower exteriors and podium with carefully layered façade components. Emirati stylistic influences are visualised through the cantilever bridge that stretches between the two towers, representing the importance of human bonds, relationships and unity. As beautiful and awe-inspiring as it looks, the positioning of The Link was a crucial element of the design. “From a physical perspective, hoisting the cantilever bridge was the greatest challenge,” explains Dr. Jabri. “The massive 23,000-tonne structure was assembled on the ground, then transported in seven stages and lifted into place in two pieces. The success of each stage was a milestone, warranting celebration. The first lifting manoeuvre took three days to complete. I remember the high-pitched sound, similar to chirping birds, caused by the wind passing through 800 ultrastrong construction tendons stretched to their limit. Naturally, safety was the primary concern,” he added. “On this point, Nikken Sekkei structural engineers worked tirelessly with WSP and ALEC. The team was compelled to account for everything from wind, thermal expansion and contraction and seismic tremors to cleaning and maintenance.” The Link reinforces the structural stability of both towers. “Approximately 70

Upon completion, The Link will have four floors, housing a 130-metre long infinity pool, Michelin-starred restaurants, entertainment experiences, a 360 degree viewing deck, and the world’s longest occupied cantilevered building. The WSP Middle East team has been working closely with their global offices, and also liaising with over 30 consultants and local authorities, including the Dubai Municipality and the Roads and Transport Authority. Dr. Hegazy adds, “The authorities in Dubai have been extremely supportive and are working with us ahead of schedules for the successful delivery of this iconic project”.

he construction of One Za’abeel, at the heart of Dubai adjacent to the World Trade Centre, is an ode to the city that has been pushing the boundaries of engineering to bring ambitious leadership visions into reality. WSP, one of the leading engineering consultancy services firms in the world, has been working collaboratively with many stakeholders to realise this project. “Our role in One Za’abeel includes design and supervision services for geotechnical engineering, building structures, building services, specialist services, sustainability, vertical transportation, roads and infrastructure, in addition to being the Architect of Record,” says Dr. Mohamed Hegazy, the Senior Technical Director of WSP’s Middle East business, who is responsible for the delivery of the One Za’abeel development, leading the WSP and Nikken Sekkei integrated multidisciplinary teams. One Za’abeel is an addition to Dubai’s already impressive skyline, with the most iconic feature being ‘The Link’ structure which connects the two towers. The Link structure weighs over 23,000 tonnes after fit-outs, with its structural steel alone weighing more than the Eiffel Tower in Paris, and is almost as long as the London Bridge at 230 meters. This iconic feature is an engineering marvel, in which all the challenges that have been overcome are testament to the engineering prowess of the WSP Middle East team. The Link is designed to counter effects of twist and vertical deflection using a diagrid tube structure which also allows column-free space. All of these design considerations have been incorporated into the construction stage during the lifting of The Link bridge. “The construction of The Link and lifting it to its current position is a case study for future engineering projects,” says Dr. Hegazy. “Linking the two vertical towers with a horizontal one posed a huge design challenge, especially when

Safety features Talking about safety, Dr. Hegazy says, “We have implemented innovative solutions for fire and life safety systems, means of egress, and overall safety strategies for guests and occupants of One Za’abeel. Furthermore, we have used high-end materials which provide the utmost level of safety and protection”. WSP was also a key proponent for health and safety during the COVID-19 pandemic, ensuring world-class health and safety frameworks were applied in accordance with local authority guidelines and regulations. This helped maintain construction continuity as well as protect the wellbeing of everyone involved throughout the delivery of the project.

The Link was constructed in segments at the side of the elevated highway above the podium roof and was gradually slid using a bridge launching system. We then installed a strand jacking system at both towers using the towers to lift The Link into position, which is a feat in its own. We overcame the challenges through rigorous design and construction sequencing. Our innovative design tools and engineering solutions allowed us to determine the movement of the building, ensuring the continuation of construction in the towers and allowing The Link to come into place. Both towers were built

on an off-camber position during the construction phase, and eventually after The Link was lifted and fully welded into position, the two towers were aligned into their originally designed positions. Over 600 sensors were installed throughout the towers and The Link during the lifting process to ensure safety and precision,” says Dr. Hegazy. Another prominent feature of The Link is how its segments are connected to itself and to the two towers. “We have not used bolts to connect The Link. Instead, all of the steel elements are fully welded, with thickness varying up to 150mm, using a deep penetrated welding process to ensure the structure is fully bonded,” he adds.

Sustainability Keeping up with the highest global sustainability standards, Ithra Dubai embedded sustainability into the heart of One Za’abeel, which is also aligned with WSP’s global Strategic Action Plan for helping clients achieve net-zero carbon emissions. One Za’abeel, through its aspiration to achieve USGBC LEED Gold certification and implement sustainable practices, aims to use natural resources efficiently. This involves embracing key components such as Energy Efficiency, Water Efficiency, Health & Wellbeing, Amenities & Transportation, Operational Excellence, and Green Construction within the innovative design and construction of One Za’abeel. “We have successfully exceeded the required points for the design phase, and we are currently working on the construction phase submission to complete the remaining points and achieve the LEED Gold certification for One Za’abeel,” says Dr. Hegazy.

metres of its 230 metre length projects from the taller tower, which reduces wind-induced movement,” Nakamura noted. “Its structure also provides vertical and torsional strength, and allows the upper tower floors to utilise columnfree spaces. Positioned 100 metres above ground, it offers a 360-degree panoramic view of the entire city.” Realising the design required the most advanced structural concepts and the latest in Japanese technology to take it from the drawing board to the visually impressive, sophisticated structure we see today, she added, pointing as an example to steel framereinforced concrete columns that allow for a reduction in their diameters, yielding more floor space. Elsewhere, glass fins placed outside the glass curtain wall surfaces of the two tower façades illustrate various expressions, depending on the viewing angle. The fins are printed with white dots, softening the ‘mirror effect’ of the Low E glass on the exterior face and elegantly highlight the towers’ silhouettes. The podium façade features a layered composition of monotone vertical fins and metallic panels, while the back layer is glazed to create an expression of depth, while retaining important functions such as air supply and exhaust, etc. The long wall surface is effectively arranged with hotel, residential, office and commercial entrances, terrace balconies and bay windows. The vertical fin design along its entire length helps to maintain a sense of structural unity. Far from the project’s design aspects, its logistical challenges also deserve acknowledgement. These include coordinating multiple teams of people, more than 1,000 consultants from over 60 consultancy firms across five continents contributed architects, engineers, façade engineers, interior designers, and experts in entertainment, artistic lighting and acoustics. In addition, differences in everything from time zones, culture, working style and personalities made it more challenging to navigate the various stages of design. Nikken Sekkei has designed many projects in the region over the last three-plus decades. Starting with the Islamic Development Bank in Jeddah, the Cairo National Culture Centre and the Chamber of Commerce and Industry in Dubai in the mid-1980s, the firm has been the aesthetic brain behind several projects. One Za’abeel adds to Dubai’s most iconic sites, which include the Burj Khalifa and the Emirates Towers.
