THE Bank of China (BOC) has been given in-principle approval by the National Bank of Cambodia to open a branch in Phnom Penh, becoming to first Chinese commercial bank to operate in the Kingdom, an NBC official said Thursday. Thai Saphear, head of the NBC governor’s office, said a courtesy call from China’s new ambassador to Cambodia, Pan Guangxue, resulted in NBC Governor Chea Chanto giving the green light for the BOC to establish itself in Cambodia as early as the end of this year. The Bank of China would come to facilitate trade and investment between Cambodia and China, Thai Saphear said. “It’s a positive sign for the bank because they have the green light from the NBC already,” he said. “It’s up to the bank if it wants to open its branch soon or not, but if they want to open soon, it could be done this year.” Following the in-principle approval, the bank has six months to prepare the required documentation to obtain the full operating licence, he said. Figures from the Council for the Development of Cambodia show China-backed fixed asset investments in Cambodia were worth $4.37 billion in 2008 and $892.6 million last year. China-Cambodia trade figures were unavailable. The Bank of China is the third foreign bank to receive NBC approval this year, following approval for the Bank of Agriculture and Rural Development of Vietnam (Agribank), and the CIMB Group of Malaysia. In Channy, president and CEO of ACLEDA Bank, said Thursday that he is not concerned about tougher competition from more players, despite the market already having 27 commercial banks. “We’re glad to welcome new players because they bring in new sources of capital, new technology in banking systems, and new experience,” he said. According to the Bank of China’s financial report for the quarter ending March 31, net profit was $384 million at the close of the quarter – a 41.25 percent increase on the same period last year. The bank’s total assets increased 11 percent during the quarter to $1.42 trillion, while total liabilities rose $137.8 billion to $1.34 trillion. Cambodian trade with HK up CAMBODIA’S bilateral trade with Hong Kong grew nearly 14 percent during the first five months of the year compared to the same period last year, Hong Kong Trade Development Council figures show. Trade between the two climbed in line with increased consumption in markets around the globe, said Cambodia Chamber of Commerce Director General Nguon Meng Tech. “The world economy is recovering, and people are beginning to make more purchases after being very strict during the financial crisis,” he said. Two-way trade totalled US$231 million this year to the end of May, up 13.8 percent from $203 million for the same period 2009, according to the figures. However, the improvement is off a low base as trade with Hong Kong plummeted 22.2 percent to $480 million in 2009 from $617 million in 2008. Hong Kong exported $225 million of goods to Cambo-
dia this year to May, a 14 percent increase from $197 million for the same timeframe in 2009, and Cambodia exported goods worth over $6 million the other way, a 10.4 percent increase on last year. The Kingdom’s garment industry was a major source of exports to Hong Kong, with footwear and textiles increasing this year. Of Hong Kong’s two main exports to Cambodia, shipments of cotton fabrics were up 26 percent, and knitted or crocheted fabrics climbed 27.8 percent. However, such imports are a cause for concern, according to Nguon Meng Tech, as Cambodia misses out on fully benefiting from its garment industry, because it still imports most of the raw materials used for production. “If either local or foreign investors built fabric manufacturing factories [here], Cambodia wouldn’t need to spend as much money on imports,” he said. International business magazine Forbes has recognised three pristine Cambodian beaches – including Koh Rong – in its ranking of “Asia’s Best Beaches”. On the list of the top 22 were O’Tres Beach in Sihanoukville, nearby Ream Beach in Prey Nop, and the sands of Koh Rong, an idyllic island just 30 minutes off the Cambodian coast which is being developed as the region’s first environmentally planned resort island. Although largely unknown to international tourism, Cambodia’s 443 kilometre coastline is studded with ‘paradise’ islands bordering Thailand to the north and Vietnam to the south. There is a property glut in Vietnam. Rental rates fell by double digit rates through 2009 - in each of the three cities for which we gathered data (Hanoi, Ho Chi Minh City and Da Nang) and across all three subsectors. Vacancy rates are generally running at around 30%. Normally, in an economy that has been growing so quickly - that the authorities are tightening both fiscal and monetary policy in order to curb inflationary pressures - rents and capital values would fall until much of the vacant space is absorbed. However, this is not the process of adjustment that is under way in Vietnam. The government has intervened to re-regulate the commercial Real Estate sector. Land prices in the downtown area of Yangon, Myanmar’s former capital city, have now risen two times that in the last two years, the local Myanmar Newsweek has reported. The land prices went up to MMK800,000 (US$808) per sq ft from MMK500,000 (US$505) correspondingly, real estate investors were quoted as saying.
It was prescribed over the last few years that without need to declare one’s income source, Myanmar citizen was allowed to buy landplots with the owner’s name legally changed to the buyer on payment of 15 per cent tax. The period of the permission is said to expire soon and it is uncertain that whether the land-trading-related policy will be extended. Investors doubt this will happen. Deliberating over the probable sudden change of the policy, real estate investors are offering excessively high prices to buy the landplots in such good-location areas as Windarmere, Golden Valley, Kandawgyi Park surroundings, Po Sein Road and Pyay Road as well as those in downtown areas. According to sources, a rich investor purchased a land plot of 8,000 sq ft (743 sqm) on the famous Inya Road at a price of MMK6 billion last year, more than double the prevailing market price. Bathroom Cleaning Tips Windows and Mirrors In a 32 oz. spray bottle, add 1/3 cup white (clear) vinegar and 1/4 cup rubbing alcohol. If you absolutely must have another cleaner, add 1 tablespoon automatic dishwashing detergent. Tubs and Shower Stalls Alkaline deposits in the water cause those not so pretty spots on your glass doors and shower walls. Apply a car wax to the walls and doors, but not the floor or it gets real slick. Both fiberglass and glass are porous. The car wax seals those pores, which makes cleaning easier and keeps water spots away. Reapply twice yearly. Squeegee or wipe down your shower after each use to further prevent buildup. If you’re tired of fighting the soap scum buildup, switch to liquid soap, natural soap or Dove. It’s the talc in most bar soaps that causes the buildup. Changing soap can eliminate the buildup. You still need to clean the shower once a week, but the job is easier. Clean the showers once a week with an orange citrus based cleaner. Spray on and give it ten minutes to dissolve the dirt. Why do all that scrubbing when your product does it for you? Plastic shower curtains can be machine washed. Remove, spray with your diluted orange based cleaner and wait about 10 minutes.Wash with your rags and they come out quite clean. Air dry. If the curtain is long enough, cut off the seam at the bottom to prevent mildew buildup down there. Toilets Ring around your toilet? Again, alkaline deposits cause those nasty rings. Depending on the hardness of your water, pour one or two cups of white vinegar into the toilet once a month to eliminate the problem. Sinks Once a month, pour one cup of baking soda, followed by one cup of white vinegar down the drain. Wait an hour and flush with warm water. The combination fizzles away most of the buildup. Works for shower, tub and kitchen sink drains as well. Faucets Water deposits build up around faucets and drain areas. Use a paper towel soaked in white vinegar and place around the faucet. Plug the drain and pour 1/2 cup white vinegar in the sink and wait. It takes time for the white vinegar to dissolve the alkaline deposits. Scrub using a stiff bristled nylon toothbrush.Do not use orange based or powdered cleansers on brass or gold plated faucets. These fixtures corrode and scratch quickly. Dry these faucets after each use to prevent water spot damage. Mildew Keep ahead of mildew so it doesn’t become a problem. Every six months spray your bathroom ceiling with a 50/50 solution of hydrogen peroxide and water. Peroxide is a safe bleach and won’t harm the environment or your lungs. Find larger quantities of peroxide at beauty or medical supply stores.
