Kiawah Island Club was created to bring Island residents of similar pursuits and passions together— introducing Members to Members, and launching generation-spanning friendships. To further curate individual tastes, we offer three levels of Club Membership, each tailored to foster camaraderie and communion across the very best amenities that Kiawah has to offer.

LEVELS OF MEMBERSHIP

Kiawah Island Club offers three categories of Membership: Golf, Sports, and Social. New Memberships in any category are limited in number and available only when purchasing a previously unsold homesite from Kiawah Island Real Estate. Or, by purchasing a resale property from a current Club Member who is offering their Membership with the sale, you may obtain Membership in the resigning Member’s category. All Memberships are subject to application and approval.

THE FAMILY GOLF MEMBERSHIP entitles the Member and their immediate family* to use all facilities at River Course, Cassique, The Sports Pavilion, Sasanqua Spa, Marsh House, The Cape Club, The Sporting Club, and The Beach Club with no payment of greens or court fees. A cart/caddie fee will be charged.

THE INDIVIDUAL GOLF MEMBERSHIP entitles only the designated Member to unlimited Golf Membership privileges. Immediate family* members may use all of the tennis, beach, fitness, swimming, dining, and social facilities at the Club as a Social Member, but without tennis court fees, and have some restrictions respecting golf in accordance with the Club’s Rules and Regulations.

THE FAMILY SPORTS MEMBERSHIP entitles the Member and their immediate family* to use all facilities at River Course, Cassique, The Sports Pavilion, Sasanqua Spa, Marsh House, The Cape Club, The Sporting Club, and The Beach Club with payment of a reduced Sports Member greens fee. A cart/caddie fee will be charged.

THE SOCIAL MEMBERSHIP entitles the Member and their immediate family* to use all facilities at The Beach Club, Cassique Clubhouse, River Course Clubhouse, Marsh House, The Sporting Club, The Sports Pavilion, The Cape Club, and Sasanqua Spa. Currently, and subject to change, Social Members may play tennis without tennis court fees in accordance with the Rules and Regulations.

THE INDIVIDUAL SPORTS MEMBERSHIP entitles only the designated Member to Sports Membership privileges. Immediate family* members may use all of the tennis, beach, fitness, swimming, dining, and social facilities at the Club as a Social Member, but without tennis court fees, and will have some restrictions respecting golf in accordance with the Club’s Rules and Regulations. After you have had a chance to review the Membership information, we encourage you to call the Club Membership Office at 843.768.5717 for further information regarding this exclusive Membership offering with the purchase of property.

*Immediate family of a Member consists of the Member (including the spouse) and their unmarried children twenty-three years of age and under who are living at home, attending school on a full-time basis, or in the armed services.

SCHEDULE OF CHARGES

NATIONAL AND RESIDENT DUES

The Club will offer a national dues category to Club Members whose principal residence is not located in Berkeley, Charleston, Dorchester, or Colleton counties and who do not reside on Kiawah Island or in Cassique a total of more than one hundred twenty-two (122) days per calendar year.

A national Club Member will enjoy the same privileges of any other Member within the same Membership classification but will pay lower dues. The Club has the right to cancel, modify, or restrict the national dues category at any time.

A resident (i.e. local) Club Member is one who either resides in Berkeley, Charleston, Dorchester, or Colleton counties, or who resides on Kiawah Island or in Cassique a total of more than one hundred twenty-two (122) days per calendar year.

GRATUITY

Members support the food and beverage staff, transportation, and spa service providers at Kiawah Island Club with a suggested minimum gratuity of 20% on all food and beverage sales and events, transportation, and spa services. A gratuity of $30 per person for a carry caddie and $25 per person for a forecaddie is required to support our caddie program.

MONTHLY STATEMENTS

Monthly statements are sent to the email address provided on the submitted application.

Statements are sent at the beginning of each month and include dues for that month and all charges made to the account as of that date. This balance is due within 30 days after the date of mailing of the monthly statement. If such balance is not paid upon receipt of the monthly statement, a 1.5% late fee will automatically be applied on the past due balance.

ACCLAIMED GOLFING

River Course and Cassique offer world-class golf exclusively to Members. The following policies ensure maximum ease while enjoying each course.

GOLF PROGRAMMING

Play Days, Events, and Outings

Men’s and Women’s play days are offered weekly and rotate between River Course and Cassique. Men’s play day, dubbed the “White Tee Gator,” is held Saturday. Women’s play day, the “Pelican” for 18-holers and “Sandpiper” for 9-holers, is on Thursday. Each week, unique formats offer a variety of play.

Other events and outings include Nine and Wine, a relaxing and friendly nine-hole golf competition for two-player teams followed by a casual cookout, Women’s and Men’s Interclub tournaments with local Clubs, and demo days which bring top vendors to present the newest product lines as well as assist with finding the perfect custom-fit equipment.

Clinics and Lessons

Golf instruction offers a variety of game-improving programs for players of all abilities to enhance their game. Instruction focuses on technique, fitness, mental training, and club fitting. Clinics may include Wedge Shots inside 100 Yards, Operation 36, Chip It In, Full Swing Golf Fitness, AimPoint Express Green Reading, and Junior Half-Day Skills Challenge. Private lessons are available.

Tournaments

Member tournaments offer friendly competition for all throughout the year. These may include Men’s and Women’s Member Member, Men’s, Women’s and Mixed Member Guest, Club Championships, Parent Child tournaments, and a Pro-Am Invitational.

GOLF STARTING TIMES

1. Players reserve starting times through the online system or directly through the Golf Shop. Starting times are assigned based on availability.

2. Golf Members have a seven (7) day sign-up privilege to reserve golf starting times; Sports Members have a four (4) day sign-up privilege to reserve golf starting times. Immediate family members of Golf Individual and Sports Individual Members have a two (2) day sign-up privilege to reserve golf starting times. Golf and Sports Members may sponsor unaccompanied guests with a two (2) day sign-up privilege. Golf or Sports Members who book tee times for four or more guests must book through the Golf Shop.

3. Golf Members and Sports Members will, within reason, be accommodated at the discretion of the Golf Professional in making golf starting times ninety (90) days in advance.

Each Membership may make a maximum of two (2) golf starting times in each three (3) month quarterly period up to ninety (90) days in advance. This privilege applies only to Members covered under a family Membership or to the individual named on a Golf or Sports Individual Membership. This privilege may be limited or otherwise restricted during peak playing times.

4. The online system will allow a Member to make one tee time per day under his or her name. This tee time is exclusively for use of the Member. All transfers to other Members or guests must be approved through the Golf Shop. The Member will be responsible for inserting all players for the tee time in the online system no later than 72 hours in advance of the tee time. Failure to do so will result in the slots without an assigned name being made available for other Member use.

GOLF LEARNING CENTER

The Golf Learning Center offers a variety of stateof-the-art equipment that, with the help of our Golf Professionals, provides data to diagnose efficiency of motion, club metrics, brain function, and fitness. Whether it is performance in one area of the game or development from tee to green, launch your golf game to the next level at the Golf Learning Center. In addition to three hitting bays outfitted with the latest golf technology, there is a golf fitness and club repair area.

CADDIES

The Club has a full-service caddie program offering walking caddies and forecaddies. The caddie program is managed by Caddy Services, Inc. Of the 100+ caddies on CSI’s roster, over half have 1,000+ loops. A very experienced group, CSI manages the caddie program at some of the finest clubs in the country including Augusta National and Pinehurst.

Caddie Policy

• A Member may reserve a caddie for all play before 3:00 p.m.

• Caddies and forecaddies will be required for each guest when there are more guests than Members playing together.

• All unaccompanied guest play will require caddies/forecaddies.

• A gratuity of $30 per person for a carry caddie and $25 per person for a forecaddie is required to support our caddie program.

GUEST PLAY

One of the benefits of a Kiawah Island Club Membership is sharing the experience with family and friends.

1. During peak periods, the Club will limit the number of large groups on each course to two (2) per course per day after 9:30 a.m. Additional groups of this nature are at the discretion of the Golf Professional. A Member with four (4) or more guests must make their tee time through the Golf Shop.

2. Prior to 3:00 p.m., caddies/forecaddies will be required for each guest when there are more guests than Members in the group. All unaccompanied guest play will require caddies/forecaddies.

3. Guest play on the golf facilities are at the Golf Professional’s discretion and may be limited, and only available at certain times.

GUEST INFORMATION

GUEST PRIVILEGES

All guests shall be designated as either Accompanied Guests or Sponsored Guests. A Sponsored Guest is defined as a Member’s guest who is not accompanied by the Member. All other guests of a Member shall be Accompanied Guests. The spouse or other dependents of the Member may not simultaneously bring or sponsor additional guests. Accompanied Guests and Sponsored Guests may not use the Club’s recreational facilities more than two (2) times a month not to exceed six (6) times per Membership year, exclusive of Member/guest events and other tournament play organized by the Club. Guest privileges may be modified, denied, withdrawn, or revoked at any time for reasons considered sufficient by the Club in its discretion.

ACCOMPANIED GUESTS

A Club Member is permitted a maximum of seven (7) Accompanied Guests any given day. Members will not need to request guest privileges nor require Club-issued guest cards for their Accompanied Guests. If a Club Member wishes to bring Extended Family Guests (parents, adult children, grandchildren, and daughters and sonsin-law of the Member and spouse) numbering more than eight (8), approval from a Member Services representative is required at least two (2) days prior to the arrival of the Member’s guests. The Member must accompany their guests at all Club facilities.

SPONSORED GUESTS

A Member is allowed to have a maximum of four (4) Sponsored Guests* and is required to submit a signed Guest Authorization Form to Member Services for approval. If a Member wishes to sponsor five (5) or more Extended Family Guests (parents, adult children, grandchildren, and daughters and sons-in-law of the Member and spouse), approval from a Member Services representative is required.

Sponsored Guests are always required to have a Clubissued guest card with them and are not permitted to have guests. Sponsored Guests are permitted up to two (2) guest cards each Membership year*. No privileges are granted for short-term tenants (less than 90 days) or Kiawah Island Property Owners who are not Club Members. Sponsored Guests who are six (6) and under are not

required to have a guest card but must be accompanied by an adult Sponsored Guest.

Extended Family (parents, adult children, grandchildren, and daughters and sons-in-laws): Maximum of four (4) guests**; four (4) day limit*.

Non-Family: Maximum of four (4) guests; two (2) day limit*.

* Additional Sponsored Guest restrictions apply.

** Limit may be waived with prior authorization.

GUEST CHARGE

The Club Member will be charged a facility usage fee per person per day for each guest (sponsored or accompanied) at The Beach Club, Marsh House, The Cape Club, and The Sports Pavilion. This fee applies to both Accompanied and Sponsored Guests.

WHAT FACILITIES DOES THE CLUB OFFER?

The Club offers an unparalleled collection of amenities set among the Island’s most extraordinary landscapes.

The Beach Club, designed by Robert A.M. Stern, claims prime placement on a stunning stretch of Atlantic shoreline. Members enjoy lounging on the beach and around a heated junior Olympic, separate adult, and baby pools. Additional amenities include the B-Liner, a beachfront restaurant and bar, outdoor gazebo bar, as well as men’s and women’s locker facilities, and The Shack, a seasonal poolside grille.

River Course, Kiawah’s first private golf course, was designed by Tom Fazio and offers a par 72, 7,039-yard layout in a series of “clusters” surrounding Bass Pond and the Kiawah River. A practice range, putting greens, and caddies are available.

River Course Clubhouse, initially designed by Shope Reno Wharton Associates, was redesigned in collaboration between Atlanta-based designer Jackye Lanham, New York architect Peter Bentel, and the Kiawah Partners design team. The clubhouse includes a full-service Golf Shop, fitness center, dining rooms, veranda, men’s and women’s locker facilities, ballroom, and two red clay tennis courts.

Cassique, designed by five-Time British Open champion Tom Watson, the Club’s second golf course is a par 72, 6,960-yard layout which recalls classic links courses of Ireland and Scotland. A practice range, putting greens, and caddies are available.

Cassique Clubhouse, designed by Shope Reno Wharton Associates, and its offerings include the acclaimed Voysey’s restaurant and pub, The Living Room, serving lite fare and cocktails with a view of the 18th green, Tom’s Kitchen, offering hands-on cooking demonstrations with Kiawah Island Club Chefs, a full-service Golf Shop, and expansive men’s and women’s locker facilities.

Golf Learning Center boasts a fitness center, club repair room, and three spacious hitting bays that feature state-of-the-art technology. Here, our world-class golf professionals help players monitor their progress, collect data, set goals, and measure improvement.

Sasanqua is set beside the River Course clubhouse, the Club’s day spa features seven treatment rooms overlooking the Kiawah River, men’s and women’s wet areas with steam rooms, saunas, and whirlpools, as well as an outdoor meditation area, a full-service salon, and a retail area featuring signature products and works from local artisans.

The Sports Pavilion features a cutting-edge fitness center with certified fitness trainers, a multipurpose room for racquet sports and aerobic activities, four outdoor Har-tru tennis courts, six pickleball courts, a saltwater pool and whirlpool, and men’s and women’s locker facilities and wet areas.

Members also have access to the Club’s community kayak dock and Boathouse, located in the Cassique neighborhood. Kayak and paddleboard rentals are available year-round and a variety of paddling options are offered for varying skill levels.

Kiawah Island Sporting Club caters to men, women, and children of all skill levels. Gun enthusiasts and beginners alike, enjoy a sporting clays course, skeet, and five-stand shooting, as well as an air rifle range and a 3-D archery course. Group and private instruction are available upon request.

Marsh House offers Members a place to meet and enjoy conversation, food and drink, or a swim. Strikingly designed by Thomas & Denzinger Architects, Marsh House and its

infinity pool serve as a window to Ocean Park’s vast southern marsh, Pete Dye’s Ocean Course, and the Atlantic beyond. The lively gathering spot is open exclusively for Club Members and Ocean Park property owners.

The Cape Club is a west-end oceanfront beach club facility designed by Hart Howerton Architects located in the residential community known as “The Cape”, which includes an oceanfront infinity pool and expansive sundeck, casual ocean front dining, beach access, mens’ and womens’ changing facilities, a fitness center, and guest cottages. The Cape Club is expected to open in 2024.

Two Meeting Street Inn, a restored 19th century Inn, is available to Club Members for overnight accommodation in downtown Charleston. The Inn features eight suites with en-suite bathrooms as well as a formal dining area, kitchen, living room, and 2nd floor den with a balcony overlooking The Battery’s White Point Garden. Two Meeting Street Inn is scheduled to open in summer of 2024.

WHO WILL BE ELIGIBLE TO ACQUIRE A MEMBERSHIP IN THE CLUB?

New Memberships in any category are limited in number and available only by purchasing a previously unsold homesite through Kiawah Island Real Estate or purchasing a resale property from a current Club Member who is offering their Membership with the sale.

DO I HAVE TO BE A PROPERTY OWNER TO BE A MEMBER?

It is expected that Members of Kiawah Island Club are property owners on Kiawah Island or within a Kiawah Partners (KP) development. Memberships not associated with a property ownership are recallable.

ARE THERE JOINING COSTS ASSOCIATED WITH EACH MEMBERSHIP CATEGORY?

A Membership deposit is required to obtain Membership privileges. There are also monthly dues and charges associated with a Membership.

IS THERE A MONTHLY FOOD AND BEVERAGE SPENDING MINIMUM?

No. The Club does not have a monthly spending minimum.

DOES THE CLUB HAVE OPERATING ASSESSMENTS AND OTHER FEES?

Members of the Club are not subject to any operating or capital assessments. Members are not subject to any liability or assessment for the costs and expenses of ownership or management of the Club or the Club facilities or for the costs of the land and/or constructing Club facilities.

WILL MY FAMILY BE ENTITLED TO USE MY MEMBERSHIP PRIVILEGES?

Yes. A Member’s spouse and other immediate family* members are entitled to use Club facilities.

ARE GUESTS ABLE TO USE THE CLUB FACILITIES?

Yes. Members are permitted to have guests use the Club facilities in accordance with the Rules and Regulations.

UPON RESIGNATION, WILL I RECEIVE A REFUND OF THE MEMBERSHIP DEPOSIT?

Yes. The initial Membership deposit is currently 50% refundable upon resignation. For more information, please contact our Membership Office at the Club.

DOES THE CLUB LIMIT THE NUMBER OF MEMBERS THAT IT WILL ACCEPT?

Yes. The Club reserves the right to limit the number of Club Memberships to assure continued enjoyment of the Club facilities. The maximum number of Golf Memberships is limited to the extent of the capacity of the Club facilities based on Member demand and use patterns of the Club facilities.

THE EASE OF BECOMING A MEMBER

As a prospective property owner and Member of Kiawah Island Club, it is important that the following procedures are taken to obtain a Club Membership. If the buyer does not submit a timely application, is not approved for Membership, and does not close on the Membership purchase at the time of closing on the property, the buyer will have no assurance of obtaining any Membership in the future.

The Membership application (and agreement if applicable) must be submitted to the Membership Office no later than the closing on the property purchase. Once the Membership is approved, a confirmation email will be sent to you.

· The Membership deposit must be submitted in full to the Membership office no later than the date of closing, or as otherwise addressed in the purchase agreement.

· When purchasing a resale property with a Membership opportunity, Membership can only be purchased at the same level of Membership of the resigning Member.

Current Members who are purchasing an additional property and Membership must submit a new Membership application for the new property. The Membership application must be submitted to the Membership office no later than the closing date, or unless as otherwise addressed in the purchase agreement. The Membership deposit must be submitted in full to the Membership office no later than the closing date.
