Some Sellers think their Real Estate Agent sits back each day, eating Bon Bons, waiting for a sale to happen, and then for the sale of the property to close! It is just not so . . . Not only do we take care of all the activities on the Marketing Page, in addition, here are some of the other items we take care of: Hassle free for you! We follow up on all showings at least three times. - Twice by email and once by phone. Feedback is the breakfast of champions! Knowing how your home is perceived by Buyers is extremely helpful in overcoming objections and fine tuning your asking price. We answer any questions that interested parties may have. For example, it is not unusual for a Buyer's Agent to have questions about how the asking price was arrived at. We supply pricing information the Buyer's Agent can present to their Buyer. Once we have an offer.We negotiate the contract for the Seller, in conjunction with discussions. Once we have a fully executed contract to sell the property, we send out timeframe information so all parties to the contract know and understand the timeframes, contingencies, and terms of the contract. We follow up and make sure earnest money is deposited to escrow and a receipt is received and forwarded to the Seller. We follow up on repair requests including obtaining bids from specialists, if necessary. Some specialists we often use include chimney, roofing, siding, window, plumber, electrical, drywall, carpet cleaning, structural, crawlspace, among others. We negotiate the repair addendum for the Seller, in conjunction with discussions. We work with contractors to complete repairs, if the Seller agreed to any. Depending on the Seller, this can include meeting contractors at the property and communicating with the Seller regarding the status of repairs. We follow up with the Buyer's lender usually at least weekly.
We follow up to make sure the appraisal is scheduled and the Buyer's loan, if any, is moving forward. We follow up with escrow (and Buyer's lender, if necessary) to make sure all paperwork has been received. We attend the appointment at escrow for the Seller to sign documents, if schedules allow. We arrange to get the keys and other items to the Buyer's agent, for the Buyer. We remove all marketing and other items from the property at closing.
