A Word from Your Community Manager On behalf of the RubyLake Community Association, I would like to extend our warmest greetings and wish you and your family the best of luck in your new home. Innovation MAnagement is the management company representing Ruby Lake it will be our responsibility to oversee the complete operation of the Association and its common areas under the direction of the community’s Board of Directors, pursuant to the governing documents of the community. Management’s responsibilities include, but are not limited to, coordinating all service work for the common areas, paying the Associations bills, collecting assessments, maintaining a complete set of books and records and making ourselves available to assist the homeowners in all matters of Association concern. We assure that every effort will be made to meet or exceed the standards set forth by you, the homeowners of Ruby Lake. General Information
In order to maintain the Ruby Lake Community Association dues are paid on a monthly basis: Fees collected after the 10th day are considered late payments. A late fee of $35.00 will be assessed along with interest equal to 18% per annum of accrued balance or 1.5% per month. Ruby Lake prides itself in having a crisp, uniform aesthetic look throughout the community. In order to maintain this uniformity, the following are just a few reminders of how you can do your part as a member of the Ruby Lake Community Association: Please store trash containers out of sight. Trash containers can be put out no earlier than 5 pm the evening before and must be removed no later than mid-night the day of pick-up. Please do not park vehicles on the street overnight or blocking the sidewalk. Please ensure all backings of your window coverings are white. Please pick up after your pets. Please use a leash when walking your dog. We look forward in our joint efforts in upholding the high-quality standards of living in Ruby Lake. Please be sure to read through the community’s Governing Docs you received at closing, to ensure your are in compliance with the community’s rules and regulations. What is a Community Association? A Community Association (HOA) is a private, non-profit corporation in which all homeowners are members and have certain rights and obligations, governed by a recorded set of governing documents and administrated by a board of directors. Association business expenses are funded through the collection of regular assessments paid by each member. The first HOA Board of Directors is appointed by the developer, from the development team of professionals. The governing documents for the community were written by the developer and are based on years of successful implementation in countless communities. The governing documents have been carefully adapted to meet the specific needs of your community.

What are the governing documents comprised of? The governing documents include 3 major instruments: the Declarations of Covenants, Conditions and Restrictions, the Articles of Incorporation, and the By Laws.
How does the HOA work? You and your neighbors will ultimately direct the management company to handle the day to day business of Mirabella through the Board of Directors. The Board must consist of not less than three and not more than five members, elected in accordance with the Articles and By—laws. The Board of Directors will assume the responsibility of operating and maintaining the common areas, developing financial plans, assessing fees and enforcing the governing documents and architectural controls. The Committees and hired Frequently Asked Questions 11professionals may assist the Board in its duties. Some of the community services currently contracted include general management, landscape, irrigation maintenance and lake maintenance .

I want to change my landscape, Do I need approval for exterior work?
For issues regarding your home’s structure, appliances or systems refer to the new Owner package provided by your builder at the time of closing.
ANY exterior changes require Architectural Review Board (“ARB”) approval prior to starting the work. ARC applications can be obtained by calling Innovation Management or by visiting your HOA’s website. www. rubylakecommunity.com The ARB meets once a month to review applications.

I have a concern about a violation within my community. How is this reported? You may contact Innovation Management in writing in case of a true violation by emailing: info@innovationmanagement.us The homeowner will be contacted and asked to comply. Violations are logged and tracked. If the violation continues and reasonable efforts for compliance have failed, legal measures will be taken.

I plan to lease my home; do I need to inform the HOA? What if I decided to sell? Your HOA needs to be notified in either situation. A copy of the executed lease agreement must be sent to Innovation Management to keep on file. You may want to work with a realtor as Ruby Lake prohibits any type of signage visible from the street. If leasing, remember that your lessee is legally bound to act according to the governing documents. You, as a homeowner, are ultimately responsible for the payment of assessments and the behavior of your lessee. The lease terms cannot be less than seven (7) months.
