Now that the Budget is out of the way, uppermost in your minds must be the question “Where is the market heading from here and is it a good time to buy/sell and what are the prospects for the rental market?”

In answer to the first question, there was an unseemly rush to get deals exchanged before the Budget deadline for stamp duty and the rise in this tax for properties over £2 million is having a temporary effect on market activity, but hopefully this will be quickly assimilated and normal business will prevail in the near future .

At the upper end of the residential property market the provisions in the Budget regarding the purchase of substantial properties through off shore companies will irritate some international purchasers . What the Press/Lib Dem furore has 04/04/2012 14:18 failed to acknowledge is that most significant properties in the UK are owned personally and therefore a sale of even one of these to an off shore corporation would have attracted stamp duty at the full prevailing rate at the time.

SUBLIME SPA EXPERIENCES After a day spent touring the island, we treated ourselves to a visit to the resort’s award-winning spa oasis – Nira Spa, one of the largest in the Indian Ocean with 25 treatment rooms. Built around an enchanting tea pavilion and surrounded by lily ponds and indigenous flower gardens, we were able to relax and be pampered by highly skilled masseurs and spa therapists who work alongside nutritionists, personal trainers and Ayurvedic Doctors to encourage optimum health and mental wellbeing. This is the ideal break for stressed and tired guests looking to re-energise or couples simply looking to indulge and be pampered together.

The spa’s concept is a mix of East and West, offering Ayurvedic and Africology treatments. For those in search of a completely authentic dining option, ‘Grandma’s Kitchen’, is a new offering we discovered while on the resort. Here, guests are invited to dinner at the home of a local Mauritian grandmother who will share her knowledge on Mauritian cooking, including key ingredients, many of which are hand-picked from the local markets. After the meal, Grandma presented us with a mini book of her original recipes as a memento – at home I have been recreating a few of our favourites.

Red Devil The third edition arising from the committed partnership between Hublot and Manchester United, Steven Hall took a trip to Manchester and the hallowed turf of Old Trafford to see the new Hublot, King Power being unveiled. Fine Living | 53
Featuring new technical details, and equipped with a new chronograph movement with two centre chrono hands providing better readability, the King Power Red Devil is a fine symbol of fusion and innovation, paying tribute to this most legendary of football clubs. At 6 pm on 7 May 2011, the day before the match against Chelsea, the hallowed turf of Old Trafford - the scene of so many victories, so much excitement and effort - has been chosen by the Manchester United players, Sir Alex Ferguson and Jean-Claude Biver, CEO of Hublot, to host the presentation of the new King Power Red Devil to the international press. In tribute to one of the world’s most famous football clubs, for which it has been Official Timekeeper since 2008, Hublot has developed a King Power equipped for the first time with a chronograph movement distinguished by two centre chrono hands. This makes for better readability - quicker and more efficient. The wearer can keep track of both hands at a glance; the first indicates the seconds, and the other hand, specially developed for football, indicates the time elapsed out of the 45 mins in each half. With a sapphire dial, the movement – here in an Aero Bang version - has also undergone new skeleton working, leaving it more open to reveal even more of the working parts of the watch and its fine mechanics. The topside retains only the material necessary for it to function. This is coated with black ruthenium for a beautiful overall effect of homogeneity, and clearer reading. Predominantly red, the minute track, a time counter at 9 o’clock and a date window at
4 o’clock round off the piece, stamped with the famous, slightly rebellious Red Devils emblem at 3 o’clock. In a nod to Old Trafford’s more than one hundred year-old turf, the focus of all attention, the watch indexes come in a natural grass-green colour, obtained using real blades of grass from Old Trafford, picked and preserved especially by the club’s groundsmen for the making of this limited series. It took Hublot 6 months of development to stabilise the plant material and its original colour, including against UV and temperature differences. The freeze-dried blades of grass were inserted into the indexes through an all-new process, then coated with a special transparent lacquer to secure them permanently. The King Power case – 48 mm in diameter, and here in micro-blasted black ceramic or in 18K King Gold - has been revamped. Its two push-buttons have been redesigned, and are now each protected by a little safety bar, which is completely built in either side of the crown. Moreover, in a final reference to the legendary club and bringing a last aesthetic touch to the piece, the black rubber strap has a red line in the centre, directly inspired by Manchester United’s graphic charter. This limited edition is produced in 500 numbered pieces for the micro-blasted black ceramic version and in 250 pieces for the King Gold 18K version. Every watch is accompanied by a certificate guaranteeing its authenticity, signed personally by Sir Alex Ferguson.

Dear Reader, Irrespective of the deliberations that ensue as a consequence of ill conceived tax reforms, with key factors open for discussion, thankfully there is a real feeling of safety in numbers as homeowners, investors and developers alike still concentrate attentions on Prime London real estate.
W
ithout exception, all of my sources continue to report that supply for prime property in London remains low, yet the demand is ever increasing with the FT reporting £5.2bn spent on London property in 2011 by foreign buyers alone. On the whole the UK creates a very clear environment to conduct business in and provides safety from a legal and regulatory perspective. It will be interesting to note the real impact of the recent Budget on this dynamic, alas we will have to wait for the interpretation of the government’s consultation paper once concluded. The general feeling is that it will not make a huge difference, but the
introduction of 15% stamp duty on the acquisition of shares for property owned by a company, and uncertainty over key aspects of taxation for nondoms may deter some international buyers. It must be remembered, however, that in many respects this is a ‘must have’ acquisition for a home and as such increases in associated costs will ultimately be absorbed in to the process. London also offers another platform of security for the very wealthy as they are more likely to enjoy the increased opportunity to procure credit, albeit on terms which might not suit them (e.g. offering their assets for management in lieu of low interest rates). As we have mentioned in our blog, financial institutions are
still highly risk adverse and protecting their balance sheets with extreme caution. Thus the liquidity crisis continues relatively unabated for the masses. For UHNWIs who have the ability to navigate their way around the credit markets, the door is open to capitalise on the historically low interest rate environment. London, like any major international city, works extremely hard to compete for business, but it is easy to be critical of The City and indeed view the economic challenges as working to dispirit our motivation. Our capital city gives us many reasons to be proud, this year in particular with the Olympics and the Queen’s Diamond Jubilee celebrations.
But let us not forget that despite the difficulties and uncertainties we face with the economy, London is still one of the most desirable and effective places in the world to conduct business. Best Regards,

CHAM PAG NE IT’S WORTH TREATING YOURSELF TO THE GOOD STUFF… There’s something particularly special about champagne – just the mention of the name suggests celebration and excitement. When choosing a bottle, either for your own delectation or for a gift, it’s often worth eschewing the better-known brands and checking out some of the smaller growers. All too often nowadays, we are besieged by special offers in the supermarket and just because a brand is very well known and can afford a massive advertising spend, it doesn’t mean it is the best choice.
One champagne house, Champagne Gosset, the oldest wine house in Champagne, founded in Aÿ in 1584, is worth seeking out. It is still a family run business, the same family running Cognac Frapin. The family maintains the hands on approach that was started by the original Gosset family.
Gosset was originally solely situated in the tiny Grand Cru village of Aÿ, five kilometres north of Epernay, but the company also has headquarters in Epernay itself: Domaine Gosset, the former mansion of the Potain family, a historic building dating back to the 19th Century with 1.6km of cellars up to 18 metres in depth. Production remains in Aÿ where Gosset has some rather famous neighbours. However, Gosset’s production is way below that of the larger houses and is just over one million bottles a year. Gosset champagnes are ‘recently disgorged’ and the house does not undertake malolactic fermentation through its entire range presented in the tradition flask, an exact replica of the one used by the family in the 18th Century. This preserves acidity, which in turn keeps the wine fresh for much longer. The Gosset style is rich, creamy and dry, but not acidic, with a distinctive long elegant finish. All cuvées are aged in the bottle much longer than is legally required to enhance the flavours, aromas, richness and elegance, but above all, the larger the bottles are, the longer they are kept in the deep cellars.
Gosset champagnes can be enjoyed beautifully on their own or matched with a wide range of classic and contemporary dishes, including Far Eastern, which can be notoriously difficult to match with wines. You won’t find Gosset in any supermarket; it is sold only through fine wine shops and other top-end retailers such as Harrods, Fortnum & Mason, Selfridges, Hanford Wines, Wholefoods Market and Harvey Nichols. It is also widely available online from retailers such as Berry Bros & Rudd and is stocked in high quality hotels and restaurants such as The Capital, Pollen Street Social, Rhodes 24 and The Dorchester Hotel.
First in the Gosset range is Brut Excellence NV. A crisp, aromatic blend (36% Chardonnay, 45% Pinot Noir and 19% Pinot Meunier) and high proportion of reserve wines from previous vintages (over 20%). It’s ideal for wedding receptions and large gatherings.
Grande Réserve MV is powerful and biscuity (43% Chardonnay, 42% Pinot Noir, 15% Pinot Meunier) and in the distinctive “Bouteille Ancienne”, characteristic of the rest of the Gosset range. It’s ideal with food, particularly dishes with strong sauces. Grande Réserve is a blend of several vintages and has a rich, toasty flavour. It was awarded both a Coup de Coeur and ‘Grappe d’Or’ (Best Wine of the year) by the Guide Hachette 2010 (from over 36,000 wines including 2,000 champagnes!)
Gosset Grand Blanc de Blancs. This is a combination of 100 per cent chardonnay grapes from three vintages (2003, 2004 and 2005)
Gosset Grand Rosé NV is blended from 58% Chardonnay, 35% Pinot Noir, and 7% red wine from the Grand Cru villages of Ambonnay and Bouzy. Delicate yet full-bodied, it has many fans and is recognised as one of the best rosé champagnes. A beautiful salmon pink colour, it really is the classic Rosé champagne.

Champagne Gosset’s jewel in the crown is its CELEBRIS range; the top cuvée produced and only ever produced in the best vintages. The most recent is the 1998. It is packaged in very striking circular presentation boxes and makes a superb gift.
Gosset Grand Millésime is the first of three vintage wines produced by Champagne Gosset. The most recent is the 2000, a blend of 57% Chardonnay and 43% Pinot Noir, and a mature, perfectly balanced champagne.
In addition to the classic CELEBRIS vintage, there is the CELEBRIS Blanc des Blancs; pure Chardonnay, with a very low dosage – just 3.5g per litre and is extra brut. A blend of four previous vintage wines (currently 1999, 1998, 1996 and 1995) this is rich and creamy, classically ‘Gosset’ in style. It has toasty aromas and hints of citrus.

Champagne Gosset CELEBRIS Rosé 2003 is the third ‘low dosage’ champagne in the Gosset portfolio.
It again has a very low dosage. The result is initially crisp, dry and fresh, then opens up to reveal the classic Gosset brioche and raisin flavours.

To inspire our readers we have focused on the work of our favourite local design & build company, Living In Space, and bring you images of some of their recent projects to help to leave the winter firmly behind and take inspiration for your own living spaces. At this time of year, even on a sunny day, the sunlight is still quite weak and you need to bring as much of it into the home as possible to banish the post winter blues. Glass extensions and rooflights will flood your space with natural light and can create an unbroken vista out into your garden or terrace space, promoting a feeling of unity between the interior and the outdoors. In this period property
in Primrose Hill, Living In Space built a glass extension at the rear, leading out into the garden and flooding the potentially dark basement space with light. Doors that open fully and concertina back against the garden wall give the best possible access to the garden, and in the summer create the opportunity to use the extension and terrace almost as one space. Using the same floor finishes inside and out, as Living In Space have here, is a great trick to further blur that boundary between house and garden. This large family home near Hampstead Heath has a very large basement with the benefit of a wall of glass, creating the same effect but on a larger scale. This living space with colourful playroom area is bright and cosy in the winter (note from the team at Living In Space - double glazing is a must!) but really comes into its own in the spring and summer when the wall of glass doors can be opened to effectively double the living space, the family spilling out onto the terrace and using their outside space to its maximum potential.
This Primrose Hill canal side property is a lesson in how to completely re-energise a space. The original layout was dark, unimaginative and didn’t celebrate any of the property’s great features. Living In Space totally replanned the space, extending the front of the house and building a double height entrance hall with huge rooflights. This leads straight into an open plan kitchen and dining area, which in turn leads out through concertina glass doors onto a decked terrace over the canal.
In South Kensington this five storey house had access to the garden only from the basement, which was a dark, badly laid out warren of rooms. Living In Space opened up the space to create a large cinema and playroom, with brightly coloured low slung Ligne Roset sofas where the family can relax together. A full wall of glass doors was built at the rear, bringing that much needed light into the space – the addition of a glass rooflight at the end of the room adds even more. The same stone tiles run straight through into the garden beyond creating an unbroken vista that marries the spaces together. White walls inside and out further add to the illusion of a single space.
Special mention must go here to the terrace design which has really made the most of a small area. Bespoke fixed seating down one side cleverly segways into an outdoor gel fire – an invaluable idea in these English summers! A plain contemporary awning can be wound out or in depending on the clients’ needs, and creates a feeling of unity between the two living areas.
