Welcome Welcome the latest edition of Inspire, showcasing a selection of interesting properties from our current register together with some editorial features and excellent local, regional and national advertising which we hope you will find of interest. Since our last edition, we have had a very successful London Property Exhibition, followed by a very busy Spring and Summer - helping contribute to us agreeing, exchanging or completing over £150,000,000 worth of property sales over the last year. Demand for quality and affordable homes continues to be high and an overall shortage of fresh realistically priced homes in this attractive part of the country is good news for serious committed sellers. We have of course also all enjoyed a fabulous Diamond Jubilee and a tremendous Olympics with many local sports men and women contributing to the success of Team GB – Well Done to all of you! We would like to take this opportunity to thank everyone who has helped with awareness and fund-raising events for the various local charities supported by the Wilkinson Grant & Co Charity Initiative over the course of the year – Look inside for some upcoming events to get in your diary! Finally, thank you to the publishers and advertisers without whom this publication would not be possible. We hope you enjoy the read. Roger Wilkinson The homes featured in this magazine are a random selection from our portfolio of some of the finest properties available in the local area.

Maintenance, quick-fixes and restorative work… and we’re talking teeth, not homes!

Annemarie Jennings tracks down a Topsham dentist for some answers. Just like your house, if you don’t look after your teeth, they’ll show signs of wear & tear and won’t last you a lifetime. And who better to talk to on the subject than Dr Grant McAree, Cosmetic Dentist at The Whyte House Dental Practice. First up, there’s routine maintenance – teeth-cleaning, check-ups and hygiene.

Ok, so what does he think about quick-fix solutions?

As with your own home, how you wish your smile to be is a matter of personal taste:

“We all know we need to brush twice a day, but what most people don’t realise is that it’s just as vital to floss or use interdental brushes once a day,” Dr Grant explained. “Think about it: food particles stuck rotting between your teeth, leaving you open to decay, gum disease and also bad breath!” Point taken.

“Fine, as long as they don’t involve removing healthy enamel for purely cosmetic reasons, as you often see on TV shows.” Thankfully, there would appear to be many quick, affordable – and tooth-friendly – options out there: “Colour-matched fillings can fill minor gaps, new braces can straighten teeth in as little as 6-12 weeks, home whitening can brighten teeth in 7-10 nights.” Excellent.

“Some patients like – and suit – very white teeth while others prefer a more natural look, so people will just think they look really well!”

And what about more major restorative work?

Any final thoughts?

“The choices are endless, ranging from veneers and crowns, which can restore the look and translucency of enamel, to dental implants, which are the most advanced way to replace missing teeth permanently.” Who knew?

“Listening is a big part of my job, so my best advice is to find a dentist you can trust so you can chat through all your options – costs, timeframes, how long results last. Shop around, as you would with anything else.”

I confessed to only having had my first scale & polish 5 years ago, as I didn’t think it was as important as a check-up. Wrong. “Regular brushing alone won’t remove all the plaque build-up on your teeth, which can lead to decay and gum disease if left untreated.” The added bonus is that it can apparently remove light staining from everyday drinks and smoking, too. Result.

Similarly, some people embrace their gaps while others “literally jump for joy when they realise ‘invisible’ braces mean their teeth can be straightened without ‘train tracks’ in weeks or months, not years.” Good to know.

Brewin Dolphin Exeter Celebrating a long history of forward thinking

At Brewin Dolphin, we can trace our heritage back to 1762 when stockbroker John Dawes founded the company. Since then we have seen the Industrial Revolution, two World Wars, the rise of the Internet and a tenfold increase in the UK’s population. 2012 sees the celebration of our 250th anniversary and we are very proud of our long and rich history. At the time of the company’s founding, a few other familiar names from the world of finance were also getting started. A few decades earlier, Lloyd’s of London had already begun pioneering its insurance policies. Just a year before Brewin Dolphin came into being, a group of 150 stockbrokers and jobbers formed a club at Jonathan’s coffee house in the City of London to buy and sell shares. By the 1770s, this club had become known as the Stock Exchange.

Reaching our 250th anniversary gives us an opportunity to reflect on what we have achieved as a business. Over the years we have proved ourselves to be a stable, trustworthy adviser whatever the financial climate. Many of our clients and their families have entrusted us to look after their wealth for generation after generation - a testament to the high quality of personal service we continue to provide. Several of our Investment

Managers and other key decision makers also have a long-standing association with the firm, further emphasising the importance we place on continuity and taking the long view. And we have grown, from the small beginnings of our founding, to become one of the largest independently-owned private client investment managers in the UK. We now look after the investments of around 130,000 clients and manage over £25bn on their behalf.

A personal approach to investment management that has stood the test of time Brewin Dolphin has flourished due to our ability to grow and move with the times. We have embraced new technologies and working practices but the values that are at the core of our business have remained unchanged. We stand apart from much of the financial world because we believe in getting to know each individual client and offering a truly personal service. As a company, we strongly believe that each of our clients should have direct access to the people who handle their money, and that portfolios should be created according to individual needs.

We also believe in building strong links with the communities that we serve and support a range of sporting and cultural activities across the UK. To mark our 250th anniversary year, we are planning a Brewin Dolphin Charity Foundation to direct our support of a number of good causes around the country. Employees will donate their time rather than just providing financial support, so that charities can benefit from the knowledge and experience of the top quality people we employ. We also hope that, in the coming years, our clients will become more

actively involved with their chosen charities in order to increase the overall contribution to the community. To be in business for 250 years is a feat that very few firms accomplish. We believe our success is built on time-honoured values – relationships built on trust and confidence, bespoke service and the desire to accommodate each client’s priorities and aspirations. We are confident that staying true to these traditions will give us a strong platform for continued growth. Here’s to the next 250 years!

wake up and smell the coffee Our top tips for selling your home.

Everyone knows about fresh roasted coffee, getting rid of animal smells and clearing away the washing-up but if you are serious about moving and want the best chance of not only achieving the best price but avoiding disappointment, then take a look at these five tips for selling your home.

1

Choose the right agent – You could do it yourself or you could do it on the lowest budget possible but the ‘hidden cost’ of choosing the wrong agent could be considerable. It is widely reported that over half of the properties that come to

the market do not sell at all and some 60% that do, are not sold by the original appointed agent. Don’t be tempted by the agent that ‘values’ the highest or the one that

quotes the lowest fee – choose the one that has a proven track record of selling properties similar to your own. Look for the agent not only with the most ‘For Sale’ boards but the most ‘Sold’ signs. The agent with the most expansive Internet exposure, the most appealing advertising & the most helpful and experienced staff. Even better, one that comes with personal recommendation from someone you know and trust.

Take off your rose-tinted spectacles and take a close look at your property through the eyes of a serious buyer. If you don’t want to

2

be one of the thousands of properties that do not sell, or take much longer to sell than they need to, work with your agent to make your property

a magnet for buyers. Preparation means everything – from kerb appeal and the first impressions when a buyer walks in the door, to the lasting

impressions they leave with. Tidy up the garden, sweep the drive, clean the

kitchen and work on a room-by-room basis with your agent, a trusted friend with an eye for these things, or even a recommended consultant to ensure each room of the property is presented to best effect.

Contract hire company helps drive expanding business forward. Thriving electrical contractor, ‘Shout for an Electrician’ with offices across Devon continues to buck the trend since opening the ‘Newton Abbot Appliance Repair Centre’ and Showroom 12 months ago by taking on more staff and a fleet of five new vehicles. ‘Shout for an Electrician’ made-up of three divisions; Contracting, Electrical and Retail shop & Repairs, services both the domestic and commercial market. Corporate clients include blue-chip companies such as Burger King, Boots, Day Lewis Pharmacy, William Hill and the Co-operative covering a geographic reach from Plymouth to Bristol. Andy Shout of ‘Shout for an Electrician’ has taken delivery of the vans from Vehicle Save Contract Hire & Leasing. The fleet includes a larger van which can carry more stock following the launch of the company’s new 24/7 emergency service as a result of customer demand. Vehicle Save has supplied each vehicle sign-written, fully fitted out and the installation of trackers.

Andy Shout says: “We have an established long-term relationship with Vehicle Save and I trust them; it’s not all about cost but the ongoing advice and after-sales service they provide. The vehicles are very economical and the fuel savings we’ve made has already paid for one of the vans. The trackers are proving invaluable and I can accurately measure an increase in performance by 20%. We always know where workers are and can divert them to emergency jobs if required offering an efficient and prompt service to our customers. In addition by having contract hire I have a fixed budget with no hidden costs such as punctures or new tyres and I know exactly how much each van costs me by the hour! The other benefit is that I replace the vehicles after

a three year period so the vans are always in good condition which reflects the quality of our brand, image and the service we provide – an important factor.” Vehicle Save Contract Hire & Leasing Limited is part of The Vehicle Save Group operated by local businessman Jim Howard. It comprises two independent businesses providing complementing services of contract hire & leasing and daily rentals with its head office based on Marsh Barton, Exeter. Vehicle Save (UK) Limited commenced trading in 1994 and now has a turnover of £4.5m and c.100 employees. Jim is the official franchisee of UK’s leading car and van rental company, Europcar in the South West peninsula operating three branches in Exeter, Taunton and Plymouth. Jim Howard says: “We’ve been working with Andy Shout for a number of years. As a truly independent and local business delivering a tailored service to SMEs in the South West we are well placed to offer our customers totally unbiased guidance on the selection of the right vehicles for their business and within their budget. The vehicles provided to ‘Shout for an Electrician’ are economical and improve efficiency of the business by reducing downtime and fuel consumption. By having trackers installed, Andy can offer great benefits to his customers.” Photograph courtesy of Glen King

Queenstreet Rolls Out ‘The Red Carpet’ Long established independent retailer Queenstreet Carpets & Furnishings based in Exeter has completed the extensive refurbishment of their carpet and flooring department. The family run company has invested over £50,000 in the newly designed and designated flooring area situated within their large showroom at Alphington. It boasts a larger range of flooring and includes updated lighting to make it easier for customers to select colours and textures.

The company has been passed down through the family and is now operated by brothers Mark and Gary Dixie, who continue to run the business with the same traditional values whilst bringing the showroom and products bang up to date.

The family run business founded in 1967 by husband and wife team Malcolm and Nikki Dixie is well known in the local area for building a reputation of trust, reliability and high quality products. Originally based in Queen Street in Exeter, the business quickly expanded and moved to substantially larger premises in Alphington where it remains to this day.

Gary Dixie Director says: “Although the shop frontage looks deceptively small, customers are constantly amazed when they enter the extensive showroom with 12,000 sq ft of retail space including three large departments of beds, furniture and flooring all under one roof. To ensure we are ahead of the pack in terms of development, we have now invested a substantial

sum in refurbishing the carpet and flooring department. Customers can now expect an even larger choice of flooring and it will now be easier to browse through the mind boggling choice of flooring products, with help and guidance from our friendly team of experts. We want to make it a much more pleasurable shopping experience for our loyal retail and commercial customers and to try and attract new ones.” There are also plans to make further investment throughout the remaining bed and furnishings departments over the next 12 – 24 months. In the last ten years the team has grown to 12 employees with significant experience in product knowledge, delivery & installation and flooring fitting. The company has expanded their offering in many areas including luxurious carpets from Axminster, hard flooring from Karndean and Natural floorings from Crucial Trading. Says Gary: “We remain focused on providing quality flooring at great prices and still hold a large stock of carpets on display in the centre of the new showroom; this means customers will have quick delivery on many products. We are also major stockists of Persian and Modern rugs so we can accommodate all tastes and styles, whether traditional or contemporary. We believe no other local retailer offers the flooring choice we now have at Queenstreet, as well as the ability to choose furniture and beds at the same time all under one roof in a friendly and relaxed environment.” Photographs taken by Mark Campbell of On the Mark Photography

What sort of things can a Smarton help with? The sort of things people ask their Smarton to help them with include… Using email or the internet… Using an iPad or Computer… Using Skype to see and hear friends and family on the other side of the world… Getting your photos from a digital camera… Buying things online… Storing favourite numbers in your telephone memory… Getting your music onto your MP3 music player… Creating documents such as letters or spreadsheets… Getting more out of your mobile or smart phone… Using Facebook and Twitter… Plus more…

Ever wish you had someone who could show you how to do all those really useful things with computers and gadgets that young people seem to intuitively know how to do? We all know how fast the world is changing. We want to keep up, but sometimes we just don’t know how or where to start. Yet young adults seem to intuitively pick these things up. So wouldn’t life be that much simpler if you could have someone to help you navigate today’s technology? In your own home, with your own computer or other gadget… — and all at your own pace.

Well that’s what Smarton is. It’s like having your own personal navigator to show you how to do all those things you wish you knew how to do with today’s technology. For just £39 a session.

“You set the course. You set the pace. We get you there!”

ith the second year of the Wilkinson Grant & Co charity initiative well past the halfway mark, we are pleased to have not only helped several local charities promote their very worthwhile causes but also to have assisted a number with events and fundraising activities. These challenging economic times have impacted on most households, businesses and institutions - none more so than these excellent local charities, who are very much reliant upon the generosity of the local community. Clearly many local businesses support numerous charities but at Wilkinson Grant & Co we feel we are uniquely placed to reach a wider audience and to highlight the charities at a pivotal time in many people’s lives when they move house. In addition to promoting a different charity each month, sharing ideas, advertising events and when possible getting actively involved with fundraising, the awareness of the valuable work these charities do to improve the quality of life in the community we all live and work in has impacted greatly on individuals within our company. Earlier this year a group toured the Hospiscare centre and learned more about their work and their recently launched House Clearance Service which, of course, fits in perfectly with our day-to-day activities. Several colleagues, family and friends had a great time helping marshal and participate in the FORCE Family Cycle Ride from Topsham to Description: Max 25 words Exmouth and back – Look out for next year’s date, • 15 short bullets max • 15 short bullets max it’s the same day as the “grown-ups” 50/100 mile ride and a Telephone great stepping-stone for the 01??? event.????? Opposite are just some of the events our charity partners have in the diary for the rest of the year. For more information on these events please visit their respective websites. WG
