How to get more life out of your small living space

Small as they are, we love our Kings Park homes. At best, our homes are a grand total of 960 square feet. Minimal square footage encourages us to explore creative ways to get the most out of our living space. Clear the clutter. Go through your closets every six months. If you don’t use it, give it away. If you prefer to make a little money, Facebook Marketplace is a fast and easy way to sell your unused stuff. And the lower your price, the faster someone will take it off your hands. Rethink your furnishings. If you are in the market to purchase new furniture, choose pieces that are tall and provide storage, rather than short decorative items. You can even design your own wall unit with modular furnishings configured to your unique lifestyle and storage needs. Custom configured wall units are available at most furniture stores. After your new furnishings are in place -- add decorative bins, baskets and boxes. These go a long way to provide additional storage space. Optimize your foyer. Unless the hall closet has been removed, every Kings Park unit has a large vacant space next to the front door. This space is a perfect location for shelves, cabinets, or decorative and useful, hall trees. If you’re planning a kitchen renovation, consider extending your tile into the foyer and add matching kitchen cabinets in this open space. For a smart and less expensive foyer solution, install a two-panel sliding closet door – this will instantly create a convenient storage space for all those sporting goods. Doors. Done. Right. Unless you purchased a fully renovated unit, you will likely need to replace some doors. To address that need, we’ve put together the Kings Park Board recommendations for upgrading those worn-out front and kitchen doors. Hire a licensed and insured contractor. Changing exterior doors must be permitted by the City of Oakland Park. Your contractor will be familiar with both the city and county regulations. Submit proper forms to the Board. Replacing doors requires a completed Architectural Modification Form that must be reviewed by a minimum of two Kings Park Board members. The Board is responsible to define the style, the materials, and the hardware that will be required for every new door. Consider buying steel doors. It is a building code requirement that every new door be metal or a non-flammable synthetic material. Metal doors are less expensive than the hurricane grade synthetics, but just as effective. The key difference between synthetic and metal doors, is that metal will dent when introduced to storm debris. Something fun to think about: The interior side of your metal door can be used as a magnetic bulletin board to compliment your refrigerator assets. Purchase the approved style. Both your new front and kitchen doors should be a flat or plain style, with no bevels or decorative trim. And the kitchen door must have an impact resistant double hung storm window. Building B and matching hardware. If you live in the B building, your new door hardware should comply with knobs and door handles similar to the original style that was installed when building was rebuilt in 1999.

Recognizing Renters

Last year, after hurricane Irma, both homeowners and rental residents pulled together to clean up the property. That effort saved our community thousands of dollars while getting our parking lot and walkways functional within 24 hours of the storm.

Roof Access

To protect our new roofs, all hatches are now locked. If you need roof access for AC repair, replacement or maintenance, it is important to contact TMG one day in advance of your installation. TMG can be reached at 954-280-2008. Be prepared to provide information regarding your licensed and insured contractor. All work needs to be completed before our maintenance people leave for the day.
