Welcome to the 5th Annual Kips Bay Decorator Show House Dallas!
For nearly 50 years The Kips Bay Decorator Show House has set the standard for outstanding design, working with the country’s best Interior Designers, Architects, and Landscape Architects to create exquisite iterations of the Show House in New York, Palm Beach & Dallas.
With much anticipation and excitement, Kips Bay returns to Dallas this year. As in previous years, proceeds from the event will benefit The Crystal Charity Ball of Dallas, Dwell with Dignity of Dallas, and Kips Bay Boys & Girls Club of New York. All three charities provide necessary support to deserving families and children, and we are honored to continue our efforts to raise funds for these non-profit organizations.
This year’s Show House is located in the Turtle Creek neighborhood of Dallas. Its central location, storied history, and unique beginnings make this Show House a particularly interesting venue and one that is certainly not to be missed. The 25,000-square-foot- property built by famed Dallas architect Cole Smith, has a unique history, as it was originally intended to be the city’s first Mandarin Oriental Hotel.
We would like to thank everyone involved, including the designers, contractors, sponsors, and property owners. We would also like to thank The City of Dallas and Vipin Nambiar, Founder and Managing Partner of HN Capital Partners for providing this beautifully unique space and allowing the Show House to take place this year.

We are “Greater Than!” We have experienced highs and lows. We have lost some near and dear to us, celebrated legacies others left behind, and forged ahead with projects and improvements that speak to our commitment to our future—a greater Kips Bay Boys & Girls Club.
Anne Mott was a long-term member of the Board of Trustees. She believed in the value of education and was a generous supporter of our scholarship fund. Her passing has left an undeniable absence. However, she lives on through her legacy and her family’s commitment to scholarship recipients. We have rightfully renamed the scholarship fund to The Anne and Charlie Mott Scholarship Fund in memory of Anne Mott and appreciation of her husband, Charlie Mott.
Kips Bay Boys & Girls Club celebrates staff who demonstrate dedication to guiding, nurturing and supporting our youth, as well as those who support the fundraising and administrative work so needed to fulfill our mission. In this report you will be introduced to Program Director, Anthony Poe and Development Coordinator, Delilah Alvarez. Anthony Poe oversees program at two sites, PS 138 and the Castle Hill unit. He was a Clubmember from the age of 6. He is an honest and hardworking individual who believes in giving back. Delilah is part of the fundraising team and was the first recipient of the Yvette St. Just
Scholarship award created in memory of Yvette’s leadership, contributions, and commitment to Kips Bay and the staff during her employment.
A ribbon-cutting ceremony, a championship team, a marathon winner, successful special events, special guest visit at our Clubhouse and a Youth of the Year scholarship recipient all speak to how we are “Greater Than” ever!
We continue to exemplify what it means to BEKB — always showing up for yourself and for others. It means making friends and encouraging each one toward their potential. It means arriving with optimism and leaving Kips Bay as a stronger, kinder and smarter individual.

A Very Special Experience with Hoda Kotb and TODAY
In August 2023, Hoda Kotb — the TODAY show co-host — announced her latest children’s book, Hope is a Rainbow, inspired by daughter Hope Catherine. The book is a celebration of hope in children and teaching the youngest readers how to reach for their dreams. It’s a lesson in optimism and what a positive outlook can bring, which we know a lot about at the Kips Bay Boys & Girls Club.
A colorful experience
As part of the book’s promotion, Hoda was invited to the Coudert Clubhouse where she’d be interviewing a small group of kids from our summer camp program — Dymin, Toni, Chloe, London, Wyatt, and Ryan. Hoda didn’t know who the kids were. She didn’t know exactly what was going to happen. She just knew that the book would somehow be expressed in the Clubhouse. “When you see a rainbow, what do you see?” Hoda asked Chloe during the segment which aired on the TODAY show. “A reminder that what I believe in I can do,” Chloe responded.
After the interview, Hoda and the kids went and worked on some rainbow art with a creative hand from the Bronxborn artist who goes by Envy. She’s sketched an outline, and the kids got to work. Each kid was given a can of brightly colored spray paint to fill in each color of the rainbow. Hoda helped as well. And now, the Clubhouse has a beautiful mural that both commemorates the experience with Hoda and reminds the kids that HOPE is always in reach for those who dare to dream. Hoda had such a great time at the Clubhouse that her team invited the kids and their families to the TODAY show studio. It was an unforgettable experience for the kids who saw what a TV production looks like behind the scenes. They also surprised Hoda, creating a bond as bright as the rainbow they created together.

Members of these facilities enjoy frequent trips to the Clubhouses for swimming, skating, digital arts, and special events.

Summer Youth Employment Program
The Summer Youth Employment Program (SYEP) is the nation’s largest youth employment program, connecting NYC youth between the ages of 14 and 24 with career exploration opportunities and paid work experience each summer.
Through SYEP, participants can explore different interests and career pathways, develop productive workplace habits, and engage in learning experiences that strengthen their social, civic, and leadership skills.
For six weeks between June to August, we provided employment for over 1,300 kids — including jobs at retail locations, summer camp, and more. Each opportunity teaches invaluable lessons about being dependable and professional, but the program goes even further. Kids benefit from learning financial literacy, drug prevention, and benefit from other experiences that reinforce positive, lifelong skills.
SYEP is also connected with the Mayor’s Action Plan for Neighborhood Safety (MAP) — a groundbreaking approach to promoting neighborhood public safety and preventing crime. When kids are engaged daily instead of being on the streets, only good things happen. It’s an honor to be part of the impact being made across NYC.

AAU (Amateur Athletic Union) Basketball Program
Our AAU team is spearheaded by Kenny Satterfield, at the Throggs Neck site. He is a Castle Hill native and a former member who played for Kips Bay over the years before becoming a McDonald’s all American and getting drafted #54 by the Dallas Mavericks.
“I think the players listen to me because they know I care,” Kenny said. “They know I care about them more than just basketball.”
The Mustangs play throughout the year in AAU, YBOA (Youth Basketball of America), and competitive open tournaments in places as close as New York City and as far as Orlando, Florida. “It’s an opportunity for the elite athlete to participate at a higher level of organized sports that will prepare them for high school, college or maybe even a professional sports experience
in the future,” said Dan Quintero, Executive Director.
Our goal is growing a best-in-class program, and that’s what Kenny Satterfield is helping us do by focusing on discipline, mental toughness, and character. Already, 7 players coached by Kenny have received scholarships to play college hoops. “I love watching the kids develop,” Kenny says.
The competitive basketball community better watch out. The Mustangs are coming.

Crystal Charity was founded in 1952, and since then, has raised more than $191 million for 160 children’s charities in Dallas County. On average, this 100-member organization raises $5.5-8 million annually to distribute to its chosen beneficiaries. Approximately 94% of the children served by Crystal Charity-funded programs live below the poverty line. Crystal Charity donors provide the lifeline these children need to survive and thrive, which is critical to the future of Dallas County.
The mission of Crystal Charity is to offer hope to underserved children in our community by funding projects and programs focused on health, education, social services and the arts. 2999 Turtle Creek Boulevard, Dallas, Texas
Turtle Creek, nestled between Oak Lawn and Uptown, has a storied past that weaves together natural beauty, architectural elegance, and urban development. Originally known for its extravagant early 20th century estates, Turtle Creek was slowly transformed into the residential and commercial neighborhood it is today, while still retaining its timeless aura. With its old drooping trees and extensive park spaces, Turtle Creek remains a blend of pristine charm and upscale living just north of downtown.
Erected in the late 1940’s during Dallas’s Golden Age, the Cipango Club quickly cemented itself as one of society’s most popular venues. The club offered mixed drinks, food, dancing, as well as a secret gambling room upstairs. In the early 90’s, Dallas real estate tycoon John Eulich began construction of his family office on the site. Eulich spent over a decade meticulously perfecting the building, completing it in 2004.
Situated between the iconic Rosewood Mansion and the planned Four Seasons Hotel & Residences, 2999 Turtle Creek seamlessly blends modernity with the historic French-Renaissance style that gives Turtle Creek its signature feel. Along with the 25,000 SF two-story office building, the property features 2.3 acres of undeveloped land and a 60,0000 SF below-grade parking garage. The site was later intended for the city’s first Mandarin Oriental Hotel, but plans were scrapped when the site was acquired by HN Capital in 2023.

WhenJoe and Henry Lambert came from Shreveport to Dallas to plant the city’s first azaleas, they knew they were in a special place. They saw an opportunity to introduce their classic design sense and horticultural expertise. The Lamberts created one of the city’s first landscape architecture firms, and a company uniquely dedicated to a integrated program of fine garden design and maintenance. They understood that a successful garden depends upon a design plan that connects house and garden, building and landscape. In addition to a foundation of finely crafted design elements, they also knew that the longevity of a garden depends upon superior construction, quality plant material, and a comprehensive maintenance program. Joe and Henry’s vision has been honored and enhanced over the years.
Today, the Lambert’s team is a group of uniquely talented individuals just as the firm’s founders were over 100 years ago.

TRACI GAYLE ZELLER
June 23, 1974 – August 24, 2024
For over two decades, lauded interior designer Traci Zeller lent her classic, chic aesthetic, her boundless creativity, her astute mind for business, and her collaborative spirit to advance and elevate the entire design industry.
Traci grew up in Georgia, but an early childhood spent around the world due to her father’s military career instilled in her the heart of a traveler and global citizen. After earning a Bachelor’s degree in accounting at the University of Richmond (which she selected in part due to the campus’s beauty), Traci made history by becoming the first woman at the University of Virginia School of Law to graduate number one in her class. As if her successful career as an attorney (including positions as a clerk for the Eleventh Circuit Court of Appeals, a management consultant with McKinsey and Company, and most recently a stint at Paul Hastings where she handled litigation and white collar matters) were not impressive enough in itself, Traci also amassed countless achievements and flourished as an interior designer and entrepreneur.
In 2010, Traci launched her Charlotte, NC-based firm, Traci Zeller Interiors, quickly making a name for herself among clients, the press, and industry peers alike as a rising design star. A brilliant and engaging writer, Traci was also known for her popular design blog. Ever one to challenge herself and forge new paths in her career, Traci designed and launched eponymous textile and pillow lines, and was a prolific and sought-after speaker at industry events. Over the course of her design career, she won numerous design awards, was thrice named one of Charlotte’s most stylish people, and was a member of the esteemed Design Leadership Network. Her work has been featured in national design publications like Veranda, Traditional Home, Better Homes and Gardens, Cottages and Bungalows and Southern Cottage and on the cover of magazines like Southern Style, Charlotte Home + Garden, SouthPark magazine, Lake Norman magazine and Charlotte Home Design and Décor, and Wine Spectator.
In 2020, Traci joined the Kips Bay Showhouse family of designers, creating a stunning, Parisian-inspired Gossip Room and Powder Room for the Dallas showhouse. For all her many accomplishments, Traci was best known for her kind, caring, generous nature and her ability to make everyone she encountered feel special. She will be sorely missed by all who knew her and by the industry she so adored.
