Buyers Devour Fresh Stock By Michael Kollosche

V

oracious is a great word to sum up the appetite for Gold Coast real estate right now. Locals looking for a lifestyle upgrade are lining up alongside new residents relocating from interstate and those shopping for a seaside holiday home. Investors are also turning back to property for fear of inflation and our team is fielding ever more enquiry from expats purchasing ahead of a planned move home. Buyers are hungry and the supply of properties for sale just can’t keep up with demand. The number of new listings tanked across Queensland last month and active listings also fell as existing stock was snapped up by eager buyers. Across regional Queensland new listings dropped by 14.8 per cent in April compared to March while active listings in regional Queensland reduced by 5.1 per cent. Grant Hackett’s villa on Hedges Avenue was 5 days on the market before Kollosche

secured a winning pre-auction price of $2,650,000. Determined buyers with deep pockets also swooped on 28 Buccaneer Court, Paradise Waters (sold for $3,300,000) and 11 Freyburg Street, Sorrento (sold for $2,300,000) prior to the scheduled auctions. Bidding activity remains high for those properties that do make it to auction.

Prestige real estate across the city is being snapped up as quickly as it comes to market. Kollosche’s in-house auction event attracted strong interest for 38 Seashell Avenue, Mermaid Beach which fetched a premium price of $5,500,000 under the hammer. Six bidders registered for a tilt at an original hilltop holding with ocean views at 64 Woodgee Street, Currumbin which sold onsite for a winning bid of $2,980,000.

Kollosche’s auction clearance rate sits at 89 per cent for the financial year to date with healthy competition among multiple bidders driving impressive price points. And it’s not just houses that are flying off the shelf, there’s plenty of movement and strong sales in the new apartment market too. A recent report by Knight Frank found the Gold Coast accounted for 26 per cent of apartment sales between $3 million and $5 million across three years of prime residential sales, followed by Brisbane with 22 per cent, and then Sydney with 21 per cent. More developers have moved to fast-track projects in recent months to keep pace with the appetite for luxury residential apartments within proximity to the sand and surf. The RLB Crane Index Q1 reports there are 29 cranes erected on the Gold Coast, with the residential sector accounting for 93.1 per cent of all Gold Coast cranes. New residential cranes include East Palm Beach (Palm Beach), Luna Apartments (Burleigh Heads), 1 Grant Avenue – Stage 2 (Hope Island), Elan By Mosaic


(Coolangatta), Perspective (Bilinga), Swell (Coolangatta), Natura (Burleigh Heads) and Cannes (Surfers Paradise). The first sod of soil at White Main Beach was turned ahead of schedule last month with all but three apartments sold heading into the 18-month construction phase. The bulk of those sales were made by Kollosche over the six months to March this year with Main Beach locals leading the charge for the spacious residents-only sky homes. Construction is also well underway at Infinity Broadbeach where Hutchinson Builders are bringing the Bassar Group’s 40-storey luxury tower to life. Kollosche agents have been working closely with interstate and Brisbane residents shopping for ‘lock and leave’ secondary residences, both established and off-the-plan. Our agents have arranged for those buyers to view several projects and properties that match their wishlist to properly understand the dynamics of each building. Kollosche sold the

timeless sub-penthouse inside Aria Residences in Broadbeach for $2,600,000 in May, while a modern house-size villa at 9/7-11 Rutledge Street on Kirra Hill also changed hands for $1,875,000. We are also assisting local downsizers who are keen to cash in on a hot market by trading larger homes for spacious apartments. Again, a range of products are being presented with consideration for individual timelines and lifestyle preferences.

A fresh carrot was dangled in front of downsizers in last month’s budget which proposed lowering from 65 to 60 the age at which older Australians can contribute $300,000 per member worth of proceeds from the sale of a downsized family home to their super. The demand for luxury apartments is likely to continue with international borders yet to re-open and the promise of the 2032 Olympic Games driving yet more interest in Queensland.

he mercury is climbing towards a top of 24 degrees when I sit down with Pat O’Connor in the riverfront alfresco area of his Chevron Island home.

“Living on the river here you always have something to look at, be it boats or birds. At night time it’s like looking over at the lights of Manhattan.”

Pat purchased two riverfront plots on prestigious Stanhill Drive, developing the boutique River Isles apartments on 83-85 while keeping number 73 for their own dream home.

“We built this home for ourselves so we finished it to the standard that we like,” says Pat.

“I love New Zealand - I am a Kiwi - but the winter, particularly in Auckland, is grey, wet and pretty dismal. “This has always been our holiday home. My wife Kay and I would come here in May and go back to Auckland in November.” When the sun goes down that same view serves up a mesmerising sea of city lights. “A friend once said to me that when you’re on the beach, you see nothing after dark,” says Pat.

Pat says the time has come for a new owner to appreciate the house and luxury riverfront living at its best. “If my wife was still here I can assure you we wouldn’t be selling, but it’s a bit big now just for myself,” says Pat. “This house has been full of love and laughter, we’ve enjoyed our time here.”
