Success leaves clues under the hammer By Michael Kollosche Action inside the Gold Coast auction arena is hotter than ever right now. More buyers bidding for fewer properties means competition is fierce and prices under the hammer are surpassing all expectations. Kollosche’s success and expertise in the auction arena continue to grow - the team has auctioned 104 prestige properties over the financial year to date with an 87% clearance rate. Our team put 19 properties to auction in March and the results are a testament to just how effective this compressed style of selling is in the current market. An original timber cottage in 50 Ewart Street, Burleigh Heads sold for $1,690,000 - a $340,000 jump on last September’s sale price of $1,350,000, with no improvements. At the same in-house auction event the Paul Uhlmann designed ‘Floating House’ at 45 Hill Avenue, Burleigh Heads fetched $3,175,000 - that last sold in March 2018 for $2,055,000. Eight bidders registered for a tilt at 13 Wallaby Place, Sorrento, which sold under the hammer for $2,250,000, while 8 Rapallo Avenue, Isle of Capri fetched $2,300,000.

While big crowds, active bidding and a shortage of stock are fueling strong results, a well-executed auction strategy is what shifts prices up a gear. It takes discipline in this market not to sell prior to auction, but when you stick with the process, prices are often going well above reserve on the day. Last month’s auction of 17 Sacha Place, Carrara was well underway with seven bidders signed on when a surprise contender arrived to register partway through. The newcomer had not previously inspected the property and was driving past after a hearty Sunday breakfast when they decided to pop in and take a look around. The final contest came down to two bidders; an under bidder pushed past her budget to $1,338,000 before conceding to the latecomer who claimed the keys at $1,340,000. When it comes to auctions anything can happen and the level of emotion in the current market is further fueling the frenzy. Buyers aren’t used to having that fear of missing out here in Queensland and that fear is very real right now as demand far exceeds supply.

Luxury rentals attract top dollar Missing out has become a common theme in the rental market too where locals are competing with an influx of interstate migrants and expats for limited stock. Vacancy rates across the Gold Coast first dipped below 1% in December and the situation for renters hasn’t improved a whole lot since with rates below 0.2% in some beachside suburbs. The demand is also intense for rentals at the top end of town. Local media reported on the top price rental market in March, with Kollosche’s listing on Commodore Drive, Paradise Waters the city’s most expensive, leased for $4,900 per week.
