Stage Set for a Stellar Year of Sales By Michael Kollosche The prestige property market on the Gold Coast has never been more exciting than it is right now. One month into the new year and the scene is well and truly set for a bumper year of sales and price growth at levels not seen since the heady pre-GFC boom days.

NSW where demand is hot for luxury lifestyle properties in beachside and acreage locations. Jamie Harrison and Corey Bedford set a new sales benchmark in the Tweed Shire township of Chinderah where a trilevel designer residence fronting the Tweed River fetched $3,100,000.

Confidence in the Gold Coast market is at an all-time high as owneroccupiers lead a stampede towards lifestyle properties in seaside, waterfront and leafy locations. COVID numbers remain low across Australia and our economy is improving faster than expected.

Our Byron Shire agent on the ground Matthew Skene teamed up with Troy Dowker to seal a $3,195,000 sale on 32 Jorgensens Lane, Brooklet where a charming house, studio and log cabin occupy an 18-acre macadamia farm in the Byron Bay Hinterland. Matt is also fielding strong interest on a designer villa by the beach in Broken Head and an elevated acreage on the outskirts of Bangalow, with scope to build within easy reach of Byron’s famous beaches.

The banks are keen to write new business, bank loan referrals are falling and recent analysis by the Reserve Bank of Australia shows heightened borrower confidence in record-low interest rates could see home values rise by as much as 30 per cent within three years. And if recent record sales at the top end of town are anything to go by, Gold Coast and Northern Rivers residential real estate is well on the way to living up to positive property predictions.

Record sales ring in the new year Kollosche kicked off the new year with a $12,500,000 contract on 297299 Monaco Street - an equal suburb record for Broadbeach Waters - in a deal handled by myself and Ryan Ward. Designed by architect Bayden Goddard, the exquisite residence occupies a prime 2531sqm main river position and presented a truly rare opportunity in the current market. That deal came hot on the heels of another significant main river sale at 131-135 Monaco Street, where a five-bedroom resort-style estate on 2303sqm fetched $8,500,000. Further upstream in Paradise Waters, an executive main river residence at 87 Admiralty Drive changed hands for $8,700,000 in an off-market transaction. Inquiry and offers received on these high-end holdings suggest the appetite for prestige property on the Gold Coast is far from satisfied. An exquisite main river mansion at 14 Maryland Avenue, Carrara is attracting national interest - in the week following launch more than 13,500 online property hunters landed the designer estate among the top 5 mostviewed properties in Australia on realestate.com.au.

Hot homes go under the hammer The summer auction season has been exceptionally strong on the Gold Coast, delivering great results for those buyers looking to fetch maximum market price in the shortest possible time. Attendance levels remain high, with local, interstate and expat buyers registering to bid in person or over the phone - a minimum of six active bidders is the new normal. An interesting auction unfolded on a secluded Byron hinterland haven on 75 pristine acres at 175 Flowers Road, Binna Burra where agents Matthew Skene, Troy Dowker and the Kollosche team were onsite to assist four serious phone bidders. Leading auctioneer Justin Nickerson kept the energy high to deliver a $4,150,000 result for the vendor. Kollosche’s auction clearance rates have been tracking above 85% since last year - by way of comparison, a healthy Queensland auction clearance rate is around 40%. Pre-auction sales are up by as much as 30% as determined buyers stump up in advance to keep their chosen property out of the arena.
