Market Insights. The southern Gold Coast region continues to enjoy a sizzling summer selling season. Unprecedented demand for lifestyle properties in the wake of the COVID-19 crisis saw inquiry and sales ramp up in the final quarter of 2020. Owner-occupiers led a stampede towards homes that better suit their needs and in locations that align with the lifestyle they want to live, and now investors are back in the game too. Exceptional surf beaches, a thriving cafe and restaurant culture and lower density living saw a spotlight shine brightly on the city’s southern beachside suburbs in late 2020. A surge in interest from interstate buyers, willing to purchase property sight unseen, added to the intensity already building from Palm Beach to Coolangatta. Extremely low stock levels meant those in a position to sell in spring or summer have held the reigns. Heavy buyer demand, record-low interest rates and tight stock levels contributed to record price points and steady growth in median values. The auction arena was particularly hot in the final quarter of 2020, with Kollosche recording a clearance rate of 85% which is virtually unheard of in Queensland. Team Dowker signed up 25 registered bidders for the auction of a landmark estate across three waterfront titles at 146-150 Tallebudgera Drive, Palm Beach last November. The prime 2742m2 holding, which was put to market for the first time in 40 years, sold for a waterfront suburb record (canals) of $5,050,000 in what was a rewarding result for the vendor. Off-market transactions were also on the rise in the December quarter as we worked with our database of local and interstate buyers who are ready and waiting to transact. Troy Dowker negotiated an off-market deal on a four-level residence overlooking the ocean at 129 Jefferson Lane, Palm Beach in early December. The contemporary five-bedder on a flat 476m2 block changed hands for $6,000,000 in a new record price for the elite Palm Beach beachfront strip.
Just up the road, Troy Dowker handled the marketing for a brand new four-level house at 139 Jefferson Lane - that was on the market for 48 hours before selling for $5,600,000 to a Sydney buyer in October. The December quarter also saw investors return to the property market seeking better returns than they’re getting from the banks. The central bank cut the cash rate by 0.15 basis points down to 0.1 per cent on Melbourne Cup Day, when RBA governor Philip Lowe tipped no further increase was expected for at least three years. Apartments and units in key southern suburbs are among the beneficiaries as investors returned in search of smaller markets with COVID-proof credentials. Two days before Christmas, Troy Dowker sold a luxury full-floor apartment inside La Vie at 2/470 The Esplanade for $3,330,000 to a local buyer. Interest is also building around The Monroe Palm Beach, a new luxury apartment project on Jefferson Lane, and Cabana Palm Beach - a collection of 34 absolute beachfront apartments on Nineteenth Avenue. Positive real estate conditions show no sign of reverting as the new year unfolds. The city’s southern region remains highly sought after, with all signs pointing to a strong summer of sales. Stock levels are extremely tight, average days on market are lower than the same time last year and vendor discounting has dropped. The persistent threat of COVID-19, most prevalent in southern states, continues to drive demand from interstate buyers. Follow local council guidelines for growing food on the verge to see how to design it for a public space. Farmers markets - Meet the growers, learn about seasonal produce, and get the tastiest staples and treats while you’re there. We all know how good mornings at local markets are. Brett shares his Finance Market Update: Should I Fix My Home Loan or Not? We are seeing record low interest rates at the moment but should you be fixing in your home loan? Most banks fixed rates are lower than their variable rates and the reason they do this is they want to lock you in; but this is not a bad thing if you use it to your advantage. But before you lock in your rate there are some things you must consider.
1. Extra Repayments / Offset account Most banks will limit you on making extra repayments on a fixed loan and most do not allow offsets on fixed loans.
2. Breaking fixed loans If you sell your house or look to do a refinance and you have a fixed loan there is a chance there will be a break cost that the bank will charge you to break that loan. So if you are going to make extra repayments and do not intend on selling your house in the short term then I would suggest you look at fixing a portion of your loan. Most banks will allow you to fix a portion of the loan, like 50% or 75% - you can choose what ever you like. We suggest to look at fixing say 50% so you can take advantage of the lower interest rates and leaving the other 50% variable so you can still run your offset account on the variable portion or make extra repayments to the variable portion. Make sure you chat to a Mortgage Broker as they can search the market to make sure you get the best fixed and variable rates.
