Market Insights. We’ve certainly turned a corner in more ways than one with this last quarter. Not only did we enjoy a lessening of COVID-19 restrictions and impact, but we endured winter and have welcomed Spring. And while our southern counterparts are still negotiating their way through restrictions and lockdowns, we’re thrilled that it’s not only been business as usual here, but also, an incredibly successful three months. Some of the highlights include: We secured a benchmark sale at 1289 Gold Coast Highway for a undisclosed price, to a family from Wollongong. In beachfront sales for the quarter, a northeast facing corner block with a 30m beach frontage at 488-498 The Esplanade has sold for circa $11,250,000. It has been purchased as a development site with plans to build three beach houses and an apartment block. Similarly, “La Vie” - a luxury full floor apartment at 5/470 The Esplanade - sold for circa $3,600,000 and “Shoreline on the Beach” - a superb, high-end penthouse apartment at 6/1285 Gold Coast Highway - sold for $1,900,000. Spring is always a busy time, and that certainly rings true in 2020. Currently, we’re in a rising market on the Gold Coast, with locals and interstate buyers alike eager to make Australia’s premium holiday destination their permanent home. For the first time in over a decade, many agents are reporting that they need more stock, having sold everything on their books to enthusiastic buyers who want to capitalise on our market and lifestyle. There have been off-market transactions too, with sales via private databases or as part of a targeted communication.

5 Spring Cleaning Tips For Sustainability We’re all for a good declutter to start the new season with a clear mindset and an organised household, but why not step up your spring cleaning regime to make your home better for your health, sanity and the environment? These tips will save you time and money while bringing an eco-friendly ethos to your clean-up routine. 1. Downsize and minimise - One of the quickest ways to lighten your eco-footprint is by reducing the amount (and size) of items you own. This includes your home, car, furniture, clothing and anything else that takes up space and requires ongoing maintenance. A smaller house with fewer possessions means less heating and less cleaning, making space to appreciate the things you really love. Reducing your consumption also means repairing items wherever possible and getting creative with what you already have. 2. Recycle responsibly - Electronic waste (e-waste) is one of the worst offenders when it comes to improper disposal, so read up on recycling rules in your neighbourhood before tossing out that broken printer. Australia-wide initiatives aimed at recycling e-waste include Mobile Muster and TechCollect. Batteries also don’t belong in the kerbside bin and should be dropped at a dedicated battery bin like the ones offered at Aldi stores. 3. Conduct an energy audit - Take a look at your appliances – when was the last time they were replaced? Older appliances, or those that are due for maintenance, might not be very energy-efficient. If you decide to replace them, check the energy star rating before making a purchase. 4. Switch to natural cleaning products - Toss chemical-laden products in favour of natural alternatives that won’t harm your health or the environment. There are actually a handful of households items that can tackle many cleaning tasks – white vinegar is tough on bacteria and mildew, lemon juice helps break down soap scum and baking soda is a hard-working all-rounder. 5. Set up a compost system - Composting is an excellent way to manage household waste, and you don’t need a back yard to reap the rewards – there are plenty of neat and tidy bin options available. Once you find the right balance of carbon (brown waste such as cardboard and straw) and nitrogen (green waste including coffee beans and food scraps), you’ll have some supercharged soil year-round to use on your plants or pass on to a green-thumbed friend.

Brett shares his Finance Market Update “Interest rates continue to be at record lows and it seems they will be low for sometime to come. This is good news for buyers trying to get into the market or if you simply want to get a better deal on your existing mortgage. Competition between the banks is fierce as they fight to get your business. So what makes you a good candidate for the banks? The mortgage industry has developed significantly over the past couple of years and we now have the majority of banks using the comprehensive credit reporting system. This means that now for every loan facility or credit card you have with a bank they are reporting each month on your conduct and this is recorded on your personal credit file. Depending on your conduct and a few other variables you are given a score; the higher the score the more attractive you are to a potential bank. The amount of consumer debt (credit cards and personal loans) also affects your credit score and the amount of money that you can borrow. So if you have a bunch of credit cards with high limits just sitting around look to either reduce their limit or cancel them all together. If you are buying an owner occupied home you should be looking at variable interest rates in the mid to high 2’s with fixed rates in the low to mids 2’s. A great way to spread the risk is to look at splitting your loan 50% fixed and 50% variable so you can take advantage of the certainty of a fixed rate, but also take advantage of setting up an offset on the variable portion. Investment rates are slightly higher but you can still look at splitting the loan part fixed and part variable.”
