Wow, only a few days until the 4th of July! There will be celebrations to enjoy, cookouts, and friends and family enjoying the long days of sunshine. If you’re looking for a great way to spend the day, come to Alameda. We have the longest parade in the nation! I will be a judge again this year. You’ll see me at Otis and Grand with the other judges doing the difficult task of choosing the best of the entries. Everyone participating in the parade works hard and has so much fun. It’s a joy to watch. And the dancing horses will be back this year – that’s always a highlight of the event.

July is also a slower time for real estate sales. Many people take vacations during July and August, so that you won’t see as many homes on the market. In the past, the spring selling season lasted through the end of June, but this year, it started to slow down at the beginning of June. You can see in the chart below that home values have dropped slightly in the last three months but are up 1.97% in the last 12 months. This chart also shows a 12.54% drop in the last 24 months. 24 months ago, we were coming out of one of the craziest selling times ever caused by the pandemic when selling prices skyrocketed.

The listing price in Alameda has changed over the last 24 months. And especially this past spring. Agents are adjusting to fewer buyers, high interest rates, and a general sense of caution as we are in an election year.
