Spacey Questions When Purchasing; How much Space do you need?

13

International Commercial Real Estate Volumes

There is all sort of development taking place in Nairobi. Apart from the clearly seen roads and rail systems that have been built over the last couple of years; developers are also building apartments, maisonettes, office blocks for rent or for sale. One only needs to stand atop of a tall building and see how Nairobi’s skyline is being transformed. However despite the high quantity of property available many potential buyers do not know where it is, how much it costs and what the market rates are in a certain area. What Kwema realtors does is act as a market place that connects developers/property owners and potential buyers. Kwema Realtors is a real estate company that is based in Nairobi, Kenya. We market property and also advise our clients (and readers of this publication) on how to make proper purchasing decisions. Kwema is a Swahili word that translates to “It is well.”

So how do you determine housing needs before you conduct a search? How Much Space Do You Need? The amount of space and features that you will nedd are determined by you lifestyle and priorities. Are you single or do you have a family? If you have a family are you planning on having more children? Where will the children be going to school? Do you have several guests either family or friends that come over and need a guest room? Do you need a study to work

10

from? Are you a business person that works from home, will there be enough space to do so or will you have to work from the living room or a bedroom? Will the parking space in your apartment be enough for your guests or will they have to park outside? These may seem like very many questions however, these are some of the things people overlook then wish they had considered before they invested in a house. Remember that you are buying a house and not renting one, you will need to consider whether the property will meet your needs in the long-term. Set your priorities After you have figured out your spacing needs, location, make a list of your priorities; what size of house do you want, what loca-

tion suits your needs; do you want to live next to certain schools, or do you prefer to live next to work? Can you afford to stay further from work but closer to where the children go to school? Are there hospitals/ clinics, police stations next to where you stay? How is the security? Do you want a bungalow, apartment, manssionnetes. Keep in mind that you can’t have the perfect “everything” so make a list stating what you are willing to compromise on and what you are not willing to compromise on. Also remember that this is a 5 – 10 years investment, find out if it will meet your residential / rental needs in the future.

Europe, Asia Pacific and the Americas have seen record strong growth in global commercial real estate volumes in the first three months of 2013. Preliminary data from international real estate consultants Jones Lang LaSalle show direct investment volumes reached US$94 billion, an 8% rise compared with the first quarter of 2012.

The market research covering 60 countries suggests that commercial real estate continues to rank high on the list of acquisitions for investors around the world and the firm says that improving confidence in the global economic recovery and a continued demand for direct real estate exposure continue to push volumes higher with Germany, Japan, and the

HomeOwnership & Rental Regrets Article by Trulia Consumer Report 2013 Just over half of people – 52% — have at least one regret about their current home or the process of choosing it. (In this analysis, we exclude the 11% of respondents who said they were not involved in the process of choosing their current home.) Renters are more likely to have regrets than homeowners – 56% of renters versus 50% of homeowners – and their regrets are somewhat different, so we look at homeowners and renters separately.

Among 34% homeowners, the top regret is wishing they had chosen a larger home. The second most common regret (27%) is wishing they had done more remodeling when they bought the home. The third most common regret is was wishing they had more information about the house before choosing it. Renters have almost similar regrets. They, too, wish they had chosen a larger home: 39% of renters with regrets did, making it the second-most common regret. And, renters, like homeowners, wish they had chosen a home with a shorter commute more so than the other neighborhood features we asked about: better school and less crime. The top regret, though, was wishing they bought instead of rented, which 42% of renters with regrets – Among Millennials – those age 18 to 34 – 70% have at least one regret about their current home or most recent and 23% of renters overall – mentioned. search process. Among Millennial homeowners, 75% have regrets, compared with just 36% of homeowners age 55 and older. Young renters, too, are more likely to have regrets than older renters, but the age gap in regrets is especially stark among homeowners. Kwema believes that this is partly because of a lack of experience and hurry in buying/ or renting. Those over 55 have either had experience or will take time in picking what they want to purchase. Those 18 -34 should not be put off by this, as all it requires of them is to spend a little more time thinking about what they would want to purchase in the coming months or years. How much space do you need? What location would you want to live in? Are you financially ready? How much are you willing to put down as a deposit? Check out page 32 for a few questions several homebuyers/ renters wished they asked themselves before they purchased.

House on Bentley Way for sale with a Bentley Brazil’s High Rising Prices Outplace The World Update by Forbes 30/3/2013

According to Knight Frank’s Global Real Estate Index released in March, Brazil ranks No. 3 in the world and No. 1 in the Americas for rising home prices. Brazil housing prices rose 13.7% from the fourth quarter of 2011 to Dec. 31, 2012. By comparison, U.S. housing prices rose 7.3% in the same period, putting it at No. 12 in a list of 55 countries ranked by Knight Frank. The only other country in the hemisphere to make it into the top 20 was Columbia with real estate prices rising 8.3% in 2012. Brazil stands out. And one reason is the low cost of financing. Or at least low by Brazilian standards. Mortgage rates are at least 1.3% a month and loan pay-

22

ments are generally for just 15 years. It used to be that Brazilians bought homes in cash, but not anymore. They are financing purchases with down payments. Since 2009, when Brazilians starting buying homes on debt, mortgage lending has risen five fold, by 550% between then and 2012. According to Brazil’s Institute for Economic Research, or FIPE, housing prices rolled into the end of 2012 in seven capital cities on a high note. Prices in all seven cities — from São Paulo to Rio de Janeiro — rose well above the inflation rate of 5%. At the start of the fourth quarter last year, at the end of September, Brazilian housing prices had already risen by 15% while inflation was not even half that.

Mauritius Set For A Real Estate Construction Boom That Centers On Quality Update by propertywire.com

According to government estimates, the real estate sector in Mauritius will be the biggest driver of growth in 2013, providing large scale employment and contributing significantly to its GDP.

Integrated Resort Scheme (IRS) in Mauritius are available at far lower price points than in other areas such as the Maldives where properties of a similar standard would cost around $2 million.

The planned construction boom, coupled with Mauritius’ political stability, a booming luxury tourism market and sound infrastructure make the island a highly popular real estate investment destination. German ’Wise Men’ push for wealth seizure to fund EMU bail-outs Update by Ambrose Evans-Pritchard for The Daily

Two top advisers to German Chancellor Angela Merkel have called for a tax on private wealth and property in eurozone debtor states to force the rich to fund rescue costs, marking a radical new departure for EMU crisis strategy. Professors Lars Feld and Peter Bofinger said states in trouble must pay more for their own salvation, arguing that there is enough wealth in homes and

26

private assets across the Mediterranean to cover bail-out costs. “The rich must give up part of their wealth over the next ten years,” said Prof Bofinger. The two economist are members of Germany’s Council of Economic Experts or “Five Wise Men”, a body that advises the Chancellor on major issues. There is no formal plan to launch a wealth tax but the council is often used to fly kites for new

policies. Prof Bofinger told Spiegel Magazine that it was a mistake to target deposit holders in banks, the formula used in the EU-IMF Troika bail-out for Cyprus where those with savings above €100,000 at Laiki and Bank of Cyprus face huge losses. “The canny rich in southern Europe just shift their money to banks in Northern Europe to escape seizure,” he said.
