How, you ask? FIRST, she is a member of the Top Agent Network (TAN is a private alternative to the MLS only accessible to the Top Producing Agents in SoCal). In TAN, the top agents that do 90% of the high end pocket listing business share their requirements and advertise their "upcoming listings" to each other exclusively weeks before they ever appear in the MLS, Zillow, Trulia etc. As a result, most of their best deals get done before the rest of us even know that the property is available.... So, if you want the chance at Top Agent Network deals you have to work with a TAN affiliated agent like Denise Marks... Any questions? SECOND, one of Denise's specialties is finding buildable lots for home developers... So, who do think knows more than a year ahead of time what is going to be built, how big it is going to be and how much it is going to cost? Yep, the agent that found the lot for the developer will know! By the way, if you are the least bit squeamish about negotiating and need a Realtor who will fight and grind to get you every dollar off possible from a "Request for Repair," Denise is who you need in your corner! When she represented a "flipper" I know on the purchase of a high end San Fernando Valley home, she negotiated a $100,000 reduction based on the request for repairs and, once repaired, he made $450,000 profit on the flip. Who does that??? If you are determined to work with the "best of the best," look for a Realtor that their own Brokerage Company recognizes as the "best of the best"....
