The urban context: Porta Vittoria and Forlanini Porta Vittoria is the name of the quartiere or neighborhood, which is located around one of the former historical Spanish gates to the city. The neighborhood hosted a railway station with the same name. This old railway, which was built in 1908 and started operations in 1911, was mainly used as a highspeed merchandise station that provided the old mercato ortofrutticolo that would later become a public park. During the Second World War the station was also used as a passenger station which mainly connected the towns of Piacenza and Voghera. The station remained operational until 1991, and was later demolished in the early 2000’s. Nowadays there is a new underground train station that is also called Porta Vittoria, which hosts several underground train lines, and is located a few hundred meters to the west of Piranesi 44. In the area of Porta Vittoria two buildings worth noting: the former slaughterhouse and meat market, and Frigoriferi Milanesi. During 1906 several plans were in development to delocalize the City Slaughterhouse in the southwestern part of the city in Via Olona. In 1912 the engineers Giannino Ferrini and Giovanni Filippini worked on a plan to build the new slaughterhouse near the old Porta Vittoria station. This strategically selected location would permit the butcher to be self-sustainable thanks to the low transportation costs and the production line, which allowed the new establishment to work like a “mechanized city�. Nowadays, the building is no longer functional and is in a process of restoration. 4

On another note, Frigoriferi Milanesi is a historical industrial complex located in Via Piranesi. The complex is composed of two main buildings: il Palazzo del Ghiaccio and il Palazzo dei Frigoriferi, which today work as a multifunctional building that serve as a tertiary, a cultural and art exhibition center. The Palazzo dei Frigoriferi was built during 1899 as an ice and refrigerating warehouses factory. This business also benefitted from the nearby station of Porta Vittoria and distributed ice to help conserve the food of local markets. In 1923 Palazzo del Ghiaccio was build and became the largest covered ice skating ring in Europe. Nowadays, the ice skating ring is no longer in use and is mainly dedicated to art exhibitions, concerts, and other cultural activities. The Forlanini neighborhood, named after aviation pioneer Enrico Forlanini, is located directly to the east of residential complex. This quartiere contains the International Airport of Linate and the Forlanini Park, which are just minutes away from Piranesi. This airport is currently the fourth airport with most passenger traffic in Italy after the other two airports in Milan and Rome’s airport. Right beside the airport is the Forlanini Park. This large park in the outskirts of the city was inaugurated in 1970, and helped preserve the area from the rapidly growing residential projects in the 60’s and 70’s.

Just a few blocks from Piranesi 44 there are two major empty lots that were previously used by railways until they were rebuilt underground. These new empty spaces immediately called the attention of private investment, but none of the plans were executed. Later, the government of Milan started to develop a project for the new European Library of Information and Culture or BEIC for its Italian initials. However, though, this project has become postponed due to critics that the project was overly dimensioned. Besides the European Library there was a plan to develop a large sports complex on the east side of Viale Campania, but was also postponed. Currently there are signs of possible development and construction, but nothing has been yet confirmed. 6

Public Transport Even though the Piranesi 44 building is located in the outskirts of the city, it is very well connected in terms of public transportation. Throughout the area there are several important public transport routes that are at a comfortable walking distance. The lines 90 and 91 are very useful to travel around the city since it moves along the outer ring road of the city and are available even at night. The line 54, which also stops near the building, can easily connect the station of Lambrate and Duomo and can be a quick way to travel from the center to the east or vice versa. The new Porta Vittoria station mentioned before, houses several underground train lines which can transport passengers to towns like Saronno, Lodi, Bovisa, Pavia, Novarra, Treviglio, Varese, Rogoredo, Seveso, and Pioltello Limito. Apart from the local and regional transport routes, the Airport of Linate provides an easy way to travel to a myriad of destinations around the world. 8

Services The vicinity of the Piranesi 44 buildings has an abundance of services and facilities that allow the people in the neighborhood to live comfortably and have every basic service in walking distance. The area has two main supermarkets less than one kilometer away: the Esselunga to the west and the Simply to the northwest. Just a few blocks away there are laundries, a church, plenty of restaurants, pharmacies, banks and ATMs, a car wash, gas stations, schools, and many more. 9
Project description: a housing complex in Via Piranesi 44 Piranesi 44 is a complex of three residential buildings located in the limits of the Porta Vittoria and Forlanini neighborhoods that are on the eastern part of the city where a century ago there was not much, other than the company Frigoriferi Milanesi, a communal slaughterhouse, and former Porta Vittoria Station. The building is well connected in terms of public transport thanks to the nearby underground train station of Porta Vittoria, several important bus lines, and the International Airport of Linate. The zone has developed a lot due to the constant and dense expansion of the city, allowing the area to have an abundance of services like supermarkets, laundries, churches, schools, etc. The Piranesi 44 residential complex stands on the plot that previously hosted the offices of CONI (Comitato Olimpico Nazionale Italiano), which was later demolished; unfortunately the developing company went bankrupt while still in construction. Later, CONI built its new offices in the same street right besides the old ones. In 2011, the insurance company Generali took over the development and finished the project in 2014. The architect had only three months to finish the executive project and design. According to the architect, most of the building was sold during the construction process and today there are only 21 apartments left of the 119 in the complex. The only apartments left are mostly concentrated in the upper floors where the price for square meter is 6,000 euros. The complex is composed in a C-shape closed to the outside north facade, and open to the south. The arrangement of the buildings creates a very intimate central courtyard with a high level of privacy with respect to the outside. So in a way, the buildings can be considered to be introversive. The outside faรงades are very austere; it has a rectangular shape as well as the windows. This maintains the harmony of the architectural language in the street and the neighborhood in general. Despite this austereness the shutters in the windows, which can be opened and closed by the inhabitants of the building, give a certain asymmetric rhythm and dynamicity to the faรงade. Contrary to the outside, the interior faรงades has more dynamism and flow created by the curved terraces and sliding panels that serve to block the sun in the way desired by every user. The central courtyard provides a focal point for the terraces in the three buildings, and gives the complex a sense of community and integration, while being closed to the exterior. The courtyard, on the other side, feels very private thanks to the three buildings flanking it and the bushes and trees planted where the apartments do not cover the view from the street.

There are several typologies of apartments in the buildings to fit different needs, ranging from one bedroom apartments to four bedroom apartments. Each of typology include a few variants with different area. The more spacious four bedroom apartments are mostly concentrated in the upper floors and the smaller apartments are on the lower floors. The smallest apartment surface is 87 m2 and the biggest is up to 293m2. The flats on the top levels benefit of outstanding views from generous terrace and additional balconies. The bottom levels on the other hand feel more cozy thanks to the proximity of the courtyard and trees. The common areas include a playground for kids, a lobby with reception, and a conference room. There is possible to rent a conference room by inhabitants, usually they organize their birthday parties there or private meetings.
