Ace Hotel Theater to Reopen With Rock Show

T

he United Artists Theatre opened in 1927, and for decades it hosted movies and stage performances (more recently it was home to televangelist Gene Scott and his University Cathedral). On Valentine’s Day, the 1,600-seat venue at 929 S. Broadway will return to public life, hosting the English space-rock band Spiritualized. The Feb. 14 concert will take place a month after the 86-year-old building begins serving customers as an Ace Hotel; officials with the Portland-based chain plan to open the 180-room Downtown boutique facility on Jan. 15. The Spiritualized show is touted as the grand reopening of what is being dubbed the Theatre at Ace Hotel. Spiritualized will be performing its 1997 landmark album Ladies and Gentlemen We Are Floating in Space in its entirety. The band will be accompanied by a full orchestra and choir. Tickets went on sale last week and are available via Ticketmaster.

CELEBRATING 40 YEARS has been pushed back to mid-February. The 32acre park will close for a year-long makeover that will create, among other things, a welcome pavilion, an amphitheater, permanent bathrooms, two 75-space parking lots and a promenade for farmers markets and other gatherings.

The plan also calls for the revitalization of seasonal wetlands that could eventually connect to the Los Angeles River. The renovations are slated to cost $18 million-$20 million, according to State Parks Superintendent Sean Woods.

He also noted that the decision to close the entire park is based on cost-effectiveness, and that doing the project in phases would have made the endeavor about $5 million more expensive. “We’re not exporting excavated soil.

We’re using it around the park, so it’s efficient and saves money,” he said. “But that means the entire park has to be under construction at the same time.” A public meeting will take place before the groundbreaking.

City Hires Project Manager For Downtown Streetcar

ne big task on the checklist for building the troubled Los Angeles Streetcar can now be crossed out: The city announced last week that it has hired the firm URS Corporation to serve as project manager for the development. URS will be in charge of completing a timeline and plan, assembling an independent cost estimate and resolving issues with underground utilities. The company will also work with the Bureau of Engineering, which will oversee construction, and the city Department of Transportation, which would run the streetcar. URS has worked on several streetcars in the past, including in Portland, Ore.

The Must’s Happy Return

D

owntowners love their bars, and bar owners love Downtown. Almost every week, it seems, there is an announcement of a new drinking establishment, often with some food served. Frequently the announcement includes the words “craft beer” or “mixologist.” You get the picture.

One new addition isn’t quite like the others, but its opening is worth celebrating: Like so many in Downtown Los Angeles, we couldn’t be more pleased that The Must is back in business.

Part of this is because of what the original Must was, and part of it has to do with how it left. Both are a bit curious.

The original Must was only around for a couple years. Opened in 2008 in the Historic Core, it was a wine bar with plenty of beer, food and quirks. The owners, Coly Den Haan and Rachel Thomas, were personable and had a finger on the pulse of the evolving area. Also, unlike many bar proprietors, they didn’t take themselves too seriously — you could get 40-ounce bottles of malt liquor in paper bags. Along with your drink you could order roast chicken or a Fluffernutter sandwich. All in all, it was a neighborhood spot, and refreshingly unpretentious.

Things came crashing down in July 2010. The owners showed up at their space one morning to find that the locks had been changed and all of their property, including $50,000 worth of booze, had been removed and placed in storage without their knowledge or permission. It turned out there had been a terribly messy and long-simmering property dispute. Still, no one expected things to end as they did.

In the wake of the shuttering, the Downtown community rallied around a shocked Den Haan and Thomas. Buoyed by the neighborhood support, the two soon announced plans to bring back The Must, even as they embarked on other food and drink ventures.

Now, more than three years after the unceremonious shutdown, The Must has returned. Den Haan and Thomas opened their doors the other week, and a formal grand opening was planned for Dec. 19 (after Los Angeles Downtown News went to press).

Their new home is on the ground floor of The Jeffries apartment building at 117 Winston St. At 2,800 square feet, the new Must is significantly larger than the old location. In addition to preserving food and drink elements of the past, it has some amenities that are popping up in other new arrivals — there’s a patio and a private tasting room in the basement.

Getting The Must back is a nice gain for Downtown. We’re glad that Den Haan and Thomas kept their focus and dedication on the Central City. It would have been easy, given what they endured, to throw up their hands and head to a new area, far from their past troubles. Instead, they persevered.

Not surprisingly, Downtown has been abuzz for weeks about the impending opening. People have been looking forward to seeing The Must return. Really, it’s not too frequently that you find the perfect neighborhood spot.

New Broadway Building Guidelines Offer Vast Potential and Big Challenges

T

he Bringing Back Broadway initiative that 14th District City Councilman José Huizar launched six years ago has seen wonderful successes and disappointing failures. The number and quality of new stores and restaurants has vastly exceeded expectations, and last week’s opening of an Urban Outfitters in the old Rialto Theatre space pushed things to an even more impressive level — the store could prove to be a tipping point for shopping on Broadway.

On the opposite end of the spectrum is the Los Angeles Streetcar. Once heralded and full of momentum, the project that would connect L.A. Live and the Civic Center with a main spine on Broadway has sagged since reports surfaced that the original $125 million budget was as much as $200 million below the true estimated cost. The project is in a holding pattern.

Over the past six years, another key aim for the street has also floundered. Now, however, Huizar and his team look to have achieved an important breakthrough. If the adoption of a set of building reuse guidelines for the upper floors of aged structures works as intended, then it will be a home run, and potentially as important for the street as all the new stores and eateries.

Huizar last week unveiled the Historic Commercial Reuse Guidelines. The result of years of negotiations with the Fire Department, the Department of Building and Safety and other entities, it seeks to facilitate the activation of approximately 1 million square feet of empty space on the upper floors of Broadway buildings. Huizar has been talking about this since he launched Bringing Back Broadway in January 2008. Now he has the chance to see if he has done things correctly and if the market will respond.

There is a lot to like here, though plenty to worry about as well.

Boiled down, the guidelines seek to do for Broadway’s upper floors what the Adaptive Reuse Ordinance did for housing in Downtown.

The latter effort, passed in 1999, made it easier and more affordable for developers to turn defunct Historic Core office buildings into modern residential complexes. Although no one knew at the time it passed if it would work, developers including Tom Gilmore and Izek Shomof saw opportunities. They snatched up property, built apartments and people stampeded into Downtown. Other developers followed and the rest is history.

In an ideal world the process is similar here, with restaurants, exercise studios, creative office space and other uses filling the upper floors of buildings between Second Street and Olympic Boulevard.

It is easy to get excited about the potential, and one happily envisions a time in the near future when those spaces are filled and the streets are activated to a degree not seen in decades. If it works, then there will be more patrons for Broadway’s restaurants, shops and service businesses. The energy would feed upon itself.

However, opportunity does not necessarily yield results. It also takes effective implementation, and in many cases a lot of guts, along with a lot of money.

The Adaptive Reuse Ordinance could easily have failed. It succeeded in part because developers were eager to try it out and could access funds. Then there was the role of Hamid Behdad — named the city’s adaptive reuse czar, he pushed hard to help developers advance their projects, and in the process he had to overcome a lot of city employees whose instinct was to say no.

Behdad was a problem solver, and if the new guidelines are to lead to the activity Huizar desires, then more problem solvers are needed. That is partly because, under the new program, Fire Department and Building and Safety staffers will be charged with interpreting the California Historic Building Code when the city’s regular building code creates conflicts with a historic property.

That may sound like mumbo jumbo, but it is potentially a huge sticking point. Dealing with code is complex, and it can be easier to just say no than to be inventive and look for a solution. Remember, these are often early 20th century buildings, and safety standards are far more stringent in 2013. The goal is to find a way to say yes while ensuring that employees and patrons of the new businesses are in safe environments.

The good thing is that a lot of people want this program to succeed. Huizar has partners in the Downtown business, development and residential sectors. The community understands how important this could be, and why the opportunity can’t be squandered.

Huizar has done solid work in getting the parties to the table and writing the guidelines. However, this is the beginning of the project, not the end. Implementation is key if Broadway truly is to advance.

honestly think this is one of those putting the cart before the horse situations. We first need to create a bike-friendly environment in this city before we implement a bike share program. I do not think the streets in this city are safe for people to bike. I really think all these bike lanes should be car-protected bike lanes.

I go mountain biking multiple times a week without fear, but do not dare ride my bike on the city streets. I have multiple friends that have been door’d or hit and run while commuting on bikes in the city. The first priority should be to create an environment in which the average citizen feels safe riding a bike on city streets. Then start thinking about a bike-share program.

ver the last several years tons of taxpayer money has been spent on parks and monuments at the river. These little parks are poorly maintained, if at all. The billion-dollar proposition being pushed here, mainly by those with their hands in the cash register, will do nothing to restore the river and will not make the river a “destination” for the city or visitors to the city.

Restoring the river is very simple and not costly at all: Improve the water quality, clean up the trash and keep it cleaned up, put up signage and provide security so that those who go the river are safe (which they aren’t now). Those in power have been asked about the above over and over.

At Union Station’s Comfy Chairs, It’s No Ticket, No Seat

A new policy in Union Station means that only Metrolink and Amtrak passengers can sit in the main concourse. Security guards routinely ask those in the area to show a train ticket.

Policy That Cleared Out Homeless From Main Concourse Draws Mixed Reactions

By Donna Evans he oversized leather seats in Union Station’s main concourse are some of the most inviting rest places in the historic building. But unless you have a ticket to ride Metrolink or Amtrak, Metro officials do not want you sitting there.

The new policy, which is being enforced by security guards asking those seated in the cordoned-off section to show proof of ridership, has many questioning whether it is an overt move to rid the 75-year-old station of its homeless contingent. Commuters and business owners in recent months have complained about foul odors and an uptick in aggressive panhandling.

Those complaints reached the ears of Metro brass, who acknowledged a “sanitary issue” with people sleeping in the station’s leather and wooden seats and camping out in restrooms. Metro’s official blog, The Source, stated that up to 135 homeless individuals had been using the station as a shelter every night. That, according to a Dec. 10 post, has “created extremely unpleasant sanitary issues in the seating area that in some cases posed a health threat to passengers using the station.”

Still, agency spokeswoman Kim Upton said the program that began Dec. 9 is more about availing enough seats for the paying passengers.

“It is not our intention to disrespect anyone,” she said. “We’re trying to be respectful of the patrons who have tickets, but had nowhere to sit.”

Metro bought the transit landmark in 2011 for $75 million. Last year, the agency hired Gruen Associates and Grimshaw Architects to create a master plan for the future of the train station and 40 surrounding acres of land. The historic station draws photographers, artists and visitors from all over to admire the Colonial Revival and Mission Revival design and Streamline Moderne style.

Under Metro’s new policy, however, artists won’t be honing their craft from the seats — something Metro should consider working into the policy, said Tara Thomas, the owner and executive chef of Union Station restaurant Traxx.

Thomas pointed out that plenty of people come to Union Station to sit and look at “the architectural majesty.”

Overall, however, the new policy is a blessing for business. Thomas said her customers were often asked for money or harassed if they ate at tables bordering the concourse. Some customers, and even Thomas, herself, have felt threatened by aggressive panhandlers who appeared to have mental health issues.

“As a business owner who has been at Union Station for 17 years, I can say that the shelter

seekers have become a problem,” Thomas said.

“I admire what Metro has done to try to curtail the situation.”

Reading a book and drinking coffee in the “Amtrak passengers only” section on a recent weekday evening, Metro passenger Beverly Moskowitz waited for her boyfriend’s train to arrive. Technically, Moskowitz was out of compliance because there is no dedicated seating area for Metro passengers. A Metro section may be added in the future, Upton said.

Moskowitz, who recently moved Downtown, takes the Gold Line to Pasadena frequently. She understands why Metro initiated the policy, but empathizes with the homeless people who are asked to move, saying they are just looking for a warm place to sit.

Amtrak passenger James Evans was less generous in his assessment of the policy.

“I think it sucks,” he said, adding that he saw one person get roused awake and escorted out of a chair. “I think it’s kind of rude.”

How Swede It Is Broadway Gets Another Shopping Option With the Opening of Stockholm’s Acne Studios

By Eddie Kim roadway is probably better known for discount suits than fashionable and hip stores, but that’s starting to change.

Downtown has been aflutter for weeks over the arrival of Urban Outfitters in the former Rialto Theatre space at 819 S. Broadway (it was scheduled to open Dec. 19). However, it is not the only new clothing store on the block.

Swedish fashion retailer Acne Studios opened its flagship store on Wednesday, Dec. 18, on the ground floor of the Eastern Columbia Building at 855 S. Broadway (at the corner of Ninth Street). The 5,000-square-foot space is the largest retail location for the brand.

Based in Stockholm, Acne offers a variety of high-end clothing options, from everyday essentials like jeans and sweaters to more ornate, experimental statement pieces. Many of Acne’s collections have an undercurrent of functionality and simplicity, which Executive Chairman Mikael Schiller said is a result of the line’s Swedish heritage.

“It’s more clever and sensual, not so ‘sexy,’” he said. “I like to say it’s clothing that makes you feel stronger.”

The store reflects some of that outlook with a sleek design: The space features rows of austere steel racks that hold the clothing, with little nooks and chairs scattered throughout. There are also quirky details, such as the giant mushroom sculpture sitting near one entrance. Then

there’s the glossy pink floor, which is speckled with stones to add texture to the room.

The Acne goods, meanwhile, stand out not only for their looks, but in terms of price. Jeans for men and women can run in the $200-$350 range, with blouses and shirts having similar price points. Jackets and coats can be more than $3,000.

Another Acne element, this one adjacent to the main store, is a coffee shop. Il Caffé, which has a handful of locations in Stockholm, is a favorite of Acne co-founder Jonny Johansson. It will provide a selection of espresso and coffee drinks, small bites (such as paninis) and baked goods, including a Swedish cinnamon roll. The store is still being built out, but il Caffé partner Michael Backlinder expects it to open by Christmas.

Acne began as a creative collective of sorts in 1996, and today’s Acne Group features divisions in advertising, film, magazines and more.

The fashion division came in 1997, shortly after Johansson made 100 pairs of jeans for friends and got a positive response.

Today, Acne Studios is in expansion mode.

Last year, stores opened in New York City and Tokyo, followed by outposts in Seoul and Paris.

Revenues are rising, too: In the fiscal year ending this past August, the company took in $130 million, according to Schiller.

penstance. Schiller said he was looking at the nearby Ace Hotel, which is scheduled to open Jan. 15 at 929 S. Broadway, and went up to the roof. From there, he spied the Eastern Columbia Building, an Art Deco masterpiece that reopened as condominiums in 2007 after a $30 million renovation by the Kor Group. Fascinated by the structure, he went in for a closer look and saw that the ground-floor corner space, which had long struggled to attract an occupant, was available.

Downtown’s vibe, affordable rents and influx of development was what ultimately drew Schiller and Acne Studios.

“It’s not crazy expensive here, and yet we

have a gem,” Schiller said. “It’s a little like treasure hunting.”

It is also not the only new arrival. In addition to Urban Outfitters and Ace, a Ross Dress for Less debuted in March at 719 S. Broadway. Previously the street, which has been pushed as part of 14th District City Councilman José Huizar’s Bringing Back Broadway initiative, saw the opening of the restaurants Umami Burger, Two Boots Pizza and Les Noces Du Figaro.

By Eddie Kim hen Bryant and Kim Ng decided to open a restaurant in late 2008, the first place they looked was Little Tokyo. One factor was the area’s small-town vibe. Another was just that they loved eating there.

Then they discovered the perfect property: a small brick building at 114 S. Central Ave. They removed drywall and a drop ceiling and stripped away the exterior paint. The result was a brick facade pockmarked by slashes of chipped masonry, and inside, soaring ceilings and space for an open kitchen with a wood-burning oven.

For Bryant and Kim, The Spice Table, which opened in March 2011, was the result of years of dreaming about the food of their cultural backgrounds — largely Singapore and Vietnam — served in a setting both beautiful and beneficial to the neighborhood. The accolades were instant, with reviewers raving about Bryant’s rustic but complexly flavored dishes and area residents and workers eagerly ordering luscious noodles, charlaced stir-frys and a plethora of simply grilled meats.

The Spice Table was that rare restaurant: a critical hit and a comfortable neighborhood staple.

“This place is about more than just the food,” Bryant said one afternoon last week. “It’s the environment, it’s the relationships we’ve built up with the community and our regulars. You can’t replicate that.”

Come Jan. 1, however, The Spice Table will shut it doors for good, a casualty of another step in Little Tokyo’s growth: the arrival of the $1.366 billion Regional Connector. Metro is acquiring the land The Spice Table sits on to build the project that will connect area rail lines.

Although the couple see the upsides of the transit development, the shuttering of their passion project isn’t easy to swallow.

“It’s bitter because we came and built something great when there was no outside interest in this area,” Kim said. “We were a part of making this community what it is today, and to have to leave is just hard.”

The last meal is an all-you-can-eat-and-drink affair on New Year’s Eve. Family Business The Spice Table menu is a bright mélange of mostly Asian meals that reflect the foods both Bryant and Kim ate while growing up. Many of the dishes are simple pleasures, as with the myriad skewers cooked over the roaring satay grill. The grill exhales a scent common on the streets of Southeast Asia: the smoky perfume of meat searing over a wood fire.

Both hail from immigrant families. Though Bryant was born in Los Angeles, he visited relatives in Singapore regularly. Kim was a refugee from the Vietnam War, escaping the volatile country with her family by boat. Coincidentally, both families also ran kitchens — Bryant’s parents owned a Chinese joint called Wok This Way, while Kim’s parents started an ultimately ill-fated pho restaurant near Chinatown.

Kim graduated from USC with a degree in international relations and went on to law school. Bryant attended UCLA and studied molecular biology and business, eventually working in the

biotech and pharmaceutical industry. But he grew tired of his job and ditched that field for the restaurant business, working at San Francisco’s La Folie, Los Angeles’ Campanile and the acclaimed Restaurant Daniel in New York, where they met in 2005. He would go on to help open Pizzeria Mozza with Nancy Silverton, Mario Batali and Joe Bastianich.

In 2008, after Bryant left Mozza, he and Kim married and began seriously pursuing their own place. The dream came true in 2011, and as The Spice Table’s reputation grew, Bryant’s cooking evolved.

“I think it got more mature and settled down a bit over the two years, like I wasn’t trying as hard,” he said.

No Fakes The couple had big plans for the future, including obtaining a liquor license to run a cocktail program. That vision was capsized, however, when Metro settled on a route for the Regional Connector in 2012. Bryant frowned as he recalled the emotions that the couple endured: shock, anger, denial, fear.

Perhaps worst of all, he said, was the early lack of a hard date to depart.

“There was just like a death cloud hanging over us, and it was hard to do anything because who knew how long we had?” Bryant said.

“There’s no way you can run a business like that,” Kim added.

“Not when everything is an investment.”

They began looking for a new location for The Spice Table with hopes of staying in Downtown. They have so far been unsuccessful, as no location they have seen meets the standard set by the current space.

“Where can you find a place like this?” Kim asked. “With this history, this foot traffic, the parking, this community?”

The couple has searched throughout the Central City, looking most closely in the Arts District and South Park. They have also resisted some seemingly easy options, feeling a new Spice Table would not fit in a pricey residential complex.

“There are a lot of new developments, but this isn’t a restaurant that should be in a sparkling new condo,” Bryant said. “That would be so strange. It wouldn’t be The Spice Table anymore. It would be a weird fakery of The Spice Table.”

Despite the uncertainty, the couple remains optimistic, as well as busy. Bryant and Kim are working on a new restaurant in Santa Monica with Rustic Canyon owners Josh Loeb and his wife Zoe Nathan. It will feature a similar Southeast Asian influence, though it has nothing to do with The Spice Table’s closing and won’t bear the current moniker.

Instead, Bryant and Kim said relocating The Spice Table remains their top priority. Although nothing will wipe the acrid taste from their mouths, discovering another perfect location would help.

“We will never be able to make a Spice Table just like this,” Bryant said. “But that doesn’t mean we can’t come close.”

The couple have one more week before they say goodbye.

Additionally, the minimum height requirement for a helipad has been boosted, from the current 75 feet to 125 feet. The design shift was announced by 14th District City Councilman José Huizar and the Los Angeles Fire Department this month. “This important policy will contribute to a more inspired and creative urban design and iconic skyline in the City of Los Angeles,” Huizar said in a prepared statement. “Our city is home to some of the most brilliant and creative design talent in the world — this new and evolving policy will allow them to do what they do best, while ensuring public safety.” The formal policy change comes after city officials allowed the coming replacement for the Wilshire Grand Hotel to skip the helipad requirement and instead have a sloping roof and a spire.

Local Auto Dealership Gets Environmental Prize

D

owntown is a hub of green technology with assets such as the Los Angeles Cleantech Incubator. Now, a local business has been recognized for being on the environmental forefront.

Nissan of Downtown Los Angeles recently received one of the 13 statewide Governor’s Environmental and Economic Leadership Awards. The GEELA prizes, established in 1993, recognize individuals and organizations that develop environmentally friendly practices while contributing to the local economy. Nissan of Downtown, which was the only Los Angeles recipient of a prize, was recognized for leading the region in electric vehicle sales and for installing one of the area’s first EV quick chargers. The award was accepted on Tuesday, Dec. 10, by Paul Scott, a longtime environmental activist (he was featured in the film Who Killed the Electric Car?) who sells the zero-emission Nissan Leaf at the dealership at 635 W. Washington Blvd. Nissan of Downtown, which is owned by the Shammas Group, has sold 188 Leafs this year. Other GEELA recipients include the NASA Ames Research Center in Santa Clara, and the Water Conservation Garden in San Diego for developing an educational conservation program known as Ms. Smarty-Plants.

Another Fashion Tenant At Alameda Square

T

he effort to turn the American Apparel complex into a hub for fashion companies took another small step forward last week, when Evoq, which owns the 1.4 million-square-foot cluster of buildings dubbed Alameda Square, announced that it had signed the online retailer GoJane to a seven-year lease. The company will bring 40 employees from its current Ontario headquarters to the new digs in Downtown Los Angeles. GoJane will occupy 10,400 square feet of space on the ground floor of the building at 777 S. Alameda St. Terms of the lease were not revealed. GoJane, which is owned by Aeropostale, sells discount shoes, teen clothing and formal dresses. The new offices, which will house the business’ merchandising, marketing, creative and other divisions, will open next March. “Our new office space is the perfect blend of workplace aesthetic and functionality,” GoJane founder Tony Pang said in a prepared statement. “Additionally, it puts us at the intersection of the Fashion and Art Districts of Downtown L.A., where we will be in a growing community of creative companies.” The GoJane signing follows much larger deals with the fashion companies Splendid and Ella Moss. Evoq, which acquired the former Meruelo Maddux Properties portfolio in 2011, has made revitalizing Alameda Square a core of its business plan.

Dodger Donates $75,000 To Skid Row Mission

I

t turns out, Dodger Andre Ethier isn’t only a hit on the playing field. Last week, the Dodgers announced that the outfielder and his wife, Maggie, have donated $75,000 to the Union Rescue Mission’s learning center. In addition to creating a scholarship program, the Ethiers’ contribution helped secure two instructors for the center. The money will also go toward new paint, furniture and supplies. On Monday, Dec. 16, Ethier served meals in the cafeteria and distributed gifts to the Mission’s clients. It marked the sixth consecutive year that Ethier has volunteered at the mission at 545 S. San Pedro St.
