Our team has unparalleled experience in creating vibrant mixed-use environments. Our commitment to partnerships with city and community leaders are showcased in many of our projects such as the redevelopment of the Pearl District in San Antonio and the heart of Austin that is the South Congress District. These partnerships have resulted in Urban environments that catalyze economic development, inspire civic pride, and celebrate the rich culture and history of Place. Through our projects, we frequently partner with non-profit organizations, nascent companies and emerging artists to celebrate and support local talent, both as clients and fellow practitioners.

Since Lake|Flato’s inception 40 years ago, environmental concerns have been integral to our design approach and process. We are national leaders in highperformance design of buildings and landscapes and environmental stewardship. We endeavor to integrate sustainability initiatives across three scales of a project: individuals in the spaces, whole building and shared spaces, and the broader context of the site. Our designs promote human health and wellness, climate change awareness and resiliency. PEARL BREWERY REDEVELOPMENT

SAN ANTONIO, TEXAS

A 2017-2018 recipient of the ULI Global Award of Excellence, the Pearl Brewery Development is a transformational adaptive reuse of a 1900s brewery into a self-sufficient, mixed-use “village” housing new residents, non-profits and local businesses while emphasizing community, conservation and local economic development.

Lake|Flato created a master, multi-phase development plan to repurpose existing buildings and transform the site into a vibrant development. Renovations express the building’s industrial history by reusing beer storage tanks and replacing old garage doors with large, metalframed windows. The 26-acre site features Hotel Emma, a 146-key boutique hotel built inside the original brew house and cellar buildings, 18 restaurants and bars, an amphitheater overlooking the Riverwalk, residential space, commercial office use and banquet space. The Pearl is also home to the Culinary Institute of America, which includes an exclusive Latin Cuisines Kitchen with both indoor and outdoor cooking stations.

This visionary development created a dynamic, pedestrian-oriented urban district that reflects the unique character and culture of San Antonio while revitalizing this landmark destination. client/developer

SOUTH CONGRESS DISTRICT

In the heart of Austin, the eclectic South Congress neighborhood is a social hub and city landmark, a walkable exhibition of Austin’s one-ofa-kind, slightly offbeat local character. The design of this new district focuses on extending the pedestrian experience along South Congress deep into the site which includes new mixed-use and creative office spaces featuring a diverse range of retail, dining, entertainment and fitness options. The project covers three city blocks in three significant buildings and includes a four-story below grade parking garage. Shaded courtyards, paseos and expansive outdoor decks and rooftop spaces encourage visitors and the public to linger, energizing the property and reinforcing its role as an urban destination.

A collection of discrete buildings is organized around a continuous – and genuinely interesting – pedestrian circuit that pulls window shoppers into a series of wellproportioned, lush urban spaces set back from noisy street traffic. The walkable path is intuitive, aligned axially with two majestic heritage trees whose canopies lend a blanket of dappled light to a pocket courtyard that accommodates intimate outdoor dining.

Envisioned as a timeless destination that emphasizes a sense of community, the Holdsworth Center was designed as a retreat for public educators that promotes reflection, thought and dialogue. As a new resource for world class training and leadership development for Texas’ public educators, the campus was designed to thoughtfully connect users to the native landscape and neighboring Lake Austin.

Upon arrival, parking is sited towards the main entry to encourage visitors to walk through the campus’ various trails, which weave through the buildings and central commons. Building views are oriented towards the lake, and common outdoor spaces including courtyards, event lawns and an amphitheater encourage users to immerse themselves in the surrounding landscape. Deep overhangs and shaded porches throughout the campus are reminiscent of traditional Texas lake houses, and the use of natural materials, such as wood and limestone, were selected to achieve a timeless design that responds to the context of its place.

Located along the Colorado River in East Austin, this future district transforms a former industrial asphalt and gravel production facility into an authentic mixed-use riverfront community. The vision turns existing constraints such as a large excavated pit, major utility easements, and flood plain into unique public realm offerings like the center interior lake and commons, linear park blocks, pedestrian / landscape corridors, and riverfront park and trails. All augmented a mix of building program and density that is phased over time to cater to the future needs and market of the surrounding community.

As San Antonio’s newest mixed-use urban development project, the Lone Star Vision Plan reimagines the 32-acre Southtown site along the San Antonio River into a multi-phase, walkable, mixed-use destination which will include the redevelopment of historic buildings, vibrant open spaces, and access to the river. The project strives to build on the heritage and connectivity of the Mission Reach and miles of existing trails along the San Antonio River by embracing and activating the rivers edge with parks and open spaces and creating a regional connection to the larger community. Preservation of the authentic brewery and district character will showcase the sites history while breathing life back into the buildings with new programs. The transformational redevelopment of the abandoned Trappey Cannery on the banks of the Vermilion River in Lafayette, LA leverages creative program, branding, architecture and planning to create an iconic sense of place while successfully integrating complex programmatic needs with a thoughtful mix of preservation, re-interpretation and new construction.

The project includes the adaptive reuse of the nationally-registered, historic Trappey Cannery Complex, the renovation of three larger existing public parks (Lil’ Woods Playground, Beaver Park, and Heymann Park) and enhanced public connectivity that collectively create a mixedused riverfront district that revitalizes and activates the Vermilion River while providing amenities to the local community. The humanscaled urban fabric and circulation encourage interaction and provide experiential moments of surprise and delight that draw people through the district. A variety of open spaces of multiple scales engage the surrounding neighborhoods and create a functional 18-hour-a-day destination that appeals to a broad range of users.

Riverside Place Phase 1 is a new mixed-use development that contains adverse collection of multi scaled spaces that are rooted in the gritty/artful vernacular that East Austin is known for. The design leverages the sloped site, existing heritage trees and prominent views of downtown to create a sense of discovery, while also seamlessly integrating civic and private programmatic needs. This collection of spaces fronts a communal public space at heart of district, where different programmatic functions and landscape combine; to create a unique meeting ground for a broad range of users and activities.

The Riverside Place District Expansion builds upon the Phase 1 communal space by adding 3 more communal open spaces, which are connected through a primary pedestrian spine, multiple pedestrian paseos, and rainwater detention strategies. 1037 multi-family units, 330,800 SF of office, and 90,300 SF of f&b/retail are added to the district to create more multi-scaled spaces, connect to more adjacent communities, and add more prominent downtown views.

Lake|Flato has received wide critical acclaim. We were recognized by ARCHITECT Magazine as the top firm overall in the 2019 ARCHITECT 50, the American Institute of Architects honored us with its prestigious Firm of the Year Award in 2004, and Lake|Flato was the first architecture firm to earn a Texas Medal of Arts in 2009.
