The Club has successfully acquired complete ownership of the Mountaintop Lodge located on Route 940 in Pocono Pines. It took almost six months of negotiation with the two banks to acquire their positions and secure the deed in lieu of foreclosure from the prior owners. The acquisition was approved in a vote by Club Members in May. Through intense negotiations, the Club was able to acquire the Mountaintop Lodge for slightly more than the value of the four commercial acres on which the three buildings sit. The land borders Lake Naomi Residential Properties on two sides and another commercial property on the third side. It was critical for the Club to acquire the property at the lowest possible number in order to assure that the acquisition and costs to reopen the Lodge do not exceed the $695,000 maximum approved by Club Members. Once appraised in value at well over one million dollars, the Mountaintop Lodge closed in December 2008 after the divorce of the prior owner/operators and the dramatic downturn in the economy. Efforts to rehabilitate the Mountaintop Lodge are already underway. With electricity restored to the building, efforts have turned to restoring the plumbing which was vandalized during the almost three years the Lodge was closed. A very wet basement and surface mold on the main floor are also being addressed. The Club will be updating the Members on a regular basis and the Club plans to announce the opening date for the Mountaintop Lodge at the earliest date possible. While the Lodge is being rehabilitated, the Club requests that Members refrain from going there. This is an active construction site with all of the inherent risks. The Club will schedule a series of Open Houses for Members and their guests as soon as the buildings are determined to be safe for Members to occupy. Get Ready to Respond to the Membership Survey The Club is putting the finishing touches on a comprehensive Membership Survey that is scheduled to be released to the Membership on Friday, October 7, 2011. The Membership Survey is a critical step in the Club’s ongoing strategic planning and long range facilities planning process being spearheaded by the Club’s Long Range Planning and Ad-Hoc Strategic Planning Committees. The McMahon Group, a national club consulting firm headquartered in St. Louis, has been retained to assist the Club with the Membership Survey. The McMahon Group previously assisted the Club with the 2002 Membership Survey as well as with presenting the Community Center Project for consideration of the Membership and ultimately the successful vote that permitted the Club to move forward with that project. The 2011 Membership Survey will be provided to Club Members in paper format. Members will also be provided with a link to use if they choose to answer the survey electronically. Members will also be able to access the survey through the Member’s Only Section of the website. Couple and family memberships will have the opportunity to provide two responses to the survey. The survey will be anonymous, with all competed surveys, both paper and electronic, being returned directly to the McMahon Group. Survey responders will be asked their membership number for control purposes, but the membership number will never be tied to any of their responses. The Club will never have access to the individual responses, only to the compiled responses. It is extremely important to the Club’s future planning that as many Members as possible respond to the comprehensive membership survey in order for the Club to get the best possible assessment of the Member’s current level of satisfaction with the Club as well as their needs and desires for the future of the Club.
