Arbor Acres Methodist Retirement Community | $45 Million Expansion + Renovation Winston-Salem, NC
Over a four-year period, LAMBERT has assisted this continuing care retirement community with the design and implementation of over 45 million dollars worth of renovations and expansions to their existing campus.
Phase 2 includes the completed renovation of the former assisted living building into one-bedroom apartments; renovation and expansion of the existing pool into a full Wellness and Aquatic center; and planning for the renovation and expansion of the independent living dining facility.
Phase I consisted of a new three-story Assisted Living; an addition to the existing licensed nursing facility for Memory Care; the addition of two clusters of one- and two-bedroom patio homes; and the construction of a new neighborhood of 23 single family homes.

LAMBERT’s design of Arbor Acres’ Asbury Neighborhood in Winston-Salem incorporates a lively mix of architectural styles and materials. The 23-unit neighborhood, a blend of single homes and patio cluster homes, is a harmonious composition of street facades created to reflect a neighborhood that has evolved over time. Asbury is a completely walkable community with sidewalks, saved mature trees and is centered around a small “pocket park” as a focal point. Each home has its own outdoor space. Houses come with rear garages that open onto a service alley instead
of the main street. Patio cluster homes face a courtyard and are enclosed on the street side by a shared gazebo and covered walkway. For ease of access, a pedestrian bridge connects the neighborhood to Arbor Acres Assisted Living facility.

The Corpening Residence Building was originally constructed in the late 1970s for independent living residents. It consisted primarily of singleroom studio apartments and, within five years, warranted the licensure of one floor for the delivery of personal care services, and eventually led to a fully-licensed assisted living facility in the 1990s. When residents from this building moved to the newly-constructed Asbury Place, this empty facility needed to be updated and serve a new purpose as apartments for independent residents. The architect transformed this aging facility into 20 one-bedroom apartments with desirable amenities and customizeable interior finishes. As a reliable source of revenue for Arbor Acres, this facility needed to be fully converted and ready for occupancy within eleven months.
Completing this project in that time frame came with three primary challenges (each challenge is described in detail on the following pages): 1) Routing utilities through limited space available between desired ceiling height and existing concrete planks; 2) replacing the windows; and 3) reconstructing the exterior skin of the building. Corpening was completed on time and on budget, and is now a building of highly-affordable apartments where residents are connected to the new Fitness Center, and are within walking distance of dining rooms, a beauty parlor, and the post office.

The first challenge was routing the utilities through the limited space available between the desired ceiling height and the existing concrete planks. The block and plank structure had interior load bearing walls at roughly 14 feet on center and a floor to floor height of 9’-4”. Extensive study during construction documents enabled us to solve most of the routing challenges and the tightest spots were well know by the time we started construction. To further coordinate the work, a mock-up unit was created to check everything. O en the first pass was with string and card board followed by the actual piping, ductwork and light fixtures. The mock up allowed the Owner
to ensure that their very specific program requirements were all met with regards to function, serviceability and appearance. The engineers were satisfied that the systems would all perform as designed. All trades gladly participated and were rewarded with an uneventful installation on the remaining units.

This second challenge grew out of the need to replace all the windows on the building. The initial plan had been to replace all of the existing windows with one of two types of bay windows and to replace only the adjacent cladding. Once the first window was removed it was evident that the existing steel stud framing had suffered extensive water damage. The primary culprits were the joints between the windows and the stucco cladding and a lack of a ention to the sill detail. The area beneath some of the windows also housed a fan coil unit which both masked and occasionally contributed to the moisture. All the framing in these areas had to be replaced. With new framing there was an opportunity to change the rough opening sizes and utilize a standard window size which helped offset some of the additional framing cost. The third challenge was less predictable and involved reconstructing the balance of the

exterior skin. The window replacement and bay work affected approximately 45% of the building’s exterior. The initial plan was for the brick exterior to remain untouched. When the demolition work was done for the new bay windows, it was easy to comprehensively evaluate the remaining exterior wall. While the drainage plane width behind the brick veneer was good, there was not a good moisture or air barrier, and the number and spacing of the brick ties was inconsistent. This led to an evaluation of the exterior steel stud gauge found the studs not stiff enough to serve as back-up for the brick veneer. The solution was to remove the existing brick, sheathing and stud framing and replace it with new stud framing, a Dens glass sheathing, a fluid applied air and moisture barrier and a properly anchored and flashed brick veneer. The cost was offset by previously accrued cost savings in other areas. 21

Originally constructed only as an indoor pool, this area no longer met the expanded concepts of wellness for the senior adults in this large continuing care retirement community.
The expansion provided space for a full cardio and resistance weight workout area, adjacent to a multipurpose room for fitness classes. A 1/20th of a mile track encircles these two areas.
The entrance for the new facility presented a dual opportunity to provide a new identity for the expanded wellness center as well as an entrance lobby for the newly renovated residential building adjacent. The existing pool was removed and replaced with three specific use pools: a 2-lane lap pool, a warmer exercise pool, and a hightemperature je ed spa. Locker rooms were fully renovated and enhanced with additional showers.

This continuing care project consists of renovations and additions to a 65-bed facility originally built in 1986, with subsequent additions IN 1998, 2002 and 2012. Upon completion the facility will accommodate 83 residents. Existing East and West Core areas are composed of nurse stations, dining rooms, offices, activity rooms and various support functions. The primary objective of the project for the core areas (now called “courts”) is to locate the functions requiring enclosed / secure rooms to the perimeter and open the center of each court for formal and informal gathering, activities and dining. New architectural elements, water features, and interior landscaping will bring nature to the courts and to residents who rarely get outside.
18 new single-occupancy rooms will be a mix of new construction and repurposed spaces, and include private bathrooms with European style showers. Renovated rooms will receive new finishes, new HVAC, new electrical and data connections, and new light fixtures. Portions of the plumbing, mechanical and electrical systems will be updated, as well as the majority of the exterior of the building. The work will be phased allowing the facility to remain fully operational during construction.

A significant expansion was required for this independent living dining facility within a major continuing care retirement community. In order to remain competitive in the market, the style of service and range of offerings needed to expand. The design accomplishes this by two means: Expansion includes a new dining room with more formal seating style. The addition also includes a new pub-style club room for casual socializing outside of mealtime.
The existing areas are renovated for an expanded servery and café-style dining. The new server offerings include a coffee/ smoothie station, a daily feature station with brick oven for made-to-order pizzas, grill, comfort food, deli, salad bar and desserts. Additional provisions are made for wait stations and a weekly specialty buffet setup.

LAMBERT’s integrated team approach integrates interiors and design from the inception of a project. This process combines the client’s immediate needs and long-term strategic plans in one comprehensive package. Interior design is involved in every step of the process beginning with programming, where we work closely with the client in order to fully integrate space needs into the full scope of the project. This step allows LAMBERT to give clients a successful solution for their facility, while also adding to the function, flow and aesthetic nature of their spaces. Programming begins with documentation of the client’s individual space needs and requirements, and ultimately extends to the relationship among spaces. LAMBERT collects and synthesizes all relevant data to communicate our understanding of the requirements with the end users. This process focuses on key issues in the design process, and is used to audit the design as it moves forward. The outcome provides the flexibility to meet project
requirements while remaining within the client’s scope and budget expectations. The Space planning process concentrates on the overall systems of the facility, from living spaces and circulation flow, to sound and light control. Designing with our client’s intent in mind allows us to plan for a space that can comfortably hold their clientele. LAMBERT collaborates with the client to deliver material choices for all finishes including flooring, wall and ceiling selections. Our in-house design library allows our designers to explore numerous options for texture, color, hardware, cabinetry, workspaces, tile, marble, glass and more. LAMBERT assists clients with final project requirements including furniture, equipment and accessories/artwork (FEA). The selection of these key elements comes from the client’s overall functional and aesthetic requirements for the project.
