New hotel openings boost confidence in sector I would like to welcome you to the latest edition of the KAHC Kenya Hotel & Restaurant Guide. Since the first guide was published in 2004 our industry has improved dramatically, reflecting the changing trends and requirements for top quality accommodation for visitors to our wonderful country. Whether you are coming to Kenya for business or pleasure, there is a betterthan-ever selection of hotels, lodges, camps and resorts to cater for personal tastes, varying budgets and individual requirements. In the past few years Nairobi has hosted a number of major conferences and events, helping to establish Kenya’s capital as a continent leader, if not world leader, in the MICE sector. With these events comes an increasing need for more rooms and high-quality facilities to accommodate delegates from across the world.
International brands Many of the recent and upcoming hotel openings have been in Nairobi, with international brands making their mark on the city thanks to eyecatching structures and unique designs – thus further diversifying the city’s catalogue of accommodation. Down at the coast, the sector may not be moving at such a fast pace as in Nairobi, but it is moving nonetheless. Increasing occupancy rates and new or refurbished hotels are helping to keep the industry buoyant, with the potential to continue on a positive path as we look ahead to 2018. Aside from our cities and coastline, Kenya’s national parks, too, are major hubs for visitors, with many camps and lodges within our membership. These lodgings form part of our world-class safari sector and continue to provide the same excellent service, knowledgeable guides and quality accommodation for which Kenya has been known since the dawn of the safari sector. This guide aims to showcase the variety and quality of our members across Kenya and to illustrate that, no matter your style, budget or preferences, there is something here for everyone. Success leads to greater industry confidence After a successful year in 2016, with a host of awards, highprofile conferences and further development and expansion of the tourism and hospitality sector, 2017 has continued on the same upward trajectory, with even more positive developments, news and accolades that help to promote Kenya to the world as a preferred tourism destination. Within the next five years, 13 hotels are set to open across Kenya, adding to over 100 that have opened in the past decade. This truly is positive news for the country and reflects the increasing interest in Kenya as both a business and tourist destination. Among the newest crop of hotels are international names such as Hilton, Ramada and Mövenpick, further highlighting that such brands are seeing potential in Kenya as a destination and investing time and money in developing the hospitality sector.
Growth Aside from Nairobi – the MICE capital of East Africa and the starting point for many safaris – new properties are opening their doors at the coast, in major cities and towns and in our much-treasured national parks. The coast continues to grow and recover after a downturn several years ago, while cities such as Kisumu are becoming increasingly important hubs for both business and tourism. The annual wildebeest migration once again brings visitors to Kenya from all over the world to witness this spectacular sight and stay in some of our world-class camps and lodges, while the coast has been boosted by continued recognition of Diani Beach as one of the best beaches on the continent, if not the world. Kenya Tourism Board’s annual Magical Kenya Travel Expo (MKTE) took place in October, coinciding with our 20th anniversary. The event welcomed over 150 buyers from across the globe and 180 exhibitors from the region and beyond to promote Kenya as a world-class destination. The 2017 edition of the World Travel Awards (WTA) once again proved that Kenya excels in several fields within the travel and tourism industry. Kenya scooped the following awards among others: Africa’s Leading Airline (Kenya Airways); Africa’s Leading Beach Destination (Diani); Africa’s Leading Cruise Port (Port of Mombasa); and Africa’s Leading National Park (Masai Mara Game Reserve).
Kenya Tourism Board (KTB) was voted for the sixth time in a row as Africa’s Best Tourist Board. This is an accolade we are particularly proud of, as we continue to promote Kenya to the world. After another successful year for Kenya, we look ahead to the future and hope to continue the success that we have achieved as a country over the last few years. Introduction
Hospitality sector is powering ahead Kenya’s tourism industry has had its fair share of ups and downs over the past 10 years or so as visitor numbers have soared and, often equally dramatically, have dropped back again. In much the same way, the nation’s hotels have witnessed times of great optimism but also periods of uncertainty. Despite 2017 being an election year – one that created business uncertainty and caution – Kenya’s hospitality sector continues to power ahead from its low point of just three years ago. Tourism numbers have grown year on year while bed capacity has increased along with occupancy rates and yields.
This resurgence is down to a number of factors, including improved global marketing by the Kenya Tourism Board, the efforts of an energetic and much admired Minister of Tourism, greatly improved internal security, the lifting of travel advisories and better airline connectivity.
Exhibitions Aside from tourism, Nairobi continues to expand as a meeting place and as a regional centre of finance and culture, bringing greater numbers of visitors from within Africa but also from outside. The Kenyan capital is more popular than ever as a venue for exhibitions, conferences and seminars and the city’s hotels reflect this in providing top quality business-type accommodation. In fact, Nairobi is midway through an unprecedented hotel construction boom – one that seems to have no end in sight. Elsewhere in the country, regional towns such as Kisumu and Eldoret have seen new hotels spring up to cater for both tourists and business visitors. By contrast, the coastal strip is only just starting to recover from a prolonged downturn and it may be some time yet before this part of

Kenya makes a full return to its former glories. But the signs are good; and these may become better still if more international airlines opt to serve Mombasa directly. The completion of the new Chinese-built Nairobi-Mombasa standard-gauge railway line is also having a positive impact on the coast as local people and foreigners alike rediscover the joys of travelling by train.
Game reserves But Kenya is more than just a city centre and beach hotels; this is a destination famed for its camps and lodges. Spread throughout the nation’s world-class game reserves, these small and often remote properties are what many visitors come to Kenya to enjoy as part of a back-to-nature safari experience. The country’s game parks are a rich mixture in terms of terrain, climate and animal species, so it’s important to visit more than one. Then there are the natural wonders of Kenya, its mountains, its dormant volcanoes, its forests and its amazing people made up of 42 distinct ethnic groups. Add to that some of Africa’s finest cuisine along with surprisingly good service and the smiles on a million faces. What more could any visitor want from an African destination?

Nairobi
Bigger than ever choice of great hotels It seems to be a boom without end in Nairobi as East Africa’s cultural and commercial capital continues to experience a Dubailike expansion of its hotel capacity. What seems to be fuelling this growth is the capital’s almost unique guest base, a diverse mix of affluent overnighting tourists – either heading out on safari or on their way home – and those visiting Nairobi on business or to attend a conference or trade show. For investors, hotel owners and managers, it adds up to a compelling year-round proposition. Thanks to its impressive airline connectivity and its now plentiful stock of hotels, Nairobi is a destination of choice for large international gatherings arranged by the United Nations, the World Bank and other global organisations. And the growing frequency and success of these

events is for the most part unaffected by the performance of the local economy. The surge in property construction has impacted almost every part of the city and stretches across various hotel segments, from humble two-star properties to luxury five-star hotels. In addition to Kenya’s well established and trusted local brands, such as Sarova, Serena, Sun Africa and Mada, some of the world’s top names in hospitality have been attracted to Nairobi.
Forefront Arguably at the forefront of this invasion is Marriott, which in 2017 launched the Four Points by Sheraton in Hurlingham. This property was previously branded as a Best Western. A second Four Points is under
construction at Jomo Kenyatta International Airport and the group will also manage a mega sized 365-room JW Marriott Hotel in Westlands, due to open in 2020. Until recently, Jomo Kenyatta Airport was poorly served in terms of accommodation. In fact, there were no airport hotels. Following a spate of new construction, however, this is no longer the case, as the recent opening of the Lazizi Premiere and the soon-to-be-completed 175-room Hilton Garden Inn clearly illustrate.
Westlands Only a decade or so ago, Nairobi had few decent hotels and these were mostly located in or close to the central business district. Today, many other areas can boast top hotel clusters – in particular Westlands. For example, Westlands already has the Villa Rosa Kempinski on Chiromo Road, the venerable Southern Sun Mayfair, the stylish Sankara, the Jacaranda and the more budget-focused Pride Inn. Recent additions to the scene include Tune Hotel and Golden Tulip. Now these are also being joined by the 340-room Pullman Nairobi on Lower Kabete Road
(part of the Elegant Properties group), City Lodge (at the Two Rivers Mall) and the 223-room Mövenpick Hotel & Residences. Equally, the Carlson Rezidor Hotel Group, which runs the 271-room Radisson Blu in Upper Hill, is now opening four more properties in Kenya including in 2017 the 140-room, four-star Park Inn by Radisson in Westlands and the Radisson Arboretum scheduled for 2018. Forecasts suggest that by the end of 2018 Nairobi will be able to offer an incredible 20,000 guest rooms. As it is, the capital is already home to more than 20 five-star hotels. This figure puts Nairobi right up there as one of Africa’s top destination cities. So, as Nairobi continues to set an unrelenting pace as East Africa’s favourite city, there seems to be no end in sight to the number of new hotels this city can build. A boom it most certainly is.

Coast
Ocean resorts offer a perfect getaway The Kenya coast offers some 1,420 km of white-sand beaches lapped by the Indian Ocean with a range of accommodation to suit everyone.
Five key areas Coastal hotels are mostly in five key areas: Diani Beach, Mombasa Watamu, Malindi and the island of Lamu. Diani is served by Ukunda Airport while Mombasa has Moi International Airport and Watamu and Malindi are jointly served by Malindi Airport. Lamu has its own airport served by domestic flights.
Diani Beach The South Coast has a choice of first-rate hotels in a quiet location with 25 km of beautiful white-sand beaches. It is also close to some of the best national parks. Protected by a giant reef, Diani Beach is a destination of choice for water sports enthusiasts. In addition to its abundance of colourful fish, the South Coast attracts the migratory whale shark between February and April. Swimming alongside these harmless creatures is a memorable experience.
Mombasa Mombasa is Kenya’s longest-established resort area, with a wide choice of accommodation from modest guesthouses to five-star hotels. The city itself has only a limited number of good hotels, but the nearby beach area has an excellent choice.
Between the North Coast of Mombasa and Watamu is the small town of Kilifi, popular with affluent Kenyans who have built houses on the beach. Kilifi has a limited choice of hotels plus a few good restaurants.
Watamu The sleepy village of Watamu is fronted by wide white beaches. This long and tranquil stretch of coast is home to several well established resorts with a scattering of private guesthouses in the forest beside the deserted shore. Watamu is within easy reach of Malindi Airport.
Malindi Malindi, with its smart restaurants and coffee shops, is perhaps the most sophisticated of Kenya’s coastal towns, with high-end accommodation to match. Yet this former fishing village has retained its traditional feel. Between Malindi and Lamu there is a sprinkling of small, upmarket beachside hotels and guesthouses.
Lamu The island of Lamu is a Unesco World Heritage Site where motor vehicles are banned in favour of donkeys. Accommodation is generally small-scale with tasteful Swahili-style decor. The attractive resort of Shela has one of the finest beaches in Kenya.

Natural attractions
A world of visual wonders Kenya is the definition of a multifaceted country, with bustling cities, a beautiful coastline and a host of natural wonders and attractions that set the country apart from its neighbours.
National parks As the safari capital of the world, Kenya is unmatched when it comes to the true African safari experience, with a host of national parks and reserves across the country. Arguably the most famous national reserve is the Masai Mara, located in the south-east corner of the country and home to the famous wildebeest migration and also the Big Five. The Mara offers a variety of accommodation options, including camps and lodges. Nairobi National Park has a special status as the only national park on the edge of a city. While not the biggest or most game-rich park, it provides an easily accessible way to experience a safari without leaving the capital.
On the border with Uganda sits Mount Elgon, an extinct volcano with four distinct zones: montane forest, heath, moorland and mixed bamboo and podocarpus.
Lakes Many of Kenya’s 64 lakes can be found in the Great Rift Valley, including Lake Turkana, Lake Magadi, Lake Logipi, Lake Nakuru, Lake Elementaita, Lake Naivasha and Lake Baringo. The largest of these is Lake Turkana, covering about 6,405 sq km. In the south-west corner of Kenya is Lake Victoria, which is also shared between Uganda and Tanzania. Famously the source of the River Nile, Lake Victoria is also the largest lake in Africa. The Kenyan part of the lake can best be accessed from Kisumu, which offers a range of accommodation options and activities for visitors.
Among the country’s other notable national parks, reserves and conservancies are Amboseli, Tsavo East, Tsavo West and Ol Pejeta, along with many others.
Mountains Mount Kenya, the second-highest mountain in Africa after Kilimanjaro, can be found in central Kenya, about 150 km north-east of Nairobi. Its highest peak is Batian, reaching 5,199 metres and providing a difficult climb. By contrast, Point Lenana offers an easier ascent without the need for climbing and is the most accessible route for those wanting to climb Mount Kenya.

What we do
The core service that the Association renders to its members includes: 1. Advocacy The Association aims to create a conducive business environment for players in the hospitality industry by influencing decisions within institutions and economic systems. 2. Industrial relations The Association promotes and protects harmonious industrial relations, achieved through Collective Bargaining Agreements (CBAs) that are negotiated and signed with the union in the trade. 3. Representation The Association is the principal voice for hotels and restaurants to the government and other agencies on matters of regulations, licensing and policy. This role is fulfilled through representation and contribution to various bodies including Kenya Tourism Board, Kenya Tourism Federation and Tourism Fund, among others.
4. Marketing The Association promotes and showcases its members’ products and services through the Hotel & Restaurant Guide and collaborates with the Kenya Tourism Board by participating in various tourism trade shows and exhibitions. 5. Training The Association coordinates with the Kenya Utalii College, as well as other training institutions, on training and development programmes. 6. Information exchange The Association acts as the principal information exchange network for members and the industry by maintaining an industry databank and regular communication with members on issues such as government policies on tax and pricing, in addition to licensing and classification for hotels and restaurants, among many others. 7. A common bond Membership to our association gives individual hotels or hotel groups an invaluable stamp of recognition and of belonging to an important and reputable organisation in the hospitality fraternity. It affords them a forum to air their views, discuss common problems and present a united front as the most fundamental sub-sector of the tourism industry.
