WELCOME The Tulsa housing market is strong! The pent-up demand which grew during the downturn in the economy is now being released. Homes are selling quickly and the demand for high quality new homes is as strong as it’s been in many years. There is no better place to see all the best new homes in the region than in the 2014 Greater Tulsa Parade of Homes. Presented by the Home Builders Association of Greater Tulsa, the Parade of Homes showcases more than 150 new homes in the Tulsa metro area; giving you the chance to see the latest trends and speak directly with a builder. This year’s Parade features homes ranging from $130,000 to nearly $2 million in almost every community in the Tulsa area. One of the things that make the Parade of Homes such a great event is the chance to access dozens of new homes (many fully furnished and decorated) all at the same time. If you were to try to do this any other time of year, you would spend hours researching when the homes would be open, where they are located and figuring out your schedule. With the Parade of Homes, not only do you know that every home will be open daily from 1:00 p.m. to 7:00 p.m., but you can plan out your route in advance with the maps provided in this guide. With the wide range of home prices available in the Parade of Homes, there is literally something for everyone. Whether you are looking for a starter home or a dream home, you will find them here. Many people also enjoy seeing the latest trends in design and decorating. When you buy a new home, you don’t just live in the home; you live in the neighborhood, too. The Parade of Homes highlights some of the region’s fastest growing and most sought-after subdivisions. This year, the featured subdivisions include Stone Canyon in Owasso, Yorktown in Jenks and Forest Ridge in Broken Arrow. This guide contains special sections on these subdivisions, to assist you in your buying decisions. If you’ll turn back a page, you’ll see how this guide has been laid out. BUILDING GLOSSARY Below is a definition of common building terms you will see throughout this Guide. For further questions about building, or the process of buying a new home, contact the Home Builders Association of Greater Tulsa at 918-663-1100.

Alcove: A recess or small room adjacent to or opening out of a room. Backsplash: Paneling attached to the back of a stovetop or to the wall behind a kitchen countertop, to protect against splashed liquids. Bibb insulation: Blow-In-Blanket insulation is a premium insulation that fits any configuration. It blows in to fill cavities easily and completely and lasts for the life of your home. It adds thermal efficiency, which controls sound and reduces air infiltration in the wall cavity. So your house is snug, secure, thermally efficient and draft-free. Bull-nose: A blunt or curved outside corner, as the corner made by two walls. Typically found on the edge of archways in some homes. Butler’s pantry: A service room between a kitchen and dining room, typically equipped with counters, a sink, and storage space for china and silver. Car siding: Car siding, is a tongue in groove board, available in finishes such as cedar and pine, with some decorative “v” cuts that adds some definition to the siding. The siding can be installed vertical or horizontal, and requires staining or painting. Crown molding: A type of decorative strip used where a wall meets the ceiling, with a curved face and chamfers on the edges; also called cornice. Drop zone: This area has a countertop space positioned near an entry to conveniently provide space for “dropping” gear upon entering a home; i.e., purse, keys, groceries, etc. Green: Green as it related to home construction represents environmentally-responsible, energy- and resource-efficient building practices. A home is considered to have green features if any part of the home’s design or construction is helps to conserve energy, minimize resource usage, or has low-impact on the surrounding environment. Groin Vault: A vault or ceiling created by the intersection of vaults. Hand-troweled: A technique used for finishing walls using any of various tools having a flat blade with a handle, used for depositing and working mortar, plaster, etc. The tool is used to apply, shape, smooth texture onto the walls by hand, creating a visually interesting pattern that can then be glazed or painted. HERS-rated: The Home Energy Rating System (HERS) Index is the industry standard by which a home’s energy efficiency is measured. The lower the number, the more energy efficient the home. The U.S. Department of Energy has determined that a typical resale home scores 130 on the HERS Index while a standard new home is awarded a rating of 100. Knotty Alder: This popular type of wood has the strength of maple and the personality of pine. The wood is light brown

in color with yellow and peach hues, and can be stained to highlight the beautiful grain. The open, sold knots give alder a more informal presence. Open Cell Icynene: A spray foam insulation product that both insulates and air seals buildings for the lifetime of the structure. Icynene home products offer healthier, quieter, more energy efficient homes and buildings. ORB hardware: Hardware with an oil rubbed bronze finish. Porte-Cochere: A roofed structure extending from the entrance of a building over an adjacent driveway and sheltering those getting in or out of vehicles. Portico: A porch or walkway with a roof supported by columns, often leading to the entrance of a building. Pullman bath: A Pullman, or “Jack and Jill” bath is a term used to describe a bathroom set between two bedrooms that can be accessed from either bedroom. The bedrooms each have individual access to their own vanity areas, which connect in the middle to a shared a toilet and bath/shower unit. “R” factor insulation: The R value is a measure of thermal resistance used in the building and construction industry. The bigger the number, the better the home insulation’s effectiveness. It is affected by the property of the insulation material and the thickness. SEER: The efficiency of air conditioners is often rated by the Seasonal Energy Efficiency Ratio (SEER) which is defined by the Air Conditioning, Heating and Refrigeration Institute in its standard ARI 210/240. The higher the unit’s SEER rating the more energy efficient it is. Soffit: The underside of an architectural feature, as a beam, arch, ceiling, vault or cornice. Split plan: A popular style of floor plan where the master bedroom is on one side of the home separated from the other bedrooms, which are located on the opposite side. Travertine: A type of stone that is made from a form of limestone deposited by springs, esp. hot springs, it is most commonly used as tile for flooring. The stone is characterized by pitted holes and troughs in its surface. Trayed Ceiling: A trey ceiling is used to create a spacious look. A trey ceiling has different levels and can make a low ceiling look and feel higher because it has a raised center.
