443 Greenwich is more than a building. It is a dramatic story of transformation and restoration that starts with a dialogue across centuries between Cetra Ruddy and Charles Coolidge Haight, architects. The outcome of that “collaboration” is an authentic 19th-century building that gives character and structure to 21st-century luxury residences. The architect’s vision belies the immense efforts of construction to realize that vision. From the lobby to the penthouses, the interiors retain a true sense of belonging in history. But the developers’ desire to make something extraordinary inspired a new approach to restoration. Eschewing long hallways and corridors connecting multiple residences, four interior sections of the building were removed to create vaulted apertures seven stories high and 40 feet wide, to make room for four new elevator cores, each with an elevator opening directly into the residences. Then each floor was meticulously “stitched” back into place. The wood floors and floor joists on every level were removed so that new, perfectly level concrete slabs and wide board white oak flooring could be installed with acoustic damping built in for sound insulation, and additional ceiling height gained. In keeping with the theme of historic transformation and restoration, the historic wood planking was reborn, looking down instead of up, as the coffered ceiling of the main lobby and up to the sky as the trellised areas of the new, 5,000 square foot, landscaped roof deck. The massive supporting beams and columns of Carolina Yellow Pine remaining in place on each floor were sandblasted, removing 132 years of paint to reveal the wood’s original grain and patina. Next, the vast, open, 19th-century factory was transformed into 53 elegant homes, with specially constructed demising walls far exceeding Building Code standards to provide maximum sound insulation and privacy. A new, state-of-the-art four pipe fan coil heating and cooling system was installed,
allowing fluid temperature control in each room, and each residence was equipped with a central, programmable pre-wired “smart” system to monitor and control everything from sound to the position of window shades, all from your smartphone. With Landmark approval, existing brick structures on the rooftop were removed along with all the original columns on the 7th floor of the West building, so the old pitched roof could be raised to its highest point and a new penthouse level, with large light-flooded open interior spaces and private terraces, could be constructed out of special brick, marrying the original structure with walls of windows that fold back, transforming inside to outside and outside inside. With a “green” roof everywhere, architect and developer set their sights on creating a rarity: a “LEED Gold” residential conversion. But the story of transformation and adaptation does not end here with the residences. With an eye to restoring Charles Haight’s original design, the entire façade, both inside and out, was restored: a new “original” cornice was built to crown the building, the original steel shutters on the courtyard façade were replaced with exact replicas painted to match samples of original paint and new custom sold mahogany thermopane windows surpassing STC ratings were installed to replicate Haight’s fenestration. Finally, in a brilliant act of transformative and adaptive reuse, the old massive boilerhouse which dominated the wide open space of the interior courtyard was removed. The cellar level was dug out to drop the slab 2 feet, creating a modern amenity space for the new residents with a garage, pool, fitness center, and more, while retaining the historic massive brick piers and vaulting so characteristic of Haight’s architecture. And above these amenities, the courtyard, transformed into an urban garden, filled with light and air. Today, residents experience something unimaginable to 19th-century workers taking a break from their tasks. A dense, well-ordered garden has grown up where cobblestones once lay. Urban grit, transformed into verdant nature The same kind of transition occurs at the entrance to the building. You travel from the hardy Landmark 19th-century brick and masonry of the exterior to the delicate textures of the lobby’s Venetian tile and glass. By the time you have arrived home, you will have moved from the monumental public presence of the building to the intimacy of your residence. All at once, the buzz and hum of the street gives way to an enveloping world of peace and beauty.
