Latest News 95% MORTGAGE RETURNS: WHAT DOES IT MEAN FOR POTENTIAL HOMEOWNERS? Today, Accord mortgages, a division of Yorkshire building society announced the return of 95% mortgages for first time buyers – the first provider to do so in nearly a year.

his news came hot on the heels of a new government scheme designed to help banks and building societies bring lower deposit mortgages. Although Yorkshire Building Society is not using the scheme, they say the package is part of its ‘continued support to help people get on the property ladder’. The news may come as a relief for some first-time buyers, however, what does the new deal actually mean for potential homeowners? James Andrews, personal finance expert at money.co.uk, said: “After the Chancellor announced he was launching a new scheme to bring back 95% mortgages in his Budget speech, the key details people were waiting to see were the rates on offer. “The first thing you need to know about the new 95% deal from Yorkshire building society, is that the interest rate is set at 3.99% for the

first five years, compared to 3.14% for the more standard 90% mortgage deal. “In real terms on a £250,000 home, that means if you can find £12,500 more in deposit, you save more than £10,000 in repayments over 5 years at 3.14% rather than 3.99%. “The second thing to point out is that the Yorkshire deal is not part of the new Government scheme and is only available to first-time buyers. “With Lloyds, NatWest, Santander, Barclays and HSBC and Virgin Money all set to release the terms of their own 95% mortgage deals in the next few weeks, and all using the new scheme, it might be worth holding off until you see their rates too. “Overall, a staggering one in 10 first-time buyers end up with a purchase they regret, so before you make any decisions, check out the money.co.uk guide to first-time buyers, to ensure you don’t make any rash decisions.”

KITCHEN REFURBISHMENTS FOR CUSTOMERS A housing association has announced a kitchen refurbishment programme, following on from a recent customer consultation survey.

latform Housing Group – one of the largest social housing landlords in the UK – will start work modernising 750 kitchens from spring this year, with the expectation of increasing these numbers over the coming years. The survey was conducted during February, with a 92 per cent response rate, covering Lincolnshire, Worcestershire, Nottinghamshire, Herefordshire, Derbyshire, West Midlands, Leicestershire and Rutland. Riccardo Frumenzi, Operations Manager at Platform Housing Group explained: “This is the first time we have undertaken such a detailed survey; as such we have gained real customer insight. We have been delighted with the feedback and the fact that our customers have embraced the choices on offer.” After the consultation process the customers have chosen the following improvements:

s people inevitably spend more time at home during the pandemic, the demand for kitchen renovations has rocketed by 24%. Not only has the kitchen become a valued space for family bubbles to congregate during lockdown, but the national closure of restaurants and cafes has boosted our enthusiasm for home cooking. It’s therefore no surprise that we are once again choosing to show our kitchens some love.

Alongside an increase in the volume of kitchen makeovers, Rated People also found big differences in the budgets allocated for improvements. Despite a squeeze on household finances over the past year, 11% of people set aside a budget of over £8,000 to redesign their kitchen. On the other hand, and showing that you don’t always need to spend big money to make a change, a massive 68% of homeowners set out to tackle the task with a budget of under £4,000. With so many options to consider, it can be tempting to get carried away when redesigning a kitchen. But, a small budget makeover could lead to a tidy profit when it comes to selling up. Rated People’s new Trends Report recently revealed that a newly renovated kitchen can boost the overall value of a property by a staggering £10,649. This means that over two thirds of Brits stand to make a profit of up to £6,649 by keeping the purse strings tight when sprucing up their kitchen. Rated People’s 2021 Trends Report looked at the most popular trends in interior design, including in our kitchens. The Report found

that moodier hues are very much on trend, with demand for dark blue and black kitchens soaring by 140% and 128% respectively. Rated People’s data also found that wooden style worktops are our surface of choice, making up 85% of kitchen worktop jobs in 2020. To help homeowners planning a renovation, Rated People has partnered with interior design blogger Jessica Hurrell of Gold is a Neutral, to offer top tips on how you can transform your kitchen – from shelving through to paint jobs. Jessica Hurrell shares her top 5 tips for how to approach a kitchen refit – 1. If in doubt, get the paint out - Paint will always be my number one go-to when it comes to an affordable update to any room. It’s quick, it’s easy to do on a budget and if you don’t like the colour you’ve chosen you can just paint over it again. There are several ways you can employ paint to switch up your kitchen. Our old kitchen was very dark, with veneer cabinet doors and terracotta tiles. So, the first thing I did was give the walls and woodwork a fresh coat of white paint.

Riccardo concluded: “As part of our journey to become a truly modern housing association, we want to ensure that our homes are high quality ones. “Our kitchen project will be delivered with the customer in mind, offering them tailored and modern kitchen choices for their homes.”

UK RADIATOR INDUSTRY COMES TOGETHER TO CHALLENGE NEW CE MARK RULING Following the UK’s exit from the EU, Members of the Manufacturers Association of Radiators and Convectors, MARC, have joined forces to challenge the Secretary of State for Housing, Communities and Local Government on the absurd and impractical ruling not to allow transfer of current CE Mark test certificates

saac Occhipinti, Head of External Affairs, MARC said; “Since changes to CE marking were announced, the radiator industry has been working with the understanding that for existing products a transfer of test certificates would be possible. “ “We have since been informed that this is not the case, even though the European standard tests are identical to the UK standard EN442. As it stands, in order for products to start using the new UKCA mark, they will need to be completely retested using a UK test lab.” “There are currently thousands of radiator products on sale in the UK with a valid CE mark. But, there is only one test laboratory in the UK who have a limited capacity

5. Add shelves - If you’re lacking storage or if you simply want to open up a space, it’s a good idea to add shelving. If you have wall cabinets, one option would be to remove the doors and paint inside for a more modern look. (Note, this option does require a little organisation!) If you have a bare wall, you can also add a row of shelves on brackets to add character and act as an additional storage solution.

2. If you can’t paint the doors, update the fronts - It’s not always necessary to replace the doors to your cabinets. The style of ours were decent enough shaker doors, so we decided it wasn’t necessary and went with the paint option instead. But if yours are beyond rescue, there are lots of places you can buy affordable new fronts such as Superfronts and Ikea, allowing you to keep the existing carcasses and save yourself a fortune.

“This ruling does nothing to improve standards as the European and UK criteria are the same. It merely places impractical and costly barriers for the industry. MARC and its members urge the Secretary of State to reconsider this ruling and allow European test certificates to be valid for products already on sale.”

“There are many affordable updates you can make which will transform the space from drab to fab. “We have been living in our Victorian terrace house for almost six years and have recently completed a major renovation of our kitchen/ side return extension. “However, when we first moved in, we carried out a budget kitchen makeover in order to make the space brighter, lighter and more liveable, while we saved for the bigger renovation work. “Before starting a kitchen renovation of any kind, the best thing to do is write a list of the areas that bug you the most, and that will help you prioritise where to focus your attention. So for us, it was

the lack of light, so we did everything we could to brighten up the space. “Some of these things you can do yourself and some you will need professional help. “If in doubt, always call a professional, because you don’t want to be making a costly mistake!” Adrienne, CEO of Rated People commented: “For many, the kitchen is the heart of the home. Whether you want to create your dream kitchen or you’re looking to add value to your home before you sell, a kitchen revamp can come in all shapes and sizes, from complete overhauls to smaller updates that will help freshen things up. “We often think that a kitchen refit will be expensive, but you don’t need to spend big money to make a difference. “Relatively low-cost jobs done by experienced tradespeople, such as a splash of paint, installing new worktops or refreshing tiles, can keep your kitchen on trend and go a long way towards improving your space.” Rated People’s data also identified the regions that are making updating their kitchens a priority. With East Anglia and the North West leading the way, Liverpool (116%), Ilford (77%) and Crewe (74%) were the towns and cities that showed the biggest uplift in kitchen renovations during 2020.

4. Swap out the hardware - If you’ve kept and painted your cabinet doors, a great way to update them further is to replace the handles. The wrong handles can often date a kitchen, so swap them out for something more modern.

The next job was to paint the cabinets themselves. You need to use a good primer and a roller for a smooth finish, but it’s well worth the effort. Lighter shades will lift the space, however you could also go for a darker shade on the bottom and lighter on top to add character without dominating the space. Finally, don’t underestimate the magic of tile paint for a tired looking splashback.

3. Keep as many appliances as possible, but buy a new tap - It’s worth investing in a new tap because they are often a focal point in your kitchen set-up. Make sure you get a professional to fit it for you though, you don’t want any leaks swallowing up your budget.

Latest News LEGAL & GENERAL BRINGS FORWARD UK’S FIRST NET-ZERO CARBON RETIREMENT COMMUNITY THROUGH INSPIRED VILLAGES Legal & General announces that it has started on site to deliver its first operationally net-zero carbon (regulated energy) development* (“net-zero”), which will be the UK’s first net-zero retirement community. It is being delivered by Inspired Villages, Legal & General’s developer and operator of later living homes.

he announcement follows Legal & General’s 2020 commitment to make all its residential accommodation operationally net-zero by 2030. Legal & General Capital is the Group’s alternative assets platform, investing shareholder capital for the benefit of society, to address environmental challenges and support inclusive economic growth to build a better future. In addition to its climate commitments across its six residential housing businesses, Legal & General also invests in clean energy assets, businesses and technologies to help accelerate progress to achieve climate targets including, wind, solar and electric transportation . The new net-zero retirement community, Millfield Green, is located in Caddington, central Bedfordshire, and will bring forward 200 specialist age-appropriate homes over four phases, with a Gross Development Value of £120m. Construction will be carried out by Willmott Dixon. Millfield Green will use renewable energy generation through on-site photovoltaics, EV-charging, improved building fabric and insultation, Mechanical Heat Vent Recovery units and ground-source heat pumps through Kensa Group; a business Legal & General took a significant stake in last year.

Alongside its environmental benefits, Millfield Green will address the chronic under-supply of age-appropriate housing across the UK, with only 7,000 being built each year. Due to age-appropriate design, wellness facilities and services which enable quality of life, studies have shown that living in a retirement community leads to a 46% decrease in the number of planned GP visits and residents experience a 31% decrease in planned hospital admissions. To support an increase in health span and ageing wellness, when complete, Millfield Green will benefit from a restaurant, café, wellness centre (including a swimming pool, fitness studio and gym), library and cinema room. In keeping with Inspired Villages’ ethos of creating communities in and around its villages, many of these facilities will be available to both residents and the local community.

Environmental considerations are the next stage of this evolution.” According to U-Switch research, many over 65s struggle to pay their energy bills in winter, with 40% saying they can only afford their bills if they make spending cutbacks in other areas. For future Millfield Green residents, the net-zero approach will have a positive longterm impact on running costs, which will be unaffected by external suppliers future energy cost rises. The delivery of Legal & General’s first net zero community is testament to the company’s long-term vision for housing in the UK, where it has begun piloting energy-saving initiatives through design and operation. Legal & General Modular Homes’ portfolio already meets the government’s EPC ‘A’ rating as standard (only around 1% of new and existing dwellings in England & Wales currently meet this rating), whilst across Inspired Villages’ wider portfolio, 10% of parking spaces are reserved for electric vehicle charging. While colours are timeless, colour trends help architects and specifiers devise colour schemes which feel of the moment. This year, Crown Paints’ panel of colour experts, which comprises consultants, specialists and designers, sought inspiration from the world around us - a world which has changed dramatically in the last 12 months. The result is three considered colour trends for 2021 - designed to uplift, inspire and restore. The three trends each have a distinct identity, and the panel highlights both hero shades and complementary colours within each. This year, the panel has identified the trends for Spring/ Summer as ‘Witty’, ‘Foresight’ and ‘Cocoon’.

MODWEN LOGISTICS WELCOMES TWO NEW OCCUPIERS TO ALBION GATEWAY St. Modwen Logistics has agreed terms with signage and printing specialists, Xpress Print Solutions, and nursery retailer, Bambinos and Beyond, to occupy a shared unit at one of its landmark schemes, Albion Gateway, in Burton-on-Trent.

This trend is centred around the desire to create a place of sanctuary and quiet calm, using soft neutral tones and muted shades to sooth and comfort. The palette complements natural materials and fabrics and works best with soft edges and curves. PERMAROOF INVESTS IN COVID SAFETY MEASURES FOR ITS EMPLOYEES Derbyshire roofing firm Permaroof has taken unprecedented steps to protect its workforce by investing £2,000 in coronavirus safety equipment.

ermaroof has installed three Radikal Health systems – which purify and eliminate viruses and bacteria from the air – at its head office in Alfreton and will also carry out twice weekly Covid lateral flow testing for its 17 office-based employees. The team includes both office and warehouse-based staff, ranging in roles from marketing and sales to warehouse operatives and delivery drivers. In 2020, Permaroof celebrated its most successful year in its two-decade history after maximising the lockdown effect on the DIY market and quickly diversifying in the face of the pandemic. Offering the same full adhesion, anti-corrosive and stain-blocking qualities as its eggshell cousin, One Can Matt has been formulated using the same innovative technology but now offers a flat, matt finish for both internal and external use offering improved faster drying, application and durability.

It is ideal for priming difficult-to-paint surfaces both porous and non-porous including timber, ceramic tiles, glass, powder-coatings and many plastics including PVCu. It works as both an adhesion primer and sealer, is anti-corrosive and can be applied direct to both ferrous and non-ferrous metals.

SELECTAGLAZE CURVED ON PLAN UNITS CREATE A SPLASH AT KIDDERPORE HALL Working with Mount Anvil, a swimming pool area in a Grade II Listed home has been restored to its former grandeur, with the assistance of Selectaglaze sealed units and curved on plan secondary glazing.

idderpore Hall and its three acres of surrounding land, lies in what was once referred to as the Childs Hill neighbourhood of Hampstead; once a relatively rural area. This imposing Greek revival ‘country home’ was commissioned by John Teil in 1843 upon his return to England after making his fortunes in the tanneries of Kidderpore on the outskirts of Calcutta in Bengal.

deal of restoration work. Working with A&Q Partnership Ltd, it has been beautifully reimagined, with new housing constructed and landscaped areas surrounding Kidderpore Hall. One of the areas of the house which needed particular attention was a room in the lower level where there is a new swimming pool and small spa area. The original single glazed sash windows were in a state of great disrepair and did little to provide heat retention nor privacy from the neighbours overlooking the space. It was deemed that secondary glazing was the only solution to assist in upgrading the thermal insulation of the eight windows and one door in this Grade II Listed building. To ensure maximum U-values were gained in this exposed corner of the building, 24mm double sealed secondary glazed units were required with obscure glass to provide privacy. Six of the units were produced from the Series 41 side hung casement range, glazed with 4-16-4 gas filled sealed units. One of which was a large door measuring 2295mm (h) x 1204mm (w). These systems, when

combined with a single glazed timber frame window, achieve U-values of around 1.63 W/m2K. However, to match the sightlines of the bay window framing the jacuzzi, curved on plan units were specified. It is not possible to use curved sealed units in the Series 41 side hung casement, so they were manufactured with 6.4mm toughened glass to provide maximum heat retention in these three beautiful sweeping openings. Occupants using the pool and spa, will be able to bathe in privacy and enjoy a swim in a warm cosy interior, in this newly restored and decorated area of the grand house upon the hill. Brick-finished midrise blocks to 11 and 12-storeys feature throughout and there are two main towers, one at 24-storey, the other 25-storey. Construction of the towers uses around 19,000 m2 of aluminium unitised façade panels supplied by FKN and Lindner, delivered complete with integrated sliding doors and openings ready for ventilation devices. There are hundreds of cantilever steel balconies throughout the project too, also pre-fabricated (including flooring and glazed balustrades) and supplied by Dearneside Fabrications Ltd. Avoidance of thermal bridging is critical With steel having such high conductivity, the avoidance of thermal bridging is critical throughout. Local heat loss is a major factor, resulting in more energy being required to maintain the building’s internal temperature. Also, low internal surface temperatures local to any thermal bridge can cause condensation, which is likely to result in structural integrity problems with absorbent materials. Mould growth too is a possible risk and can cause asthma and allergies. The thermal performance at the connectivity points involving the balconies and the commercial façades therefore needed careful consideration. X-Treme tape can be applied in the same way as CaberFix Tape – applying it over the joints of CaberDek film and over the boards’ exposed edges on the perimeter to create a waterproof chipboard floor deck. CaberFix X-Treme tape contains a super strong acrylic adhesive that has a high initial tack and will not crack in extreme weather conditions, keeping the board waterproof. Though it does not bond to ice, X-Treme Tape bonds well in damp conditions, displacing water, and its scruffresistant properties mean it won’t lift with foot traffic.

A city pied-à-terre, the private residential client predominantly based in the countryside, wanted to create a space to relax and entertain during weekdays in London, and to have a space his adolescent children could use.

TR STUDIO TRANSFORM A LONDON PIED-À-TERRE INTO A LIGHT FILLED COLOURFUL HOME AWAY FROM HOME Tucked away in West London’s exclusive Chelsea, architecture and interior practice TR Studio demonstrate the applied use of natural light within architecture, as they transform an end of Mews house into a stylish family home away from home.

The approach set by TR Studio was to look at the internal layout, opening up the Mews house and creating a lateral living arrangement, to allow for the whole family to socialise together. The use of natural light was always going to be of importance to the project to ensure that every area of the compact home was bright and airy. As a secondary residence, a more playful and colourful interior scheme was adopted for the refurbishment of the property whilst in keeping with the contemporary, crafted, luxury language of the studio. Stripping the Mews house to its bare brick structure and timber floor joists, TR Studio set about a complete

overhaul. Upon entering the property on the upper ground floor, a spacious living room was sympathetically created for the 19th century build, with new wooden floors and elegant panelled walls becoming a base for contemporary fixtures and furnishings. TR Studio utilised zoning across the living space, with a sleek marble fireplace centring a more formal seating area. Balancing the serene, neutral backdrop, the studio chose rich jewelled toned upholstery to add a playful and welcoming vibrancy to the space.

Just off from this formal space, TR Studio created an entertaining nook for the client, a wine connoisseur and music lover. A bespoke drinks cabinet crafted from charcoal black routed timber with curved edges was designed and made by the studio. Statement lounge chairs upholstered in contemporary grey wool, a neutrally hued wool rug and colourful pouff add soft texture to create a cosy yet sophisticated ambience. Home tech was incorporated throughout the new layout with ceiling speakers and audiovisual equipment discreetly built in. Within the upper ground floor layout, a home office was also created at the back of the property. With the client enthusiastic to use bold colour, purple linen wallpaper together with Farrow & Ball’s ‘Pelt’ paint were used to great a purple paradise for the client to work. The original Mews house was compartmentalised and didn’t utilise natural light well. As such TR Studio excavated the lower ground floor, lowering the floor level by 700mm to add head height in the small and warren-like layout. Opening up the existing interior by rationalising the structure and creating smoother lines and a large, more open plan space, the studio created one continuous level for the kitchen diner and casual living area, making for a generous, useable space for the whole family. An un-used rear garden courtyard was fully enclosed and converted to become part of the internal lower ground floor area, featuring a large openable glass sky light.

Relocating the kitchen under the glass roof, flooded the space with daylight and provided natural ventilation. The kitchen itself, Sebastian Cox for deVOL, adds a focal point to the open plan space. Featuring black stained beech cabinetry and a sleek marble backsplash it strikes the balance between traditional and contemporary. A copper worktop was installed on the island, its unique patina coming to the fore under the skylight. This open plan living, dining and kitchen space saw the biggest transformation. From a dark, lower level which was spilt into several small rooms that were not optimised, the newly arranged space became a tranquil and light-filled oasis with a real sense of calm. Within a busy London context, it was now an inviting large space in a small setting where the client and his family could gather, relax and entertain. Additionally, a front lightwell serves to provide light into a guest bedroom tucked away on the lower ground floor. Whilst a guest shower room that showcases swathes of rich dark marble, reeded glass, bronze and brass finishes is a hidden gem disguised behind terracotta panelling.

Connecting each level of the property and enhancing the flow, TR Studio designed and installed a new bespoke staircase. The continuous design which runs from the lower ground floor up to first floor features a sweeping curved handrail mirroring the shape of the walls and newly installed skylight. This signature application from the studio is used to reveal and soften the transition between floors.

On the first floor, a master bedroom, two guest bedrooms and family bathroom are housed. The master bedroom is a wash of green tones. A bespoke velvet headboard, slate fireplace and vaulted ceiling set the room apart and provide a unique feel to what was a typical Mews house, small in nature but now with a punch of personality and colour.

Bold, colourful, sophisticated design with comfort at its heart; in JB Mews the studio successfully created a well-connected, well-balanced, multifaceted interior with a myriad of levels to the space, quite a triumph in such a small space. The bespoke joinery and considered design details truly make this home feel catered to the client whilst being true to the studio’s aesthetic. Commenting on the project, founder and lead architect Tom Rutt says: “We approach each project on its own merits, how the client likes to live and what they feel they want out of the space. COPPER SUSTAINABILITY PARTNERSHIP LAUNCHED TO SPEARHEAD GREEN PLUMBING AND CONSTRUCTION A new nationwide association for the construction and plumbing industry has launched its mission to champion the environmental benefits of using copper in built environments.

he Copper Sustainability Partnership (CuSP) was founded by Lawton Tubes and Mueller Europe in response to the growing demand for sustainability and longevity within the sector.

Although copper tube has long been hailed as the ‘gold standard’ in plumbing, plastic pipe has become increasingly prevalent in recent years – especially in new build housing. Despite plastic’s newfound prevalence,

Working alongside organisations such as the Alliance for Sustainable Building Products, CuSP is taking a stand against the inaccuracies of the plastics greenwash, to improve the quality of construction and plumbing materials used.

The Resource Efficiency Collective reports that less than 3% of all plastics consumed in the UK are made from recycled sources, and most plastics are incinerated, landfilled or exported once used.

Company News ADSA Managing Director Ken Price said that this was “a landmark moment” for the industry which will serve it for years to come – delivering professional entry level training and qualification, underpinned a consistent approach to safety and standards. “Our members clearly identified that there was a skills shortage for entry level technicians in our industry. Alongside this, there was a need for a consistent approach to ensure that those entering the profession were able attain a high-quality standard of knowledge in theory and practice,” he said. The two-year level two apprenticeship comprises of 23 modules: six electrical and mechanical engineering, the remainder industry specific. Each module has been selected to ensure that all apprentices attain essential core skills. Level two Maths and English will also be provided if the apprentice does not already hold these qualifications. ADSA initially devised an expression of interest when the Government Trailblazer Apprenticeship scheme was launched in 2015 – a move backed by industry employers. However, it had to overcome many hurdles before being given the go-ahead. A Trailblazer working group was established which produced standard and ‘end point’ assessments. This was followed by rounds of detailed costing submissions before course content could be developed during 2019. Work continued through 2020 despite the knock-on effects of a global pandemic and a training provider was identified. South Staffordshire College was chosen as the delivery partner for the PPD Technician Apprenticeship with cohorts of up to 15 apprentices working towards their qualification as part of a rolling programme. Learning will be undertaken in block release sessions at its Tamworth Campus with digital platforms replacing classroom delivery while COVID restrictions are still in place. Apprentices will also be assessed in the workplace with the end point assessment in installation and service being undertaken within a moot environment. Apprentices are paid salary by the employer during their indenture, with all learning funded through the Government’s Trailblazer Scheme. The ratio of learning is 40 per cent study 60 per cent practical.

Heating Feature HEATING UP THE HOME OFFICE: ELECTRIC HEATING AS A SOLUTION TO REMOTE WORKING In light of the coronavirus pandemic throughout 2020 (and now 2021), office workers across the UK were forced to adapt to a completely new life of working from home.

his year is expected to see twice the amount of people working from home with research showing that more than two-thirds of businesses are planning to permanently shift their employees to remote working alternatives once the current pandemic ends. With that in mind, Keith Bastian, CEO and founder of Fischer Future Heat, an expert in dynamic heating, explains how homeowners can diversify their homes to meet new remote office needs, while also reducing the carbon footprint of their home and keeping an eye on energy costs. For many, working from home would have caused an increase in bills and energy usage particularly for heating. In order for employees to continue their levels of productivity, it was important for them to create a dedicated workspace within their homes. After enduring a third national lockdown during the cold winter months, it comes as no surprise that many homeowners have seen a drastic increase in their heating and energy costs. Pre-pandemic, they may have only been at home during the evenings and weekends, but now, due to restrictions and the need to

work from home, it is quite the opposite. Not only are their bills increasing, but so is their contribution to the ongoing negative effects on the environment. Currently, if employees are made to work from home due to the coronavirus pandemic, they are able to claim tax relief for expenses related to work. Whilst this is the case for now, the question is posed; for how much longer will this be the case? Will it too become the new norm for all homeworkers? With that in mind, it should be in everybody’s best interests to save some of their hardearned cash, while reducing their carbon footprint in the process. More people are beginning to build offices that are entirely independent and not a part of their home, and with this comes a need for additional insulation and heating systems. With this being the case, paired with people spending more time at home than ever before, homeowners should be seeking to lead a more efficient and sustainable lifestyle, starting with the way in which they heat their homes. Traditionally, fossil fuel heating systems, such as gas and oil boilers, require warming up every room in the house. Many will find that the comfort factor across the seasons is often unbalanced, with upstairs hotter than downstairs and conservatories cold and not always connected to the main heating system. Homeowners might choose to manually turn off every radiator that is not required to reduce their energy consumption, but this is not as cost effective as they think. The water would still need to pumped all the way round the system in order to heat one room, which is a wasteful exercise. It is far more efficient to heat each room independently, as and when required based on a heating program. This is what we define as dynamic heating.

Extending central heating and plumbing into a conservatory or independent garden office can be difficult and costly. Apart from the aesthetic costs such as extending plumbing, removing floorboards or creating holes in walls, it will often require a long diversion from the rest of your system, demanding a high volume of piping for a single radiator. Controlling that single radiator with a single thermostat in the rest of the home is unadvisable, as the heat loss for a conservatory or independent office will be totally different to the rest of the home. To combat this very issue, dynamic electric clay core radiators can allow consumers and homeowners to be in complete control of their heating and independently heat rooms without the need to add to their existing central heating. Entirely electric with intelligent and wireless room temperature control functionality, they are also easy to install and can be powered by renewable energy solutions such as wind and solar.

More people are beginning to build offices that are entirely independent and not a part of their home, and with this comes a need for additional insulation and heating systems. As part of the new Future Homes Standard, the government will be banning all fossil fuel heating systems such as gas boilers from being installed in all new homes by 2025. This comes in a bid to tackle climate change and will reduce emissions and carbon footprints by almost a third, whilst keeping household bills low. Helping to support the UK government’s target for net zero emissions by 2050, electric heating makes economic sense to customers looking to futureproof their homes and continue with at-home working alternatives. Employees need to be in a comfortable environment when working, due to the extended time spent sitting, and heating plays a huge role. In an office or indoor workplace, health and safety regulations require the working environment to be a certain temperature - a minimum of 16 degrees Celsius. It leaves the question open as to how this can be monitored by employers if remote working continues to rise in the future? Of course, it can be difficult to find the perfect temperature for a room without affecting the heating throughout the rest of the home, but electric heaters provide homeowners with the ability to do exactly that, giving them with a comfortable and compliant temperature. All of that, combined with the increase in outdoor home offices, makes us think; is there a newfound need for builders and developers to sell heating systems as a package to aid consumers with cost-efficiency and sustainability? Project News HOUSES OF PARLIAMENT RESTORATION A STEP CLOSER AS REVIEW CONCLUDES WORK IS ESSENTIAL AND SETS OUT NEXT STEPS Work to design the complex restoration of the Palace of Westminster will continue with a renewed focus on vital and essential work, after both Houses of Parliament welcomed the publication of a review that underlines the urgent need to restore the building and recommends new approaches for doing so.

T

he review confirms the strategy of temporarily locating MPs on Parliament’s northern estate, and Peers in temporary accommodation at the QEII Conference Centre, is the best option. It recommends new ways of phasing the restoration work to minimise the time MPs and Peers would spend in temporary accommodation, including accessing the Palace from the river to carry out work. The project will support the economy with thousands of jobs and apprenticeships across the UK in high-tech industries such as digital design and engineering, as well as traditional crafts including carpentry and stonemasonry. The 150-year-old building is falling apart faster than it can be fixed, with the cost of maintenance projects and ongoing works recently doubling in just three years to £127m a year in 2018/9. A comprehensive review was launched last year to provide clarity on the way forward. It looked at all the evidence available, including previous investigations and reports, as well as new evidence from surveys and submissions by expert stakeholders, MPs and Peers. It found that restoring the building while all MPs and Peers remain on-site would cost

billions of pounds more and take decades longer than temporarily moving out while work takes place. Sarah Johnson, Chief Executive of the Restoration and Renewal Sponsor Body, said: “The iconic home of Parliament is in urgent need of restoration. “The review has found new ways of carrying out the complex project, focused on getting value for money, and we will continue preparing a detailed and costed restoration and renewal plan that will for the first time give Parliament a true sense of the costs and timescales of restoring the Palace of Westminster.” David Goldstone, Chief Executive of the Restoration and Renewal Delivery Authority, said: “We are absolutely committed to getting on with the job, making sure we spend money effectively, focusing on the vital and essential work that needs doing to protect and restore the world-famous Palace of Westminster while supporting thousands of jobs nationwide.” The restoration team will continue to develop a detailed and costed plan, that will for the first time give Parliamentarians estimated costs and designs for a restored Palace of Westminster. This work will include more than 100 investigative surveys, with specialist teams

The review makes a series of recommendations aimed at getting value for money and minimising the time all MPs and Peers spend in temporary accommodation, while making sure Parliament is protected for future generations. These include focusing the detailed and costed restoration plan on the essential and vital work that’s needed to restore and protect the building, aimed at keeping costs down wherever possible. This restoration plan will be submitted to Parliament for final consideration. The programme will also investigate accessing the Palace from the Thames to minimise the time MPs and Peers spend in temporary accommodation, though this period of fully vacating the Palace would be in years, not months. The plan could see a dry dock erected alongside the Palace, giving engineers much better access along the full length of the building.

The restoration programme will now work with Parliament to work out the best way to accommodate MPs on its northern estate. A new, ‘do minimum’ cost effective temporary accommodation option is being developed to consider as one of the options for the QEII Conference Centre. Following engagement with the Commissions of both Houses, the programme has agreed to further test the feasibility of MPs having a continued presence in the Palace of Westminster while restoration work takes place, and this analysis will be incorporated into work to develop the detailed and costed restoration plan. As previously planned, work is expected to begin on the Palace of Westminster in the mid-2020s.

The minimalist structure, which welcomes customers into an exposed timber interior, features two oversized pitched roofs, filling the suite with natural light. It houses a state-of-the-art combined reception and multi-media exhibition space, alongside a remote workspace and sales suite. The pavilion is an architecturally iconic sales centrepiece in which House by Urban Splash will base its sales teams.

he Grade II listed stone Gatehouse was formerly the entrance to an army barracks in Devonport, Plymouth. Built during the Crimean Wars, the barracks takes its name from one of the commanders of that conflict, Lord Raglan, and was designed by the eminent architect of the Royal Albert Hall, Francis Fowke.

The proposal is to insert four new dwellings into the Gatehouse and construct a new row of mews style houses along the adjacent street. The site has been arranged to provide a new public square directly in front of the Gatehouse, restoring the remains of the large, open parade ground, part of which was lost with the construction of a housing estate at the rear. The existing Gatehouse is a jumble of levels and sections of historic walls which all need to be preserved.

Lighting Feature WAS THE LIGHT BULB THE DEATH OF MODERN CONSTRUCTION? The invention of the light bulb was one of the worst things to happen to the construction industry, says chartered engineer Lee Marshall, managing director of leading sustainable building services company Viridis. Here he explains why...

T

here is no disputing the economic and social impact that the arrival of the light bulb had on our lives. It allowed factories and businesses to run into the night, revolutionised our homes and social lives, and allowed us to travel safely in the dark. So much has been made possible with artificial light. However, in my view, it was also one of the worst things that could have happened to the world of construction as it made everything smaller. It led to the death of large, airy windows that let natural light flood in. Before the light bulb was introduced in the nineteenth century, properties were built to let in as much daylight as possible, thanks to the astronomical cost of oil lamps and candles. In the post-war era, ceiling heights in properties really came down and windows became smaller as we could light our homes artificially. This continued into the housing boom of the 1950s and 60s and in the social housing growth of the 1970s and 80s. With the advent of LED lighting, our homes are more energy-efficient to run – not to mention warmer thanks to modern insulation and double glazing – but we haven’t updated our construction methods. This needs to change. We need to not only start building better but also change our approach to how we build. I firmly believe that if you have a good, sustainable housing offering that is scalable then there is an opportunity to transform the market, but designs need to be more creative. For example, there is a huge waste of space and volume with traditional triangular roof trusses - you are probably losing about 25 to 30 percent of the building for nothing.

We could push into that volume. By lifting the first floor a few hundred millimetres and raising the bedroom ceiling further into the loft, you could push up the space by about ten feet and put in bigger windows, create some nice features such as vaulting, and reduce the energy consumption. Under current regulations, a window area must equate to approximately 20 percent of the floor area to allow a small amount of daylight. If we said it should be increased to 40 - 50 percent and the minimum ceiling height should be three metres, it would transform how we live and improve health & wellbeing. We could also redefine our living spaces by changing the layout and geography of a house, which is normally dictated by the position of the stairs. If we put the stairs at the

back of the property, then all the downstairs rooms could be at the front of the house. Would you even need windows at the back? It could be a north-facing wall that is timberframed and well-insulated. Then you could have bigger windows on the front. The bedrooms would be front or south-facing, making the property a more rectangular shape, and you would have a larger, south-facing front garden that is accessible from both the kitchen and living area. If an entire neighbourhood is organised in this way, it creates a sensitive layout that gives privacy but maximises daylight – reducing the reliance on artificial light. I’ve been working in this industry for 20 years and understand it takes time to turn things around. Many in the building industry have convinced themselves that people want a square house with a big roof and there is a reluctance to break the mould.

As a practice, we know that being sustainable and saving CO2 emissions is about spending as little as possible in order to save as much as possible. As a result, we offer a different perspective to our clients and the projects we are involved in and we have certainly seen a good response. In fact, we are currently working on a selection of social housing that gives properties bigger windows and a higher floor to ceiling height.

So, while the invention of the lightbulb has led to building sizes being reduced unnecessarily, the energy revolution we are experiencing will allow people to live happily in homes that still have those important echoes of the past. INTERVIEW: THE IMPACT OF COVID-19 ON A PROPERTY ACQUISITION AND INTERIOR DESIGN BUSINESS Refurb Renovation News speaks with business owners Alexis Stellakis and Harry Helsby

hat was the main inspiration behind setting up the business, and what is your ethos? Alexis: As a company largely born out of the pandemic, our ethos is to pave the way for a post-pandemic way of buying, developing and designing extraordinary homes. Our model breaks away from the formulaic, cookie cutter approach used by big developer brands, and we want our clients to benefit from our market knowledge, ambition and unique design vision.

Harry: Inchbald School of Design gave me the design fundamentals, but many years in the market has given me the experience I need to earn the trust of my clients, which is one the most important elements of my role. We get to know our clients well and spend hours with our investors – it’s a journey we take together so understanding and nurturing their vision is vital. Talk us through the property acquisition part of the business, what does this entail? Alexis: Our clients expect us to be able to move quickly when an opportunity surfaces – and oftentimes, these are opportunities that are not publicly listed. We need to have our finger on the pulse and be able anticipate what is happening in the market. We have a highly reputable and well sourced network that helps us maintain an excellent track record when it comes to property acquisition.

Alexis: The pandemic has sent shockwaves right across the sector. We’ve seen restrictions impact our supply chain, delays on projects and clients

“We have an impressive and growing pipeline and things are picking up even though the world has opened back up yet, so it’s going to be a very exciting few years ahead.“ Multiple delays, longer lead times and labour shortages were just a few of the more common hurdle we faced. In saying that, renovating a home while trying to adhere to social distancing guidelines and negotiating with crittal suppliers in Sweden to ensure that supplies arrived in time was certainly a new experience! We really had to be on the ball and we’re proud to say that our first project within the first year of launching the company was a total success. What was the inspiration behind the design, and what are your favourite aspects about the project? Harry: A lot of the inspiration was taken from spending lockdown in the country where we appreciated the need for light and open spaces, and wanted to reflect that throughout the design process and build. My favourite aspect of the project is the opening up of the ground floor into one large living, dining and kitchen area gives a great feeling of light and open space that is amplified by fantastic large windows framing the views of the garden. I also love the contrasts we’ve used, such as the staircase feature with the harsher steel crittall spindles coupled with the softer finishes of the 4.5m high vireo hand painted wall. The view from the master bedroom out through the double opening crittall doors framing the large green living wall is also really spectacular.

How do you bring a design brief to life? Talk us through the design process Harry: The brief was to create a light, bright open plan home with combination of traditional and contemporary features. But first, we need to have a really good understanding of the client. Where do they spend most of their time? How many days a week will they be working from home? Do they have children? What does the client first do when they get up? These seemingly innocuous habits influence what we put forward in our proposal - such as more emphasis on the kitchen finishings for those who love cooking. A keen understanding of who the client is allows us to really bring a brief to life. Did the project bring about any challenges, such as access to certain materials etc

Harry: We stuck to our ethos and our business model, and after the feedback we’ve received we now know just how successful our model can be. Have you had to make any changes to the business? How has this impacted you? Alexis: We did have to make changes, but they’ve been positive ones that allow us to maintain the fundamentals but adapt and pivot as necessary.

What are the plans moving forward, do you have any projects you are currently working on?

Harry: We are very busy. We have our second private client site in Chelsea and are working closely with our investor on a finding new sites to acquire. We have also increased the scale of our search size and are very excited with what’s in the pipeline, so stay tuned.
