At the heart of the international race to sequence the human genome are machines that create thousands of copies of DNA fragments as a first step towards decoding their sequence, one nucleotide base pair at a time. But a handful of groups around the world are working on new approaches that decode single copies of DNA directly using molecular probes - approaches which have the potential to simplify and speed up the sequencing process. This speed, we consider, has been lacking in the progression of our Archictecture. Our design for the new Seoul Biohub envisions to revolutionise how building is coded and de-coded into its various zones. We take inspirations from this DNA sequencing and deconstructing it in its core elements, before we juxtapose them, taking numerous iterations to finally come out with the distinctive design that fits well into the functions given by the brief.
Parametric Brick Details
The juxtaposition creates categorisation of spaces, namely public, semi-public & private. The 1st storey floor is porous and easily accessible to the public, with numerous pockets to rest, interact and have an exchange of knowledge across the different agencies/ companies. The lecture-style seminar room & cafe are located on the 1st floor. The 2nd & 3rd floors are dedicated for seminar rooms, meeting rooms & exhibition spaces. The laboratories are located on the 4th and 5th floors. Offices are located at the almost-typical floors from the 4th to 8th floor. Atrium spaces are located at the lower ground and upper ground, and these atrium spaces are crisscrossed with linkbridges that can act as breakaway spaces.

Since the Biohub Complex will be sited within an existing compound, our design aims to enhance the pedestrian and vehicle access by connecting and extending the linkages to adjacent roads, pedestrian pathways & neighbouring buildings. All parking lots and some M&E rooms are located in the basement (B1 Floor) to free up the at-grade space for the pedestrians/ public.

Landscape is equally important as the building in this scheme. The design looks into blurring the boundary between the inside and outside by proposing to bring the plants into the building. A number of pocket spaces that can be used/ rented by the scientists and entrepreneurs will accelerate the growth of innovations here.

Lift cores are located at strategic locations to facilitate the vertical movements of tenants, visitors & cargo purposes (cargo at the back of house). Curvilinear Atrium spaces are crafted to create good symbiotic elements between various functions of the complex.
The design for this new Biohub Complex consists of two different blocks with distinct facades; they juxtapose with one another; one of translucent bricks, the other of translucent timber fins; both facades are parametrically arranged & distributed; contributing to the urban liveliness as seen from the main road.

We retains the Public Open Plaza that is now flanked by the existing buildings & the new Biohub Complex; this plaza is designed in good connection and harmony with the surrounding spaces & environment, providing the public with an open space to rest & for activities & functions/ events. This hard and soft landscape is essential for a creative complex.

Eco-friendly | Passive & Active Design
Compliance is confirmed with the general Site Planning and Spatial Planning of the building regulations in South Korea. For our competition entry, we have done our due diligence check with our Korean business counterpart. Site planning has taken into consideration the location of the Emergency (Fire Engine) Accessway at the west side of the building. 2
As South Korea is undergoing rapid industrialization and growth, our research shows that there has been a drastic increase in energy use and environmental impact in the Korean peninsula. There is also a growing need for energy reduction strategies and environmental actions to contribute to a sustainable city. We are aware of the general requirements as stipulated by the Korea Green Building Council & our design strives to go beyond the regular Korea’s green building benchmark, that is minimally, LEED-certified or G-SEED-certified. The design looks beyond just certification, but on strategic and specific ways to reduce the carbon footprint. We strongly recommend these Green Investments. This eco-friendly design techniques are directed towards addressing both passive and active approaches. For the passive approach, the building maximises its north-south façade, with the façades facing east and west are tilted (so they are not true-east-west facing) and screened with our parametric brick façade system. The carpark and most M&E rooms are located in the basement, which will be equipped to filter and reduce the pollution and heat generated. The podium building form makes it ideal to have a Tiered Landscape to cool down the building; a Rainwater Harvesting System; and a dedicated area for Solar Cells to help reduce the Biohub Complex’s reliance from fossil fuel.

Based on the Construction Cost Handbook for Korea as published by Langdon & Seah Korea Co., Ltd (ARCADIS), the Construction Cost for Seoul hovers around KRW 1,700,000/m2 for Prestige Office/ High Rise (Office/ Commercial). With the GFA of 14,018m2, the construction cost will total up to KRW 23,830,600,000. This rate is based on the estimated cost available online (2015). However, KRW 23,830,600,000 is only 59% of the total given construction cost. With this, we can safely estimate that the construction cost should be within the given budget of KRW 40,280,575,000 (VAT included), or about USD 33,150,000, after taking into considerations numerous factors, such as the inflation, our building structural design & a potential economic downturn for the next five years.

Form follows function, while function is determined by the people. The new newsstand leaves a lot of blank for users to fill, it is where they can show-off their creativity and create spaces that fits their purpose as they favour. While the shop keeper takes some degree of control over the form of his/her newsstand, the eventual outcome (of the form) will be greatly influenced by each users participating in the newsstand.

In order to keep up with the rapid changing pace of the modern city. The newsstand of the future should pocess the ability to adapt and change in time. A felixble and adaptable space is the key to input into the future newsstand in order to meet the needs of the lively and ever-changing street-scape of Italy city. The ultimate goal is - to create a newsstand that transforms in time and offers you different spatial experience every time you walk by it.
