A FRESH LOOK

W

elcome to our completely re-envisioned IS Luxury magazine. Over the last year, we have had time to reflect on your comments and creative feedback of our publication. We have revamped our look and our content; yet our message and select distribution still remain. We look forward to continue hearing your thoughts and input as we move through 2022. What an incredible year this has been. We have seen highs and lows personally, politically and economically. Yet the real estate market manages to continue to soar and break records. In 2020, The Ivan Sher Group had a year that we never thought would be possible. We did almost $450 million in sales—clearly a record for the city and for the luxury market. I’m so proud to say that this year we have almost doubled last year’s numbers. This is cause for celebration, not just for us, but for all of our amazing clients who were able to capitalize on this incredible market in selling or in acquiring their next dream home. Nothing stays up forever, and this obviously begs the question of what the future of luxury real estate will be—and when we should expect our next downturn. Here is my prediction... First of all, let’s go back to look at the trends of 2021. Our first quarter matched the last quarter of 2020. We had a frenzy of out-of-state buyers purchasing whatever remained of a dwindling (almost completely absent) inventory of homes. However, from the beginning of summer and through November, I have seen a slowdown, a normalizing to our market. Both our inventory as well as “days on market” have increased. We are even beginning to see price reductions for overpriced homes. Yet, while things are quieter, we are definitely selling, and our market is still active and robust. We now have a new normal in our luxury market. The rate of sales may have slowed but pricing is at a new high. In most areas in the valley, our market has increased by at least 30%, and in some cases more than 50%. We have a new baseline for the city, and I expect this to continue for the next year or two. We may have more homes on the market, and some will take longer to sell, but homes will continue to sell, and sell at prices that we couldn’t imagine just a year and a half ago. I am extremely optimistic about our market. 2021 is now almost a memory, and I’ve always believed that where we put our attention, energy and focus is what we will ultimately create. My expectations for 2022 are high. I see continued growth and expansion for The Ivan Sher Group as well as continued growth in our market. ONE FOR THE BOOKS BY PHEBE WAHL Celebrated for his monumental work and immersive gallery, Mario Basner of Mario Basner Photography (mariobasner.com) offers themed storytelling through the artist’s unique lens. Basner’s work counts local luminaries like Ivan Sher, Don and Dee Snyder, and Beverly Rogers as fans. The gallery is home to the Beelitz Sanatorium Documentary, a growing series of historic library portraits by Basner, and manifests his interest in historic environments and libraries in particular as gateways of culture—offering a poignant counterpoint to today’s digital information age. For his latest work, Basner transports us to Admont Abbey in Austria—the largest monastery library in the world, standing 70 meters in length. The breathtaking space, built in 1776 and containing 200,000 rare books and manuscripts, is often considered to be the most beautiful library in the world and the inspiration for Disney’s Beauty and the Beast. “The large-scale work offers a highly immersive exploration into one of the most magnificent libraries ever built. The viewer can feel the dimension and grandeur in the room for an inspiring and introspective experience,” he shares. The work was a labor of love, indeed.

“It took a number of years from the initial conception to realizing the final creation of the work. Admont Abbey has been very high on my wish list since 2017, but it took two years to become possible to travel to Austria and have the library available and to myself. I was granted permission to photograph the library in 2019 during the time I was exhibiting my work at the Venice Art Biennale in Italy,” Basner says. “I required the room to be without people and all of the existing stanchions and signage, for visitors had to be removed to show the library as it was originally intended. This work was created in the early morning just after sunrise and actually consists of 21 individual photographs, which was complicated but necessary in order to show the library in the way I wanted it to look and feel. The work was completed in 2021 and is on exhibition at my Tivoli Village gallery in large scale.” For those wishing for their own monumental moment at home, the largest work available at the gallery is 60 inches by 107 inches for $18,500, with a delivery time of approximately four weeks .

Ten years ago, Shawn Carter, known to the world, of course, as JAY-Z, visited one of the most storied cognac houses in France, the D’USSÉ (dusse.com) Château Royal de Cognac. POWER MOVES It was a star-studded affair at Keep Memory Alive’s 25th annual Power of Love Gala at Resorts World Las Vegas. The anticipated fete brings together local altruists and celebs to raise funds for the Cleveland Clinic Lou Ruvo Center for Brain Health. Iconic musicians Kenny “Babyface” Edmonds and Smokey Robinson were honored for their support and advocacy of brain health while K.T. Lim—CEO and chairman of Genting Berhad and developer of Resorts World Las Vegas—took home the Keep Memory Alive Community Leadership Award, which was presented by Camille and Larry Ruvo. Celebrity chefs Wolfgang Puck and Bobby Flay served a dazzling dinner while Southern Glazer’s Wine & Spirits uncorked paired wines. A lineup of music’s biggest names came out to honor Edmonds and Robinson with tribute performances including Wanya Morris and Shawn Stockman of Boyz II Men, Demi Lovato, Marilyn McCoo and Billy Davis Jr., Backstreet Boys’ AJ McLean, Tori Kelly, Kenny Logg ins, Charlie Wilson, Jordin Sparks and Bruno Mars.

It was a winning night for the Grant a Gift Autism Foundation as the organization tallied $1.5 million for those affected by autism at its 11th annual Silver and Black Gala. As the first charity event to be held on the field at Allegiant Stadium, the fete kicked off the venue’s bright future as a dazzling destination for giving back. President and CEO Peter Krauss greeted attendees and shared that each person’s generosity will directly affect the more than 5,000 children on the waiting list at the Ackerman Center. From there, guests were treated to VIP tours of the stadium while mingling with Raiders players Maxx Crosby and Darren Waller. Blue Man Group added energetic surprises throughout the evening, which was hosted by actor and philanthropist Mark Shunock. Exciting auction items contributed to the night’s impressive total, including a goldendoodle puppy, which fetched $26,000; two 2021 Ford Broncos, which brought in $280,000; and a getaway to Newport Beach from JetSuiteX, which soared to a winning bid of $24,000.

ON THE RISE In an effort to raise funds for the Tyler Robinson Foundation, an organization that supports families affected by pediatric cancer, Grammy Award-winning band Imagine Dragons presented

its seventh annual Rise Up Gala at Wynn Las Vegas. The band’s four members—Dan Reynolds, Wayne Sermon, Ben McKee and Daniel Platzman—welcomed 660 guests to a night full of philanthropy and entertainment. Fan favorite Joel McHale emceed the affair, where Intermountain Healthcare, Richard Rundle Elementary School, and the Matthew Frazier and John C. Kish Foundation were honored for their impact on the organization and its admirable cause. Thanks to a virtual livestream, attendees both near and far were able to watch Imagine Dragons take the stage for a one-night-only acoustic set featuring hits ranging from “Believer” to “It’s Time,” a song inspired by the organization’s namesake cancer patient. In total, more than $2.6 million was raised for TRF, with lead singer Reynolds contributing $50,000 of his own money after challenging a member of the crowd to come up and sing “Radioactive” with him. Cooper Sandoval, an ambassador for TRF, gladly accepted the challenge, bringing the entire audience to its feet.

automated systems now that really do so much of that manual work for us. And we’re able to react very, very quickly. So, hopefully people don’t find that more of an imposition than it was previously. It used to be a much more manual process. It’s not anymore.

What are you seeing as we come out of the pandemic in terms of Vegas market trends? Overall, I’m incredibly bullish on housing. The inventory has been incredibly low and there’s just not enough inventory. Until that supply side starts to level, the demand outweighs the supply. It’s high school economics. And when you have demand that’s outweighing supply, prices are going to go up. So, you know, people say they’re worried that prices are going to deflate. ... I just don’t see how. I’d love somebody to share their metrics that tell me why it’s going to happen. Is it likely that we’re going to see appreciation slow down? Yeah. But, appreciation slowing is still appreciation. ... It just means it’s not a 20%. Do you think the market is flooded with a higher volume of buyers, or do you think the inventory is lower? That’s a great question. From the lending side of it, the biggest question we get is: ‘If I sell, where am I going to go?’ Because there’s just no inventory. That kind of stagnates people. There’s a large number of homes that are now sold for cash, just because people have either cashed out on their house or they’re moving in from an area where they sold their house and they’ve got plenty of cash. So buyers that are financing are having a harder time because they’re just not as competitive as an offer. Somebody comes in and says, ‘I’ll just pay cash.’ What advice do you have for buyers at this time? Look at the demand side of the curve, and it continues to steepen. For more than 18 months, as the country has been relatively unavailable for foreigners, the amount of foreign money that has been a component of the real estate market has basically dried up. And so as borders open as we start to allow more foreigners, more tourism, as well as allow more people to enter into the U.S., that’s going to pick up. So that’s a whole other component to the buyer demand. On top of that, multigenerational homes are now at a high point. Something crazy, like 34% of households,

are now multigenerational. Most people are going to end up moving, needing someplace to live, right? I mean, you’re not going to live with your grandparents or your parents for the rest of your life. So, when people talk about the demand side slowing, it’s hard for me to see that on top of all of that. UNLV, their graduate school, says that their forecasts are positive population growth through 2026. They actually just increased their population growth expectations through 2026. Has the homebuying process gotten more rigorous in terms of financial approval? I think that it’s much more streamlined. The amount of documentation that we ask for is less. The speed at which we digest and review that data is much quicker. We have all of these

So what’s the overall message? I think it’s ‘buy now.’ I know that probably sounds cliche, but it’s really ‘buy now’ because there’s no reason to not buy now. I don’t see deflation. I could see prices leveling off. I could see us getting into a more normalized market instead of what Vegas grew by last year (and it depends on which data set you’re looking at, but somewhere between 18% and 26%). So, if we get back to 5% growth, 7% growth—which has enormous growth anyway—you’re still paying more next year for the house than you are paying this year, right? I had this conversation with a client a week ago. He didn’t buy when he wanted to and the house now is 20% higher than where it was six months ago. And he is saying that he doesn’t want to pay the extra 20%. I said, ‘Well, if you don’t, you’re gonna pay another 20% in another six months. And so how are you going to feel at that point?’ I think that with most things, people become paralyzed. They just are afraid to make a decision. There’s no crystal ball. I’m not clairvoyant. I can’t tell you what the future is gonna hold. And there may be pockets of time where real estate is going to be in less of a growth mode. But I don’t see that in the near future. So many things have to change for that to happen. I mean, we need more housing to begin with, right? ... The amount of housing that we have doesn’t support the population. If you’re buying in a market where there is growth, if you’re buying in a market where you have infrastructure, and you have jobs, and you have community, and you have a reason for people to come to… I think that the opportunity cost is huge for not buying.

Together, the duo cultivates crossbred produce, including a “pineapple mint” that effortlessly infuses with the fresh kampachi, mixed with petit radishes and Koshihikari rice. obu Hospitality may have made its way to the Las Vegas Strip only eight years ago, but this new year, it welcomes a refresh of the first-ever Nobu Hotel Caesars Palace. The multimilliondollar face-lift revamps all guest rooms and public areas for a clean, modern feel inspired by Japanese heritage. Drawing inspiration from kintsugi—the Japanese art of repairing broken pottery with gold epoxy—new guest rooms boast custom sofas in unleveled patchworked upholsteries, a quartzite coffee table with a gold base and a cracked kintsugi effect, custom floral carpets in aubergine hues and so much more. “The rooms give off such a warm feeling,” says Morales, “It feels like you’ve come home.” Working off the rooms, the guest corridors also feature a custom carpet with patterns that pay homage to suminagashi—the art of Japanese paper marbling—and the lobby carpet depicts slabs of marble and agate, complete with gold veining and pops of gray, rust and blue. The unstoppable partnership does not stop here. RH TAKES FLIGHT RH soars to new heights with its stratospheric expansion into private aviation as its latest concept, RH One, takes off. BY PHEBE WAHL

What inspired you to launch RH One? We believe one of the most important things we do as leaders is allocate human and financial capital—how we invest our time and money. One of the things I’ve learned over the years is I’ve generally been able to raise more money, but I’ve never figured out how to create more time. We also believe that brands or businesses that create time value will become more valuable. And that’s what flying private does—it amplifies the business’s greatest asset, its people. It enables a team to gain more time, cover more ground and connect more dots. It creates an environment of collaboration. When you travel commercially, you could never have 12 people sitting together

discussing what you’ve just seen, what you’ve just learned, working in an integrated fashion that enables innovation versus hours lost traveling in isolation. What was your overall aesthetic approach? From both a functional and aesthetic point of view, most private planes conform to the same design logic as it relates to the interiors. We believed we could design an environment that amplified collaboration and creativity. Every aspect of RH One is designed using that lens. It’s why the entire cabin is crafted of a single material, European white oak, eliminating the clutter and visual chaos caused by using multiple materials and colors in a small, confined space. Our design ethos is based on the teachings of Vitruvius and his core belief that the most pleasing design is the reflection of human design. It’s the study of balance, symmetry and perfect proportions. It is a hierarchy that creates harmony and enables collaboration and creativity. What other news is coming up for the brand that we can share? In 2022, we will launch the World of RH, a new digital portal that will present our ecosystem of products, places, services and spaces. Our products include RH Interiors, RH Modern, RH Outdoor, RH Beach House, RH Ski House, RH Baby & Child and RH TEEN. This spring, we will be introducing RH

ome might see the massive success of RH Chairman and Chief Executive Officer Gary Friedman and think he might be ready to rest on his laurels of countless wins ranging from revolutionizing retail into something experiential to regularly outperforming earning expectations. Yet, Friedman is just getting started. The brand recently unveiled RH One (which will be available for charter beginning in 2022), a first-of-its-kind private jet designed by Friedman and his team. his fall at the Bellagio, MGM Resorts (mgmresorts.com) and Sotheby’s (sothebys.com) partnered to auction 11 Pablo Picasso paintings for a recordbreaking $109 million during a rare marquee evening auction. The collection included a highly curated selection of paintings, works on paper and ceramics that span more than 50 years of artistic output from 1917 to 1969. The auction’s standout star was “Femme au béret rouge-orange,” one of Picasso’s defining portraits of Marie-Thérèse Walter, the artist’s famed muse and lover who inspired many of his most revered and iconic portraits of the 1930s. Executed in 1938, the painting is one of the artist’s final works capturing Walter, and the pivotal time after Picasso met photographer Dora Maar, whose iconic depiction will eclipse that of Walter in his work. The offering of masterworks from the MGM Resorts Fine Art Collection also marks the artist’s 140th birthday—and the largest live auction to ever take place in Las Vegas. “As one of the most famous, beloved and accomplished artists of all time, we couldn’t imagine anyone better than Picasso to inaugurate this unique art and culture experience,” says Brooke Lampley, Sotheby’s chairman and worldwide head of sales for global fine art. The event spotlights a shift as MGM Resorts refocuses its public fine art portfolio toward diversity and inclusion. “We welcome millions of visitors from around the world annually throughout our resorts, giving us a tremendous platform for showcasing diverse perspectives
