HIGH-RISE EDITION With almost $17 billion being infused into high-rise and commercial development, it seemed appropriate to focus this issue on the high-rise market. It is an exciting time to be living in Las Vegas as we look ahead to several new things on the horizon. Along with the new developments that are reshaping the Las Vegas skyline there were two noteworthy happenings that took place last quarter. For the residents of Turnberry Place, being without the Sterling Club for nearly 6 years greatly impacted the marketability and values of the properties within the community. The recent purchase and renovation of the Sterling Club house has locals eagerly awaiting its grand opening celebration slated for this coming New Year’s Eve. In anticipation of this, residential values have already started increasing- and the Turnberry market is hot! The second significant event last quarter was the Waldorf Astoria’s purchase and re-branding of The Mandarin Oriental. The Waldorf Astoria is known to be a reputable international luxury brand, but change sometimes creates concern. As a result we have seen an increase in available units for sale, but rest assured this is only temporary, and we expect values to continue to climb. Other exciting news includes approval of the jaw dropping MSG Sphere which will be a 360 ft tall dome-like structure with seating for 18,000 people for concerts, trade shows and other events. The exterior will be fully programmable with a 170,000 square foot spherical digital indoor display frame. It is scheduled to be completed by the end of 2020. In this issue of Las Vegas IS Luxury we feature an exclusive peek at the upcoming top floor penthouse of Palms Place; current trends in the city’s growing high rise market. When one hears the phrase “luxury high rise,” urban metropolises such as New York City and San Francisco come to mind. However, many people on the West Coast are flocking to high-end condominiums in Las Vegas, due to Nevada’s low corporate tax and the modern conveniences of high-rise living. It’s no surprise that the leader of Las Vegas luxury real estate has one of the first divisions focused on offering clients the best in buying and selling luxe high-rise properties. “We launched this division with a collection of penthouses and other superlative high-rise units,” shares Ivan Sher. “With more than 35 years of combined expertise in the high-rise market, we bring record-setting sales; bespoke, out-of-the-box marketing plans; and an incredibly knowledgeable team—all available to clients who know and trust our expertise.” As part of this team, former condominium developer Nicole Tomlinson brings her considerable wealth of experience to The Ivan Sher Group. ANTONIO FINE ART LAS VEGAS ARTIST A N T O N I O V I L L A LTA Likening vibrant colors to an exuberant energy, Las Vegas artist Antonio Villalta’s creations are wild pops of excitement on canvas. His pieces—ranging from LeRoy Neiman-inspired boxing imagery to custom pet artwork—draw on color and the use of light. He says, “These colors—or energy—help in my goal to brighten up any room and bring a smile to my clients’ faces.” Born in El Salvador, Villalta’s family moved to Las Vegas when he was three. He showed an early talent during what he refers to as “childhood scribbling”. As he matured, he “wanted to see how creative I could get using my talent and creativity.” Self-taught, he studied masters from Warhol to Michelangelo, as well as Neiman’s use of using colorful backgrounds to give each piece a pop. Growing up to what he refers to as the “Boxing Capital of the World,” Villalta used this subject-matter to inspire many of his early works. Soon, he was commissioned to create boxing-style posters on canvas, of which he describes as “becoming both an art and a science.” Now, Villalta is sought after by local collectors and fighters, as well as by buyers throughout Europe and South America. “I am ready to commission quality artwork to fans of my interpretation of the international beauty known as art.” He takes portraiture commissions of anything from fighters to pets. “I just want to show the world, my world of colors.”

Give your kicks some special attention at the Lave Gallery Las Vegas. Founded in 2017 in conjunction with a full line of product designed to keep shoes and handbags in prime condition, the Gallery is “Las Vegas’ FIRST drop-off shoe cleaners and boutique”. The shop includes a lifestyle collection—including unique luggage, collectables, and art—specifically curated for the mature adult with an elevated design aesthetic. We chatted with owner Jesse Babico, who lives on the West Coast after being born and raised in Chicago.
