A Beautiful Life
Florence Shapiro, one of Southern Nevada’s great female business and community leaders, passed away on August 9th at the age of 72 after a short but courageous fight with cancer. From her first night in Las Vegas to her last, she approached life and business with a positive determination that was uniquely her own. Throughout this issue, we invite you to learn about the woman we loved and take a peek inside her life through the eyes of her loved ones. Florence Shapiro, nee Leibovici, arrived in Las Vegas fresh from the runways of Paris. Literally. Before moving to the United States in 1973, she was a personal assistant and translator for the famed fashion icon Yves Saint Laurent. She learned more than just her impeccable fashion sense from Mr. Laurent. She learned that the world was a place to be experienced and explored. Her work in the fashion world taught her two things that would prove valuable throughout her career, according to her brother Patrick Leibovici: How to listen and the importance of being discreet. “It was a big part of her success,” he said. “Her clients knew they could trust her and that she was dedicated to them.” Following her work in fashion, Florence worked for a real estate firm in Paris that specialized in relocating high profile dignitaries and their families. “Her reputation for being discreet and trustworthy also served her well in this work, and carried forward to her work with high-end real estate in Las Vegas,” said Patrick. After deciding she wanted to expand her real estate career in the United States, she planned a move to Las Vegas where her godfather, Frederic Apcar, lived. Apcar was and is a Las Vegas entertainment icon and at the time was producing the longrunning “Casino de Paris” show. Florence’s stepson has heard her speak of her first day in Las Vegas many times. “When she met Frederic at the airport, he insisted that she go to

dinner with him and his friends that evening,” said David Shapiro, Florence’s stepson. “She was tired from the long flight but begrudgingly accepted the invitation. Little did she know she would meet the love of her life that very evening.” That love was Mel Shapiro. “Five years later, at a real estate event, Florence met my dad again. He was recently divorced and she had recently decided to stay in Las Vegas permanently to pursue her career in real estate,” said David. “He recognized her from that dinner and said ‘I know you.’ Assuming it was a pick-up line, she responded, ‘you’ll have to do better than that!’ But from that evening on, they were never apart. A few years later they married and were together until he passed three years ago. It was beautiful to see their magical love story unfold over the years.” Florence’s career flourished over the years. She became a principal at her own real estate firm at a relatively young age, and partnered with a commercial real estate specialist to offer both residential and commercial services. Eventually she added a mortgage component to the business, which dramatically increased her understanding of finances in relation to large transactions. “Her reputation continued to grow,” said Patrick. “She understood finance better than anyone in her field and was known for being a very generous person, both with her own team and within the community. She became an excellent business owner and was able to recognize talent in people.

She didn’t micromanage and was very good at helping people develop their own talents.” David was a teenager when Florence became part of his family, and said he never really understood her mastery of real estate until he moved back to Las Vegas from California with his family two years ago. He had a background in real estate and she invited him to join her team. “I didn’t realize how legendary she was in the industry,” he said. “To me, she was my stepmom. To everyone else, she was a legendary, iconic image.” David said among the many things that surprised him about working with Florence was her modesty, especially given her stature in both the real estate industry and the community. “I remember, many years ago, talking to her about a client she had shown a house to that day. She said, ‘I was with a singer today. He was very nice… he had a little boy with him.’ She was talking about pop icon Michael Jackson.” One of Florence’s most unique characteristics, developed early from her work in Paris, was her thoughtful decision making process. “She never made an important decision in the moment,” said Patrick. “She always took 24 hours to think about it and make her recommendation or decision.” Ivan experienced this first-hand as Florence’s business partner for 15 years. “Any time I had a big decision to make, she would listen to the situation and say ‘let me think about it. I’ll get back to you tomorrow morning.’ And she always did…with a thoughtful decision about the best course of action for that situation.” Gerry Fischer, Florence’s best friend for more than 30 years, said they shared similar experiences as women business owners during a time that it was more difficult to succeed as women. And surprisingly, they never talked business when they got together. Perhaps that was the secret to their lasting friendship. “We went out to dinner every Saturday night with our husbands,” said Gerry. Mel joked that she was best at making reservations, not dinner. The two couples

grew closer over the years, taking short trips and socializing when their work schedules permitted. “She worked seven days a week, and so did I,” said the former Ethan Allen furniture store owner. When describing Florence, Gerry called her thoughtful and considerate…with wonderful taste in clothes, of course! “She always looked like a fashion icon,” she said. Florence was also devoted to her husband Mel, her other family members and her beloved dog. She described Florence and Mel’s love as one for the ages. “He always said she was the greatest thing France ever gave him. And she called him the love of her life.” Ironically, Gerry and Florence were diagnosed with cancer within a week of each other late this Spring. “She thought she had kidney stones. She was completely surprised to find that it was cancer.” Gerry wasn’t surprised when Florence declined to undergo aggressive treatment and to spend the time she had left with her favorite people…her family and friends. Florence had only recently retired from her long career in real estate when she was diagnosed. She had plans to travel, was learning to garden and promised her friend she would finally take a cooking class. “She was just so special,” said Gerry. “Everyone should have a friend like her.” Ivan Sher, Florence’s partner at Shapiro & Sher Group, was lucky enough to be one of those friends. After joining her team in 1999 as a real estate sales agent, Ivan became her partner in 2005. He describes Florence as more than just his partner and friend. She was his mentor. “She was very certain about what she wanted when it came to business,” said Ivan.

REAL ESTATE WAS HER PASSION, BUT BEING A GOOD PERSON WAS HER PRIORITY.” Ivan explained that Florence taught him much more than just brokering deals during their 16 years of working together. “She became a rock in my life,” he said. “She was a light and mentor to me. Even though we were so different, we connected on many levels. She was very thoughtful in every decision she made…and guided me to make better decisions and find the best resolution in business dealings.” Together nearly every day for more than 15 years, Ivan and Florence built Nevada’s best-selling residential real estate team, and one of the most successful teams throughout Berkshire Hathaway HomeServices’ global network. “Florence saw Ivan’s talents immediately and knew he would be incredibly successful if he was given the correct environment in which to thrive,” said Patrick. But in her signature fashion, Florence never took credit for anyone else’s success. And rarely accepted recognition for her own. One rare occasion to her delight was being recognized by the Girl Scouts of Southern Nevada, who awarded Florence their entrepreneur’s badge for her work on behalf of the organization. “This was something very close to her heart,” he said. “She loved helping the Girl Scouts.” Florence handled her retirement in the same way she handled her life…without fanfare. She had been preparing Ivan to take over the company from nearly the moment he became her business partner and passing the baton to him last year had been easy for her. “We were going to announce her retirement at the end of this year, in this issue of the magazine,” said Ivan. “I wish she was here to see it, and to see how many lives she affected during her career. She was a once-in-a-lifetime kind of person.”
Ivan said he learned more from Florence than could ever be printed here, but his partner who was once called “an iron fist inside a velvet glove” had a few distinctive traits unlike any of her colleagues or competitors. “One lesson she taught me very early on has stuck with me throughout the years,” said Ivan. “It was that regardless of the money, she would never look at a deal if there were any grey areas. Unless it was 100 percent in the right, she would not be involved with it. In our industry and at this level, that is very hard to do.” Mark Stark, CEO of Berkshire Hathaway HomeServices Nevada Properties, has worked with Florence since 1999 and echoed Ivan’s sentiment. “I can’t give you one example of when she put a commission over a client…Ivan too. They don’t focus on the commission, they focus on the people.” “She was a gentle giant,” said Mark. “She was a caring person. Real estate was her passion, but being a good person was her priority.” As caring and sensitive as this real estate icon was, she never showed weakness in negotiations or business dealings. “You never owned Florence,” said Mark. “Florence owned Florence. Even if you didn’t treat her with the utmost respect (both agents and clients tried this throughout the years) you could never get under her skin. She treated everyone with respect, whether they deserved it or not.” Trust was very important to Florence, and she trusted Mark to make the right decisions for his company, and as a result her own. “She trusted Mark completely,” said Patrick. “He was a part of her extended work family.” Anyone that has met or worked with Florence has been a witness to her radiance. “She walked into a room and was immediately magnetic,” said Ivan. “Even if she didn’t say anything, the room would get quiet.” Yet she was authentic in every way. “She really listened to people,” said Ivan. “Not just ‘How are you, great’ type conversations. She was

thoughtful. She really listened to the other person to help them make the best decision for that specific situation. She was remarkable that way.”
“EVERYTHING IS UNDER CONTROL.”
While nothing was as important to Florence as her family, supporting the community and a multitude of arts programs came in a close second.
David Shapiro said Florence didn’t have many signature phrases, but the idea that ‘everything is under control’ came up often…and in her signature French/English accent it was undeniably endearing. Both Mark Stark and Ivan experienced that firsthand in their work with her.
She was a passionate supporter of local charities including Opportunity Village, the Lou Ruvo Center for Brain Health, Nathan Adelson Hospice and the Jewish Federation of Las Vegas, among others. She also loved art in all forms and supported large efforts like the Smith Center for the Performing Arts as well as small efforts like community plays and performances. “She and Mel even attended all of my daughter’s plays because they loved the arts so much,” said Ivan. Ivan shared that Florence’s dedication to community service helped shape his company in a way that drives it today. “She believed in giving back and taught me to give back too,” he said. “And it’s the giving back that makes you part of the community and not just someone who works there. This philosophy was transformational to our company because it changed the way we interacted with our community, and in turn how we worked with our clients.” Throughout her life and career, Florence’s family was the greatest light of her life. She worked with her brother, sister-in-law, stepson and nephew through her business, and everyone else at the company was considered extended family. “Family was everything to her,” said Ivan. Her unique ability to balance family with business made her unstoppable as a female business leader in a then male dominated industry. “The company itself was founded on family,” said Ivan. “She had a less rigid approach to life and business with an energy that continues to resonate throughout our everyday lives. And for that I will be eternally grateful.”

“I can’t give you one example where she got flustered,” said Mark. “Her attitude was always ‘it will work out. Don’t worry. It will all be OK.’ With Florence it was always about love, happiness, appreciation and focusing on those opportunities to be with family. She never focused on the negative. Up until the end of her life. She would always say… what’s next?” Ivan will deeply miss his mentor, business partner and dear friend…but is grateful she taught him the importance of balance in his career. “She was more than a business leader for me,” he said. “She was a friend. She always wanted to know what was happening with me and how she could help with decisions I needed to make. I will always miss those conversations.” Shortly before she passed, Florence made a statement to Patrick that summed up her positive attitude about life. “She said, ‘I’ve had a great life. I have no regrets.’” Mother, daughter, sister, aunt and friend. Florence Shapiro was many things to many people. We are lucky that the best thing Paris ever gave Mel Shapiro was also the best thing Paris ever gave Las Vegas. We hope you have your own funny, endearing and treasured memories of this once-in-a-lifetime woman. Now, as she would say, it’s an exceptional life… if you have the courage to live it.
