PRE-PHOTOSHOOT CHECKLIST Preparing your home for photoshoot and showings

Your Listing Agent or Showing Agent will do a final walkthrough prior to the beginning of the appointment to advise the removal or adjustment of any additional items.

Move vehicles from front of house Landscaping, free of trash, garbage, leaves, branches Put away childrens toys, pets toys, bikes, etc. Wind-up and store garden hose Clean/arrange patio, deck, porch furniture Remove BBQ grill cover, hide accessories Open patio umbrellas the day of the shoot Hide trash & recycling bins in garage Wash windows & glass doors

EXTERIOR EXTRAS ☐ Landscape lighting/pool lighting - please make sure they function and able to have timer adjusted to come on 1 hour earlier than normal ☐ Casitas – follow all previous instructions ☐ Fix/prepare any water features, fountains ☐ Check any pool/spa lights, water features ☐ Remove holiday & seasonal decorations ☐ Remove pool cleaning equipment from pool (hoses, vaccums) ☐ Remove bulk food/water items such as water bottles, sodas, pet food, etc.


During the photoshoot, some small items (tissue boxes, etc) may be moved by the photographer. We generally do not shoot garages unless they are requested, and we do not shoot closets/pantries so these are the perfect place to hide/store items for the photoshoot as well as showings.

Remove all signs of pets Replace light bulbs & clean ceiling fans Hide electrical cords & cables Remove clutter on counters, desks, furniture Hide remote controls & phone chargers Put away all toys for kids Dust all TVs, computers screens, & furniture Clean hardwood floors & vacuum carpets Tidy gym equipment, weights Ensure all fireplaces/fire features are operational Hide garbage bins in garage, closets, pantry Remove valances and curtains that are heavy, dark or dated. Make sure furniture is arranged in a way to make each room look as large as possible. Sometimes it’s necessary to remove some chairs or ottomans either in living/family rooms or at kitchen/dining room tables. Pull large chairs/sofas backward so they don’t encroach on the photo, making the room look smaller. ☐ Remove personal pictures, names and private information from sight. ☐ 15 Minutes prior to your appointment time turn on ALL lights, open curtains, open blinds to a horizontal position, turn off fans

Put away all dishes, soaps, scrubbers Clear counters of clutter & appliances Remove 90-95% of everything from counter tops Remove fridge photos, magnets Clean surfaces, streaks, stains. Sweep or mop kitchen floor. Staging is always great, bowls of bright colored fruit, flowers. Remove any mats


BEDROOMS ☐ ☐ ☐ ☐ ☐ ☐

Make beds & fluff pillows Remove all clutter from nightstands Close closets Master closets may be photographed Remove valuables from view, cover safes Make sure items under beds are out of sight

BATHROOMS ☐ Remove Everything! Toothbrushes, razors, soap, all items inside baths or showers, waste baskets, toilet brushes, plungers, perfume, medications. Decorative elements are fine. ☐ Remove all items from showers and tubs (especially if you have nice tile work in tub or shower). ☐ Decorative mats, rugs, towels, hand towels may be placed, but we may remove based on aesthetic ☐ Close toilet lids. We may close toilet door. ☐ Clean mirrors, glass, all surfaces, remove hard water spots.
