James Lawlor When we first opened Lawlors doors in 1989 we were facing the most difficult challenges that a recession could bring. Despite trying market conditions over the last few months, the Elite Team have managed to triumph over adversity and secure and complete some significant sales at the top end of the market. However, although the top rate of tax may have been reduced, the 2% increase in stamp duty still has a sobering effect on values over two million pounds. There can be few home owners at this level of the market, that haven’t experienced the ups and downs of property values over recent years, yet the desire to own a trophy property, such as those featured within our pages, is as strong as ever. Of course, the rules of

engagement have changed substantially since those heady days of 2006 and there is no doubt that prices have been adjusted during that period of time. Those clients that have dealt with the Elite Team over the years know that we are a thoroughly optimistic bunch of professionals, tempered by realism and we always strive to achieve the best we possibly can for our clients, whilst dispensing common sense advice when a tough decision has to be made. There is no doubt that this is a period for both vendors and purchasers to work together in a spirit of compromise to keep this market moving and allow those that wish to downsize to do so, whilst helping those burdened by restraints of finance and stamp duties to still effect a move.

We believe that given this time of austerity, it would probably have been a better option if stamp duty were to be applied to those selling a property, rather than those buying, to ease the burden on the purchaser; however we must deal with the hand we have been dealt and negotiate accordingly.

Meanwhile, our Lettings Division also work closely with our Elite Team to ensure that there is perfect liaison when letting may be an option for your home. We are one of the few agents that attract a high level of high profile quality tenants who are carefully referenced before taking residence.
