Feature - Equity Release Scheme
The Main Schemes Explained Home Reversion Schemes What happens here is that you sell all or part of your home to a finance company, usually at some discount to its market value depending on your age. You then enter into a contract with the finance provider to ensure that you can remain in the property rent free until you die. You also remain responsible for repairs and maintenance to the property. Upon your death, the finance provider takes a pro rata sum representing its stake in the property (i.e. if the provider bought the entire property, upon death it will be sold with the entire proceeds going to the finance company.). This Scheme may not seem particularly popular with the recent history of soaring house prices.
• Alternatively, many schemes allow you to ‘roll up’ the interest, i.e. no monthly interest payments are made and the interest gets added to the original loan which is repaid from the ultimate sale of the house.
How often do you hear this? It seems particularly true of those on a pension. Many people, when they retire, sell their family home and downsize to release equity. But why should they if that doesn’t suit the circumstances? The first action to take is to make sure that all available benefits are being claimed, for example Pension Credit and Council Tax Benefit. It may even be possible to claim a disability Benefit. But there is another way! However, extreme care is needed to make sure this is suitable. One answer could be an Equity Release Scheme (also known as ‘Lifetime Mortgages’).
It goes without saying that any Equity Release Scheme contemplated should be with a member of SHIP. All the schemes available are designed to release either a lump sum or regular income or even both. It works by the mortgage company lending a part of the home’s current market value in return for repayment when the lender dies or moves into a care home or sheltered accommodation. Equity Release Schemes will seldom release more than 50% of the value of a person’s home and is only generally recommended for those aged 60 and over although some companies make schemes available at age 55. The funds that are released by these schemes can be used for many purposes such as: • Necessary home improvements* • Adapting the property to enable the individual to continue to live at home*
Pro’s and Con’s Like all things that sound good there are disadvantages and Equity Release Schemes are not recommended for everyone.
As the idea of the early Equity Release Schemes was basically a sound one but lacked the necessary controls, the leading mortgage lenders formed a nonprofit association called Safe Home Income Plus (SHIP) and introduced a code of conduct through which customers would be guaranteed that certain protections would be in place.

• Some schemes provide a lump sum or monthly income, whilst some can provide both. The benefits provided are yours to use as you wish. • Some schemes require, or allow, monthly repayment of interest. Where this is the case, the loan will eventually be repaid from the sale of the house and your estate receives the balance.
Don’t Rush In Always seek independent financial advice as well as legal advice before entering into an Equity Release Scheme.
Advantages • Access to a lump sum or extra monthly income
• There is no need to move house. You can continue to live in your home until the day you die (or earlier sale). • A gift of a lump sum can save Inheritance Tax under the right circumstances whilst helping your family at critical times in their lives. • A lump sum can be used to pay for care bills without the upheaval of selling your home.
Factors to check are: • Is there a penalty if you decide to sell your home and repay the loan early? • Does the scheme allow both you and your spouse/partner to remain living in the house for the rest of your lives? • Can you move house in the future without incurring a penalty? • Is there a guarantee that the loan never exceeds the value of the house on death? • Can you borrow more money at a later date if necessary?
Disadvantages • Because the amount of the lump sum borrowed can double over 10 – 15 years ones’ family may not inherit as much as they planned. Therefore any equity release scheme needs to be discussed with other members of your family

These schemes have been around since the 1980s but falling house prices and high interest rates meant some individuals were forced to sell their properties. This situation could not continue and legislation was enacted in 1990 to prevent some types of arrangement being sold.
These are slightly different in that the sum released is a normal mortgage, which is set up on Interest Only basis. The maximum amount which can be borrowed will depend on the lender’s own criteria and your age. There are different types of Lifetime Mortgage, the main ones being:
• Some unusually constructed homes may not be acceptable • Additional income produced may affect social security benefits & Tax credit
• The lump sum is tax-free but tax may be payable on any income it produces
Lifetime Mortgages
• Interest rates are still slightly higher than normal mortgage rates
• Assisting children or grandchildren with the expensive things in life such as education and a deposit on a house of their own.
