big love for small houses
My grandma Helen Peterson lived in the same 988-square-foot house for almost her entire life—from when she was a toddler until she passed away at 81. She and my grandpa Tannis, married 50-plus years, raised my dad and uncle there, and hosted countless family gatherings because Grandma was by far the best cook. Built in 1900, the little white house had two bedrooms off the living room, one full bathroom, and a cute little porch. The table in the kitchen was always too big for the space; you couldn’t open the fridge door all the way without rearranging the chairs. But I don’t remember my grandma ever wishing she had a bigger house. Everyone fit just fine, and everything had its place. That’s why I totally relate to the homeowners in this issue who adore their small houses for the coziness, comfort, and togetherness they bring. Jamee and Todd Kelly (page 76), who prove that downsizing doesn’t mean downgrading, like their Oklahoma City bungalow better than the huge place they used to have—and so do their grown kids. Here’s to small homes everywhere, and to living large in them.

FOR ADULTS WITH UNCONTROLLED MODERATE-TO-SEVERE
ECZEMA (ATOPIC DERMATITIS)
DUPIXENT, the first eczema treatment of its kind, is not a steroid. It is a biologic treatment that helps manage the inflammation deep beneath the surface that causes the flare-ups you see and feel on your skin―and keeps working, even when your skin looks clear.
In Two Clinical Trials with DUPIXENT* • Nearly half of patients saw 75% skin improvement and some even saw 90% improvement • Almost 4 times more patients taking DUPIXENT saw clear or almost clear skin as compared with those not taking DUPIXENT – 37% taking DUPIXENT as compared with 10% not taking DUPIXENT • Patients experienced significant itch reduction, some patients as early as 2 weeks *16-week trials compared to placebo.

“Since we have a lot of white walls in our house, this greenish gray paint—Coastal Dusk by Valspar—looks especially cozy and relaxing. The color is also pretty with the lively oranges on the bed, in the rug, and in the art. I worked in a furry stool just for fun. I always want to duck in here for a nap.”

Mount Rushmore National Memorial // Spearfish Canyon
South Dakota is perfect for travelers in search of the unique.
Of all the possible vacation options, one state—often overlooked but consistently surprising roadtrippers and explorers—stands apart. With its magnificent scenery, collection of national and state parks, and one-of-akind attractions, the land of “Great Faces, Great Places” may seem like an unlikely destination—but it should absolutely be at the top of your travel to-do list. The town of Spearfish, a quaint community near the state’s western border, is ripe with opportunities for hiking, mountain biking, and rock climbing. The area also features some gorgeous waterfalls, each suitable for even the most rigorously curated Instagram feed.
Badlands National Park
Those in search of local food and culture will find it in the surrounding Black Hills: an area as rich in beauty as it is in restaurants and breweries. Fans of wine and beer should make a point to visit Custer. Here you’ll find Skogen Kitchen, Black Hills Burger and Bun, and Mount Rushmore Brewing Co., the perfect places to sample delicious local fare and libations infused with South Dakota flavor. Once you’ve had your fill, head to Custer State Park to experience the state’s true grandeur. Highlights include Wildlife Loop Road—famous for its bison and burro encounters—and Sylvan Lake, a beautiful waterbody surrounded by towers of granite rock. While the park features five pristine lakes, Sylvan might just be the most picturesque (and that’s saying something). Take a paddleboard or kayak across its serene surface for the best views. More breathtaking scenery awaits travelers in Badlands National Park. Here you’ll encounter striking rock formations stretching into the prairie sky, creating a landscape like something out of a science-fiction film. The park covers 244,000 acres and features hiking trails of varying difficulty and wildlife like bison, bighorn sheep, and prairie dogs. Camp under the stars on a clear night and you’ll be treated to a celestial spectacle unlike anything you’ve seen before.

how bad is it to let your cat nibble on houseplants?
Many common kinds are not healthy feline cuisine. “Eating certain plants has the potential to make cats ill, and can even be fatal,” says Debra Primovic, D.V.M., a consultant for petplace.com. Cats are sometimes attracted to a plant’s rustling leaves, or they may just crave raw nutrients. Yet a spider plant or an African violet could cause oral irritation, nausea, or vomiting. Tulips, daffodils, monsteras, aloes, jade plants, cyclamens, and dieffenbachias have toxins that might lead to seizures and temporary heart arrhythmia. Just one nibble of the most dangerous plants, Easter lilies and sago palm trees, may do permanent organ damage and should not be brought into homes with cats, Dr. Primovic says. Hang other plants from the ceiling or keep them on a high shelf, if your kitty’s not prone to climbing. For safe bites, pick up cat grass, which is made of wheatgrass, oat, rye, or barley; Pet Greens and Burpee sell versions of it.

good question
how bad is it to reuse a washcloth to clean your face?
Here’s permission to be lazy about laundry: You can use the same cloth to wash your face for up to a week as long as you keep it clean, says Francesca Fusco, M.D., of Wexler Dermatology in New York City. Once you’re done washing, rub the cloth together so residual cleaner permeates it, rinse it under hot water, then drape it over a towel bar. Don’t fold the cloth before hanging it—spread the material so it fully airs out as it dries. “You want to avoid encouraging the growth of bacteria or fungi, stuff you don’t want on your face,” says Dr. Fusco. If there’s makeup left on the cloth, rub in a bit more cleaner and rinse again. When you have a runny nose or a cold sore, though, use a fresh washcloth each time.
how bad is it to leave the popcorn and drink at your seat after a movie?
“The polite thing to do at a theater is to clean up after yourself,” says Dan Borschke, executive vice president of the National Association of Concessionaires. Sure, ushers are there to sweep away popcorn kernels and dropped candies, and the cleanup is built into the price of your ticket. But abandoning halffilled buckets of popcorn or cups of soda on the floor, where people can kick them over as they file out, makes it that much harder for staffers to clean up between showings (and they’re already tight on time). Given that theaters usually have trash cans set up right by the doors, it’s easy enough to chuck and go. As Borschke says, “Nobody wants to walk into a theater with a sticky floor—help us make sure no one has to!”

NOT SO BAD!
good question
how bad is it to use a liquid measuring cup for dry ingredients?
Call it a half-baked idea. Liquid measuring cups and dry ones are meant for different jobs. When you’re working with flour or sugar, for example, you need a dry measuring cup because it’s designed to be filled to the top and leveled off for an accurate measurement, says Cathy Swanson, who oversees cookbooks for Pillsbury and Betty Crocker. When you’re baking, being precise is everything: “If flour or sugar is off by a tablespoon, it can affect baked goods,” she says. “Think flat cakes and hard cookies.” Be sure to level flour with a straightedge, like a metal spatula or the flat edge of a knife. Using a dry measuring cup for liquids isn’t a good move either: You need one in which the line of measurement falls beneath the lip of the cup, to avoid spillage when you’re transferring the liquid.
how bad is it to park a car with the tire smooshed against a curb?
Time to curb that habit. If a tire is pushed up to a curb so firmly that you can see an indent in the rubber, it might lead to trouble after even one bad parking job. “The wirelike pieces of steel inside a tire that reinforce its structure can get bent—like twisting a paper clip too far, rendering it useless,” says Richard Sherman, a tire expert for accident investigation firm Robson Forensic, based in Denver, CO. At best, this creates uneven wear, forcing you to replace one tire more quickly; at worst, it could lead to a blowout. “Beyond structural concerns, if a tire gets misshapen enough, it can develop internal cracks and leak,” says Sherman. When you turn tires to the side to park on an incline, do it enough that one hits the curb but not so hard that it’s squished.

Our first place was a 1910 loft in downtown Laurel, Mississippi, complete with creaky old wood floors—there was even a big crumb-eating hole in the kitchen. We thought we couldn’t afford to refinish them, but after several bids we found a great, reasonable pro, Mike. He’s now on every episode of Home Town. Always get multiple quotes!”
—Erin and Ben Napier, Home Town
When my husband, Brett, and I couldn’t find our dream home in Huntington Beach, California, we built it instead. I learned so much, including the joys of durable engineered wood flooring, custom built-ins, and appcontrolled lighting, as well as the downside of having lots of windows—minimal wall space for hanging art.” —Jasmine Roth, Hidden Potential

Even HGTV stars were once newbie homeowners, making design mistakes, blowing their budgets, and facing down rodents. This is what they learned.
We scored our first house at 18 in Calgary, Canada. It was a $200,000 stucco home that was beyond dated, but we worked it out so we only put $250 down. We fixed it up and sold it a year later for a $50,000 profit. That was when we realized there might be something to this real estate game.”

—Jonathan and Drew Scott, Property Brothers
This is the house that kick-started my interior design career—a 1906 one-room schoolhouse in Pittsburgh and a total gut job that took two years. Whatever you think your budget is and however long you think a project is going to take, double it.” —Leanne Ford, Restored by the Fords
Mine was a midcentury modern ranch house in Atlanta with beige walls and orangeyellow hardwood floors. Within weeks I’d added gray grass cloth wallpaper and refinished the floors in a high-gloss ebony stain. The best decision I made was painting the exterior brick a dramatic black-brown. It gave the house instant edge.” —Brian Patrick Flynn, HGTV designer
HGTV Magazine 57
first house I have fond memories of the fixerupper my wife, Sandy, and I got in Wichita Falls, Texas. It had incredible charm and even a compartment near the back door for milkman deliveries back in the day. My only regret: that we stopped short of a full remodel. It would have made us more money when we sold it.” —Clint Robertson, Boise Boys
When you buy a house at 23, your design decisions may not always be the best. That was us with our small Woodstock, Georgia, home. Still, we were able to sell it two years later, Granny Smith apple bathroom and all. Since then we’ve learned a lot about paint, like the importance of testing samples!” —Anita and Ken Corsini, Flip or Flop Atlanta
I renovated my first place, in Indianapolis, top to bottom. I did a substantial chunk of it myself, including tiling the bathroom. Except I accidentally used both matte and glossy tiles and didn’t realize until after they were installed. Whoops! Unbox all your tile and check it first.” —Mina Starsiak, Good Bones
58 HGTV Magazine
By the time I became the owner of a historic home in Chicago’s Wicker Park neighborhood, it had been stripped of most of its original beauty, except for a walk-in vault, which I used as my shoe and handbag closet. Since it was a short sale, I bought quickly without considering everything that needed to be done. Lesson learned: Old houses have old problems.” —Alison Victoria, Windy City Rehab
My husband, Patrick, and I got our first house back in 2002, in Bend, Oregon. It was a 1923 Craftsman in serious disrepair. Even though our budget was tight, we allocated funds to stay in a rental during the renovation, and I’m so glad we did. We had a major construction site—new windows, doors, wiring, roof, floors, the works—and two little boys on our hands.” —Karrie Trowbridge, Mom & Me
We still live in the first house we bought together, in Paradise, California. It was a bank-owned property that was only 60% finished and rodent-infested. Our gut said the risk would be worth it, and it was.” —Chenoa and David Rivera, Rustic Rehab
EDITOR’S NOTE: THE COUPLE’S HOME WAS SPARED IN LAST FALL’S CALIFORNIA WILDFIRE, WHICH DEVASTATED SEVERAL HOUSES ON THEIR STREET. THEY ARE NOW BACK HOME.
HGTV Magazine 59
first house After I got my real estate license, my mom, who is also a real estate agent, took me on my first listing appointment, in Verona, Wisconsin. I walked in thinking of ways I could market the home, and I walked out saying, ‘I’ll buy it!’ One of my smartest moves was getting roommates, to help offset the cost of the mortgage. I even made some friends along the way. Hi, Raena!” —Eric Bennett, Desert Flippers
No one wanted the place I had my eye on in London, so I got it for a song. I painted the walls white, stripped the doors down to the original walnut, and sold it four years later for a profit. My advice: Design the home you want to live in. There will be a buyer who appreciates the care you’ve taken.”
—Hilary Farr, Love It or List It
The first home I bought all by myself was in the Fountain Square area of Indianapolis. It was only 13 feet wide, and we called it The Cupboard. The greatest thing I did was install glass-front kitchen cabinets to the ceiling. In a small house, they add tons of storage and visual impact.” —Karen E Laine, Good Bones

This Houston, TX, family makes the most of each inch—and then some.
o
n a tree-lined street in a historic Houston, TX, neighborhood sits a sweet little home known as The Bungalove to its owners. Jeanne and Amos Davis bought the 100-year-old house when they relocated from Atlanta, GA, a few years ago. “What it lacks in square feet it makes up for in charm and functionality,” says Jeanne. The couple turned up the dial on both. They put in eclectic accents, installed shiplapstyle paneling in their bedroom, and stretched the floor plan throughout. The living area doubles as a dining room—and triples as a library, thanks to a built-in bookcase by the front door. Their space-crunching moves are even more important these days: When Jeanne and Amos moved in, it was just them and their dog, Pepper. Now they have a 9-month-old, Charlotte, and a baby on the way. “Texans really like their square footage, so people keep telling us we need a bigger house,” says Jeanne, “but it’s the perfect size for our family.” PHOTOGRAPHS BY DANE TASHIMA STYLED BY JENNIFER BERNO DeCLEENE
living room
“Because this is our only common area, it has to do it all, from playtime to party time,” says Jeanne. The slim coffee table from West Elm moves right into the hallway when more space is needed. Proving that patterns can mix nicely in a compact room, the traditional pink rug (a hand-me-down from Amos’ family) is neutral enough to blend with the prints on the sofa, chair, and pillows. To make the bookcase stand out, Jeanne painted it Privilege Green by Sherwin-Williams and wallpapered the back.

On the other end of the living room, Jeanne and Amos set up a caned table and chairs Jeanne snagged on a trip to the antiques fair in Round Top, TX. “It’s a good-size table, but the glass top keeps it from looking too heavy for the corner,” says Jeanne. Not wanting to waste a free wall, they added tall shelves from CB2 that hold books, magazines, and Jeanne’s flea market treasures.

kitchen
Previous owners updated the kitchen (even stenciling the linoleum floor), but it still lacked counter space. Enter a narrow butcher-blocktop island from overstock.com. “We do our prep work on it, and we set up an assembly line there when we make tacos,” says Jeanne. She filled most of the shelves with favorite cookbooks, art, and accessories—then styled some with all white items to avoid making the whole display seem too busy. HGTV Magazine 71
master bedroom
To give their 10-foot-by-12-foot room character, the couple installed horizontal wall paneling and painted it white. The headboard, from World Market, fits in front of the windows with enough clearance for a tiny table on either side. “We keep a lot stored under the bed!” says Jeanne. The room used to share a wall with a big utility closet where junk piled up. “Moving the water heater to the attic and converting the space to a master bathroom was one of our smartest moves,” says Jeanne. Amos built the sliding barn door, a charming space-saver, and Jeanne painted it Prescott Green by Benjamin Moore.

Baby Charlotte scored the sunniest spot in the house. It’s decorated with thrifted art the couple already owned plus kid-friendly touches, including mini shelves and bookracks from IKEA, which Jeanne painted to match the ceiling (Wythe Blue by Benjamin Moore). The knotted rug is from HomeGoods.

downsizing in max style A couple trades lakefront living for urban cool in Oklahoma City, OK.
n
ot everyone would be excited to move out of a 5,000-square-foot house on a lake, but Jamee and Todd Kelly were gung ho to go. They’d raised three children and no longer needed so much space. “We also decided to give ourselves permission to be kids again and find a home we could have fun redoing,” says Jamee, a real estate agent. They had big expectations, though: “Since we were moving out of somewhere special, we didn’t want to settle.” She scoped out the revitalized downtown of Oklahoma City and found a 1915 bungalow that was actually fresh off a glam redo. The previous owner rehabbed homes for a living, and he’d taken down walls to open up the living space. The only construction the couple did was build a walk-in shower in the master bathroom; otherwise, they just added personality throughout. “Our old place was so large that I used to text the kids to come to dinner!” says Jamee. “Now when they’re home, they tell us they enjoy it here more, because we’re all together.”

The Kellys’ former home was rustic central, with cedar beams and maple woodwork. “I felt determined to be different here and do lots of color, but then I realized that lighter shades would help the rooms look larger,” says Jamee. She picked earthy-soft tones for the sectional, the baskets, and the rug (all from West Elm). Then she added Southwestern flair with pillows in terracotta and blue and a towering cactus that helps highlight the 10-foot ceiling. An amateur artist, Jamee made the blue painting; she calls it Digital Rain.

dining area
To Jamee, form was just as important as function for the dining area, to give the small space presence. That’s why she chose angular leather seats from West Elm and a round table from CB2 with a chrome and brass base. This is where the couple catches up with their children when they visit and ponder important questions, such as: Greatest band of all time— The Rolling Stones or The Beatles? The jute rug is by Serena & Lily, and the multi-globe light fixture is from West Elm. The layered 78 HGTV Magazine canvas art is another Jamee masterpiece.

kitchen nook
“When I first saw it, I thought, This is the sexiest kitchen I’ve ever seen!” says Jamee. Walls of black subway tile may seem like a dubious choice for a 195-square-foot area, but the vertical placement draws the eye up while the glazed ceramic reflects light. (It’s Essentials Swedish Mink pinstripe tile from Stone Source.) The bench cushion, made of a gray tweed Sunbrella fabric, matches the speckly variations of color in the granite countertops. Inside the bench: ski gear. “When your closet space is limited,” says Jamee, “anywhere is fair game for storage.”
HGTV Magazine 79
kitchen
The Kellys have many signature dishes, but Todd’s favorite meal of all, says Jamee, “is bread! It’s a standing joke between us.” Super-stylish surroundings sure can make any loaf seem fancy. The white custom cabinets are a striking contrast to the dark tile and countertops. Brass finishes—like the extra-tall faucet (by Newport Brass) and the trio of overhead light fixtures (from Allied Maker)—increase the chic. Although Jamee and Todd sold most of their furniture when they moved, they kept the sleek stainless steel barstools by Philippe Starck. For comfort, Jamee cut lambswool pillow covers in half and transformed them into seat toppers.
Family dog Izzy is scrap-happy, says Jamee: “She’ll pounce, only to find out it’s a piece of kale!”

A mix of classic and modern, the guest bathroom has a serene palette that works well for its petite size. “The mint green penny tile is one of my favorite elements in the house,” says Jamee. She hung a matching shower curtain from Target. On the wall: circle art that echoes the shape of the tile.

The look Jamee was going for? “Oasis.” The room’s two little windows didn’t fit that bill, so she hung white floor-to-ceiling curtains to give the illusion of height. To beef up storage, she chose a gray upholstered West Elm bed frame with a large drawer. It’s topped with a pretty botanical-print duvet cover from Serena & Lily. The leather-weave bench is by Safavieh. HGTV Magazine 83

rittany and Justin Kingery don’t have any size issues with their little 1921 bungalow. In fact, they think it’s downright palatial. That’s because their first house clocked in at 1,000 square feet. “It felt like a major upgrade to us, though the inside was very bland,” says Brittany. “The walls were mostly beige, there was beige carpet everywhere, and all the tile was beige too.” She and Justin moved in with paintbrushes blazing, bringing lots of color to both walls and floors before filling the rooms with showstopper lighting and vintage furniture and accessories. Now the house feels like home to the couple and their three Chihuahuas (Fatty, Jellybeans, and Pepper). “I like when houses are a little overthe-top, with a rich mix of textures and quirky pieces,” says Brittany. “It gives a space big-time character.”

Why not decorate a room around a striking sofa? The couple got this 100-inch-long one at a flea market for $100, then had it re-covered in a vivid blue microfiber. They heaped it with pillows in mod, happy hues and paired it with a patchwork rug found on eBay. Light blue-green paint (Geyser by PPG Paints) on the walls plays up the couch’s color even more. Above, Brittany hung a dandelion-like pendant from IKEA. “It has presence yet still feels light and airy,” she says.

A leafy color (Kale Green by Sherwin-Williams) perks up a small, dark space. Brittany painted an old dresser mint (Pale Oak Grove by Valspar) and added a vintage clock for quirk: “I didn’t want the first space people see to feel formal,” she says. The rug, a Craigslist find, brings the cozy—and pooch Jellybeans approves.

Brittany’s motto: “You can fit a lot into a room, as long as everything has a place!” Along one wall in the dining room, she grouped together four IKEA bookshelves for a built-in look. That giant green K is from an old store sign. Justin bought it at an antiques mall as a present for his brother…then got attached to it. HGTV Magazine 89
dining room
White-on-white can still be a wow: Brittany chose a 24-inch-diameter string globe light from allmodern.com that’s BFFs with the one in the living room. The teak table is a local flea market find, but that window seat is a Kingery original—Justin built it to fill the existing bumpout. The jewel-toned pillows were inspired by the colors in the vintage rug. “We used to keep a bar cart in here for parties, but it took up too much room,” says Brittany. Smart solution: glasses, bottles, and art on slim bracketed shelves.
small house love
kitchen
During an ’80s update, this space got orangey wood floors. “We decided, Let’s do something fun, because it wasn’t like we were ruining something original to the house,” says Brittany. The idea: Paint ’em! She chose the same jade shade used in the foyer, and added a peppy rug from Target. For extra lightness and brightness, the Kingerys put glass panels in the doors of the upper cabinets on either side of the sink. They went with dark grout for the backsplash to complement the counters.
HGTV Magazine 91

Mixing contemporary and vintage pieces with vibrant bedding (from The Company Store) gives the room a serious cool factor. The Kingerys kept it going with high-contrast white walls (Icy Avalanche by HGTV HOME by Sherwin-Williams) and ebony floors (Tricorn Black by Sherwin-Williams). Brittany hauled the trunk out of the “toss” pile at an estate sale, then mounted it on legs. The “art” above: her necklaces, surrounded by a wood frame. “In small houses, it’s great to find storage options that look pretty,” she says.

Add the marinara sauce and simmer until sausage is cooked through, about 3 minutes. Add the spinach, season with ¼ teaspoon each salt and pepper, and cook, tossing, until spinach begins to wilt, about 1 minute. Toss with cooked pasta.
