Originally from PA, Mike moved to Park City in 2002, where he’s gained experience in buying and selling real estate. Michael has a BS degree in Business and prides himself on providing service with honesty and integrity. His passions include skiing, snowmobiling, mountain biking, and spending quality time with his family.

E M OT I O N A L C O N N E CT I O N Selling a home can be an emotional process for many homeowners. For some, a personal letter from a buyer that describes themselves, their family and their connection to the home that they wish to purchase, can put a buyer above other people who have made offers on the property. Consider including a family photo or sentimental anecdote in order for the seller to gain a better picture of who the buyer is beyond numbers and dates.

CA ST I N G A W I D E N E T If there are multiple properties that you like that are all in the same area, you may want to make offers on all of them. This can give you insight as to who is most motivated to sell their property and ensure that you get the best deal in the area of your choosing. Presenting offers on multiple properties may feel worrisome, but remember, an offer is simply that— a proposal from a buyer to purchase a property under specific conditions. This may also be a good strategy to employ when a neighborhood is particularly desirable, as many areas frequently end up with properties that receive multiple offers.

LO C K I T I N The real estate market is ever changing. Listings can go under contract at any time, and some listings are an incredible buy to multiple people. This is why it may be of benefit to you to write an offer as soon as possible if you like a property. This way you won’t miss out on your chance to own your dream property. You can cancel for any reason any time before your due diligence deadline without penalty. In a highly competitive market, expedience may be your greatest benefit.

THE RIGHT CONDITIONS If you’ve found a must have purchase, and you want to take every step to ensure a seller’s acceptance, writing a competitive offer with your best price and reasonable closing dates is a great way to give yourself the highest chance of getting your dream property. Writing a strong offer can show the seller that you are motivated and serious about the purchase of their property and can give you an advantage over less competitive buyers.

WRITING AND NEGOTIATING AN OFFER Working with the Lawson team our main goal is to negotiate the best deal for our clients. In order to come in at the best price we will research comparable homes, current market conditions, etc. to make sure your offer gets you the best deal. When writing the offer every detail is taken into consideration to make sure it fits our clients needs first and foremost.

GETTING PRE-APPROVED FOR A LOAN In today’s market there is such low inventory. Having loan pre-approval gives us an advantage when we present offers. It automatically gives you a “qualified buyer”title which shows sellers serious, ready and able. That edge gives you a stronger negotiating angle. Also, by being pre-approved we can narrow properties down to the exact price range that you are comfortable with.

TRANSACTION COORDINATION After negotiating the best deal possible and going “Under Contract” you have a full team to help you manage your deadlines, make sure your financing and lender is in order and coordinate and facilitate the purchase of your home. There are many deadlines that must be met in order to protect your earnest money deposit and the Lawson Team prides ourselves in making sure you have the smoothest transaction and experience as possible.

FINDING A PROPERTY You have a huge advantage in searching for a home with the Lawson Team. We discuss listings that have not yet hit the market at our Engel & Voelkers sales meetings, we are members of not only the park city multiple listing service but the Wasatch front multiple listing service so that we are informed the second anything new hits the market.

SETTLEMENT

The Lawson Team will help you through settlement, whether you close in person or remotely. We can overnight or email you the documents necessary to close. You may or may not need to send us original notarized copies in return. We will help coordinate these details with the title company in order to make settlement as simple as possible for you. .

O F F E R A N D AC C E P TA N C E You’ve looked at properties with your agent, and you’ve found the perfect place. You’re ready to make an offer –Congrats! Your agent will write up an offer and send it over to the listing agent. They’ll review it and accept, counter or decline your offer.

E A R N EST M O N E Y This is your deposit, usually submitted within four days of your offer acceptance. Earnest money is predetermined preliquidated damages and is fully refundable through due diligence and possibly longer if you are getting a loan.

S E L L E R S D I S C LO S U R E During this time, the seller is required to deliver seller disclosures. This contains all the information the seller knows about the property, including repairs, remodels, leases, title or anything material to the sale of the home. Though the seller is required to disclose any know issues, it is still best practise to get an inspection on the home.

DUE DILIGENCE During Due Diligence, a buyer should perform evaluations, tests and inspections on the home. Should any of these tests yield unsatisfactory results, the buyer may cancel without repercussion. The buyer must complete Due Diligence by the Due Diligence Deadline.

FINANCING AND APPRAISAL If you are receiving a loan on the property, and you are unable to obtain funding or you are unsatisfied by the terms of the loan, you may cancel before the financing deadline. Similarly, if the property appraises for less than purchase price, you may cancel before this deadline.

SE T TLEMENT During Settlement, both parties will sign the necessary documents in order to finalize the real estate transaction.

P O S S ES S I O N Once the county receives the final deed from the seller to the buyer conveying the property, you will take possession of the home and official ownership begins and you may move in to your new home!

They can be credit unions, banks or private individuals or companies. It is important to select a lender who will take into account your needs and help you navigate the buying process. Because selecting the right lender is such an important decision, we work closely with and suggest the Young Team for all of your lending needs. G LOSSA RY BUYER A person or persons who are buying a property.

B U Y E R ’ S AG E N T This is the agent who represents the buyer in the home-buying process. On the other side is the listing agent, who represents the seller.

SELLER A person or persons who are selling a property.

L I ST I N G A listing is essentially a home that is for sale. The term gets its name from the fact that these homes are often “listed” on a website or in a publication.

L I ST I N G AG E N T This is the agent who represents the seller in the home-buying process. On the other side is the buyer’s agent, who represents the buyer.

OFFER This is the initial price offered by a prospective buyer to the seller. A seller may accept the offer, reject it, or counter with a different offer.

U N D E R C O N T R ACT When the sellers have accepted an offer from a buyer, but that the sale has not yet been completed. Typically it takes 30-45 days from the date an offer is accepted until the sales contract “closes” and the sale is complete.

I N S P E CT I O N Home inspections are required once a potential buyer makes an offer. Typically, they cost a few hundred dollars. The purpose is to check that the house’s plumbing, foundation, appliances, and other features are up to code. Issues that may turn up during an inspection may factor into the negotiation on a final price. Failing to do an inspection may result in surprise costly repairs down the road for the home buyer.

FINANCING AND APPRAISAL In order to get a loan from a bank to buy a home, you first need to get the home appraised so the bank can be sure they are lending the correct amount of money. The appraiser will determine the value of the home based on an examination of the property itself, as well as the sale price of comparable homes in the area.

SETTLEMENT The closing refers to the meeting that takes place where the sale of the property is finalized. At the closing, buyers and sellers sign the final documents, and the buyer makes the down payment and pays closing costs.
