Welcome to the City Property Association’s Annual Lunch I am delighted to welcome back CPA members and guests to our Annual Lunch – a great opportunity to celebrate the return of footfall and energy to the Square Mile, and to remind ourselves of the appeal of our City and the importance and benefits of in-person interactions. In its long history as a leading global centre for business, the City of London has adapted and evolved to recover from challenges and respond to the changing needs of its workforce. It has, and will continue to do so, with the strong leadership of the City Corporation alongside the valuable advice and support from our membership. The pandemic has certainly changed perceptions towards work and the workplace. We have witnessed an incredible acceleration and acceptance of communication technologies, a desire for more flexible working patterns, and a demand for workplaces with healthy, sustainable and collaborative environments. Alongside this, the benefits of the office and agglomeration effects of central business districts have been reinforced, providing clear market confidence in the future of the City. DAN SCANLON Chair
As a result, CPA members are investing in, and submitting planning applications for, the offices of the future. Working with the City Corporation, developers are bringing forward a pipeline of projects with sustainability and social inclusion at their heart. These smart buildings will utilise new technologies and worldclass design to create adaptable places which support creativity, productivity, physical health and well-being. The City is attracting a more diverse business community, with an expanding tech and innovation sector as well an exciting leisure and hospitality offer, including new food markets and al fresco dining experiences. This bodes well for the future of the City. The City Corporation is also driving forward its vision of a ‘central social district’, where arts, culture and community bring people back together and promote an inclusive ecosystem and outstanding environment within the City. This is evidenced by the growth of the Culture Mile, including the recent approval of the new Museum of London at Smithfield, and the initiatives being pursued by the Lord Mayor’s Culture and Commerce taskforce. There is no disguising that there are huge challenges ahead, and full recovery will take some time. We are experiencing vast and positive changes in the way the City looks, feels and is used by its people. The CPA and our members look forward to supporting and delivering this change.

A Message from the Executive Director After an extraordinary year, the Board and Executive Team are delighted to reconvene the CPA Annual Lunch for the 116th time in the beautiful and historic surroundings of Guildhall. A building which has stood for over 600 years and is testament to the City of London’s longevity. During times of upheaval, it is reassuring to be present within such prestigious sites which have borne witness to events over the centuries. But the City, whilst proud to preserve its institutions and traditions, has never been content to sit back. It’s a city which has been evolving for 1,000 years and continues to enthral and surprise. Contrary to outdated perceptions of the ‘Square’ Mile, the City has the youngest workforce in the UK. 61% of professionals here are aged between 22 and 39, while over 40% hail from overseas. These young and international workers are increasingly employed in highly skilled jobs, anchored in tech and creative functions. That is why a key priority of the CPA’s programme has been engaging and responding to the City’s young and future workforce CHARLES BEGLEY Executive Director
You only have to look upwards to see the seismic change to the skyline in recent years, re-affirming the City’s global status as a pre-eminent destination for finance, tech and business services. And it is CPA members who are creating the spaces and places to deliver that. The City Corporation has responded to the pandemic with an ambitious programme of business support and an acceleration of the opening up of its streets to make the City a greener, healthier and more inviting place. There is enormous scope for transformational change for the better and now is the time to seize the opportunities and ensure that the City retains its global appeal. At the heart of that will be its ability to attract talent, and we continue to support the OneCity digital platforms, pioneered by the CPA, which promote the City’s cultural and leisure experiences to younger professionals. OneCity’s online following grew dramatically during lockdown – with these workers clearly eager to get back to the City’s unique offering of restaurants, bars, culture and architecture. Now is the time to get workers of all ages back to the City to enjoy its unique and exciting offer as a place to work, meet and play. Guest Speaker Rt Hon John Bercow John Bercow famously served for 10 years (2009 – 2019) as the 157th Speaker of the House of Commons, where he was re-elected three times to the role. He began his political career as a Conservative councillor for the London Borough of Lambeth (1986-1990) and was elected to Parliament as the Member of Parliament for Buckingham in May 1997. John was appointed to the Conservative Front Bench in June 1999, serving in five Shadow Ministerial roles, including Shadow Chief Secretary to the Treasury and Shadow Secretary of State for International Development. During his political career, John has promoted his belief and passion for equality, diversity and human rights. He pioneered a programme of engagement with schools, universities, charities, businesses, trade unions and voluntary organisations, and chaired the UK Youth Parliament in Westminster every year throughout his tenure as Commons Speaker. He has served as Patron, President or Vice-President of more than a dozen charities, focusing in particular on supporting children and young people. RT HON JOHN BERCOW Guest Speaker
John successfully appointed the first female BAME Speaker’s Chaplain, the first female and BAME Speaker’s Counsel and the first BAME Serjeant at Arms in the history of the House of Commons. At this time, John led an inquiry into the reasons for low representation of people of colour at senior staff levels and established the regular practice of using specialist recruitment consultants with a view to embedding diversity, inclusion and cultural change in the House. In 2011, John set up with cross-party support the Speaker’s Parliamentary Placement Scheme to give paid internships to people from a range of disadvantaged backgrounds who aspired to work in the House of Commons.
