The offered listing is in the Loves Park Enterprise Zone. The Loves Park-Machesney Park Enterprise Zone offers businesses and investors a variety of valuable tax credits to support development within the Enterprise Zone boundary.

BUILDING MATERIALS SALES TAX EXEMPTION

MANUFACTURING MACHINERY & EQUIPMENT SALES TAX EXEMPTION

Any building materials used in new construction or rehabilitation of properties located within the Loves Park-Machesney Park Enterprise Zone (and permanently attached to the real estate) are eligible to be sales tax exempt.

The City of Loves Park and the Village of Machesney Park effectively do not issue corporate property taxes, and accordingly, this incentive is available, without application, to all businesses with the Enterprise Zone. Please note that property tax abatement does not apply to any other taxing districts within either municipality.

State statute allows a business enterprise that is certified by the Department of Commerce, that either creates a minimum of 200 full-time equivalent jobs in Illinois; or retains a minimum of 2,000 full-time jobs in Illinois; or which retains 90% of the existing jobs, a 6.25 percent state sales tax exemption on all tangible personal property which is used or consumed within an Enterprise Zone in the process of manufacturing or assembly of tangible personal property for wholesale or retail sale or lease. This exemption includes repair and replacement parts for machinery and equipment used primarily in the wholesale or retail sale or lease, and equipment, manufacturing fuels, material and supplies for the maintenance, repair or operation of manufacturing, or assembling machinery or equipment.

INVESTMENT TAX CREDIT

UTILITY TAX EXEMPTION

PROPERTY TAX ABATEMENT

A 0.5 percent credit against the state income tax is offered to taxpayers making investments in qualified property located in the Enterprise Zone. The Enterprise Zone credit is in addition to the existing 0.5 percent investment tax credit against the personal property replacement tax available throughout Illinois.

The Public Utilities Act 220 ILCS 5/9-222.1, as amended and the Telecommunications Excise Tax Act 35 ILCS 630/2(a)(5), as amended allows a 5 percent state tax exemption on gas, electricity; and the Illinois Commerce Commission .1 percent administrative charge and excise taxes on the act or privilege of originating or receiving telecommunications a business enterprise, for businesses that are certified by the Illinois Department of Commerce as making an investment in a zone that either creates a minimum of 200 full-time equivalent jobs in Illinois or retains a minimum of 1,000 full-time jobs in Illinois.

VERY NEAR THE AREA’S NEWLY CONSTRUCTED, STATE OF THE ART MEDICAL FACILITIES Mercyhealth’s Riverside campus will feature a state-of-theart women’s and children’s hospital, including the highest level perinatal and neonatal intensive care units and pediatric emergency services, as well as high-risk maternity care. The campus also will provide the region with the highest level trauma center; an adult sub-specialty hospital to include plastic surgery, as well as brain and spine, endocrinology, orthopedics, pulmonology and heart services; operating suites and surgical services; a diagnostic center and physician-care clinics to serve adult and pediatric patients. Ground was broken for the $485 million project, the largest in Rockford’s history, on June 6, 2016 and the sprawling 188-bed hospital was designed with room to add another bed tower to the north. SwedishAmerican Health System’s Regional Cancer Center opened in 2013 and offers state-of-the-art treatment and support services to more cancer patients in northern Illinois than any other health system. Their award-winning cancer program includes an outpatient cancer center, radiation therapy, medical oncology, and advanced medical imaging, chemotherapy and infusion services. The center also has a healing garden, as well as holistic and support services. A division of UW Health, they connect patients to oncology experts from nationally-recognized University of Wisconsin Carbone Cancer Center giving convenient local access to UW Health specialists in many areas of oncology. This 63,000 Sq. Ft., 2-story facility houses the region’s largest number of oncology physicians and a nationally-certified staff of nurses, radiation therapists, physicists, social workers, pharmacists, chaplains and dieticians.

Our 2.3-Acre site is just west of mega sports center, Mercyhealth Sportscore Two. This region was awarded the 2018 Sports Tourism of the Year Award for being the most outstanding city to have an impact on the local community through sporting events. The region has been a pioneering sports town since the mid-1980s and sets the standard for hosting sports tournaments in the Midwest. Tourism in Winnebago County is growing faster than in other major counties in Illinois. 2016 statistics show that spending in Winnebago County grew 39% since 2009. The Rockford Park District reports 2-million visitors annually to the Mercyhealth Sportscore Two complex on East Riverside.

Upgraded in 2016, the facility has a state-of-the-art, 60,000 sq. ft. indoor sports facility, 2500-seat Wedgbury Stadium, 26 outdoor soccer fields, sand volleyball courts, indoor golf driving range, locker rooms, and equipment store. It includes indoor and outdoor concessions and dining, a playground and over 2000 parking spaces.
