Massachusetts Avenue has been a prominent piece of Washington, D.C.’s city landscape since the conception of the nation’s capital urban masterplan.

Previously occupied by a single-use government tenant composed of a variety of agency programs and user groups, the building at 20 Massachusetts Avenue NW transferred to new ownership in 2019. The RMR Group commissioned LEO A DALY to reinvent and redevelop the site into an innovative, urban mixed-use development.

The revitalized building will be demolished to the structure and will maximize the site’s floor-area-ratio by adding two floors and a penthouse to the overall building and completely rehauling the exterior and ground plane. The new development will combine ground-floor retail and restaurants to create a vibrant streetscape with an inviting entrance and pedestrian experience, a four-star hotel and class-A office space with amenities at the penthouse level as well as an extensive green roof. The architecture will carefully balance the functional hierarchy of the vertically stacked building uses, respectively retail, hospitality and office. By utilizing sculptural massing clarity, the design enhances signature historic views along Massachusetts Avenue and respective views from Union Station to the southwest and west.

The design creates a vibrant streetscape with an inviting entrance and pedestrian experience along a prominent Washington, D.C., site. Looking to seamlessly integrate the building into the city fabric, LEO A DALY’s design maximizes building connectivity between Massachusetts Avenue and F Street through seamless exterior-interior connectivity at the pedestrian level. By enlarging the sidewalk space and creating planting and activity zones for tenants and pedestrians, the barren streetscape is transformed into an interactive hub for human activity.

The Capitol District has created a new heart for downtown Omaha, providing much-needed density, diversity of use and cohesiveness with adjacent neighborhoods, while complementing the nearby CenturyLink Center and TD Ameritrade Park. It delivers a dynamic environment with a destination flavor, creating an authentic Omaha experience for residents and visitors. The mixed-use development features unique shops, vibrant nightspots, gourmet dining, a full-service hotel, upscale apartments, signature office space and shared outdoor plaza. The plaza is open, yet secluded, and serves as a gathering place for special events, entertainment and relaxation. LEO A DALY provided full architectural and engineering services for the 333-guest room Omaha Marriott Downtown Capitol District hotel, apartment building with 218 units and 505-stall parking garage. LEO A DALY also created the development concept for the District as a whole.

In collaboration with local design institute WDCE, LEO A DALY designed Phase 2, Plot B, of the China Mobile International Information Port project in suburban Beijing. The project, totaling 148,000 SM near a green park space, consists of one research and development office building, one laboratory building and a public facilities building. Our vision was to create a comfortable, efficient and energysaving work environment. The design team also emphasized the concept of communication and connectivity in its building programming and design. To achieve these goals, a series of indoor and outdoor specific spaces were designed throughout the three buildings, creating a highly engaged work environment and a unique image for each building. The research and development office buildings consist of offices, laboratories and canteens. The facade design of the research and development office buildings reinvents the traditional idea of circulation within the building envelope. The building facade is dynamically formed through the use of exterior facing communicating stairs, which merge at various elevated gathering spaces. The public facilities’ building consists of restaurant areas, museum spaces, a multi-functional hall, a cafe, convenience shops, a bank and a book bar. The public facility building design reflects the same concepts as its surrounding buildings by incorporating circulations spaces/program that wrap a central core atrium/courtyard.

Harbin Water Park Complex Beijing, The People’s Republic of China

This 3,600,000-SF mixed-use development sits on the Songhua River in Harbin’s CBD. The project includes retail, commercial office towers, a five-star hotel—China’s largest Ritz Carlton Hotel—and a seven-level commercial podium and a planned connection to Harbin’s subway system. The design was inspired by the National Ice Festival celebrated in Harbin each winter and resolves the site constraints associated with a dense, urban neighborhood while maximizing the allowable building area. The result is a compelling live-work-play environment. The development celebrates three signature tower heights ranging from 500 to 945 feet, the tallest of which will become the highest building in the city. The towers spring from a 650,000 GSF, 5-level, retail podium. Acknowledged as a “premier development” by the City and its Mayor, the vibrant design contributes to the popular vacation destination energetic milieu.

Capital One and LEO A DALY have been partnering together since 2010. The ongoing relationship began with Capital One’s retail bank emergence into the Washington DC Metropolitan area market. Together we have completed in-line and ground up branches throughout the region. Projects include rebranding, interior renovations, and new construction. Building on the successful relationship, the program has extended to branches beyond the DC area and has spread nationwide. More recently, projects have included multiple adaptations of the innovative new Banking Café concept. Working closely with Capital One, LEO A DALY designed a series of comfortable and inviting places where customers can access free Wi-Fi internet service, bank electronically, explore financial planning, engage with their community and enjoy coffee and café fair in a relaxed environment. Together, Capital One and LEO A DALY are currently developing new café projects on additional sites in the DC metro area and beyond. Sited on the Intracoastal Waterway, this multi-use complex provides a vital, vibrant link to the city of Jupiter’s on-going riverfront development master plan. Its unique layout embraces the site’s waterfront setting and high volume retail exposure along heavily trafficked US Highway 1. The development is anchored by a new Wyndham hotel and four multi-use buildings that include restaurants, offices, retail space and multi-level, structured parking. The architectural imagery suggests a series of compatible, eclectic building styles, providing the impression of a village naturally developed over time rather than as a single, large complex.

Excellence Century Center is an urban mixed-use property, designed to maximize a central public piazza area and integrate large masses of buildings to create a compelling public gathering place. The design includes a 250-M (820-FT) office tower, two 164-M (538-FT) small office/home office (SOHO) towers and a four-level retail podium with public and secure parking. The site has a central piazza to organize retail and office venues into a singular urban space. To achieve a balanced site massing, the office tower is placed on the formal central plaza, separated from the two SOHO towers. The SOHO towers anchor the west retail entry atrium, while the 250M (820-FT) tower anchors both the central piazza within the property and the city’s circular plaza. The tallest tower is shaped by dividing each side into two tall planes tilting inward and outward to accentuate the vertical. This creates slim surfaces sheared on all sides, while the tower’s mass generates very functional pinwheel-shaped office floor plans with eight corners sharing the same structural grids on all floors. Recessed vertical fritted-glass bands are added to the building skins to contrast against the strong horizontal areas of the retail podium façade.

To take advantage of the prestigious corner at Eye Street and 18th Street NW, the owner sought to reposition this existing 1980s office building. LEO A DALY’s renovation design highlights the iconic entry with transparency and lightness, addresses the intersection and brings the building’s Class-A+, trophy status to the front door. Now an elegant and monumental entrance, the lobby creates a completely new arrival sequence with changes to the interior volume, lighting and materials. A new entrance canopy, outside lighting, retail and streetscape updates, a state-of-theart fitness center and rooftop deck also assist in repositioning the building. The design reflects the owner’s desire to push the envelope with the inclusion of a rooftop basketball court—the first of its first kind in DC. Set on a floating sprung slab, interlocking suspended modular tiles provide the ultimate flooring performance for outdoor sports and minimize noise transfer to tenants below. The expansive rooftop terrace is a perfect fit for office yoga classes or outdoor social gatherings.

Excellence Huanggang Century Center is a major piece of urban sculpture. Comprising four gateways and four towers, it is a modern design inspired by the most auspicious number in Chinese culture, the number 8, a symbol of prosperity and good fortune. The tallest two towers reach 60 and 57 stories in height and feature glass curtain walls, chamfered corners and large-scale diamond-shaped facades that extend and recede from the typical floor plate. The project’s podium, which anchors the four towers, is enveloped in glass and features mixed uses of retail, restaurant and entertainment areas.

360 Rosemary sets new standards for innovation, design, creativity and leadership in the growing urban community of West Palm Beach while meeting the street with active groundlevel retail and landscaped amenity space at a pedestrianfriendly scale. The mixed-use building, the newest Class-A office tower to be built in the city in more than a decade, is part of a significant revitalization effort that will create vibrancy in an area that includes new art and cultural spaces, experiential retail destinations, restaurants and hotels, public parks and educational institutions. Designed with the wellbeing of its occupants in mind, the building provides dynamic workplace amenities, including ample green space, an on-site fitness center and three outdoor terraces. The building façade uses custom terra cotta panels fabricated in Germany. The finely crafted detail of each panel creates a contemporary, urban feel while maintaining a sense of connection to history in color and finish. From a distance, the grid creates visual texture, color and richness, and at the lobby level, the terracotta is intensified where the pedestrian experiences it closely. At the top of the building is a contemporary interpretation of a great crown. As you work your way down the structure, openings and canopies add interest; entrances and windows at street level are scaled for the pedestrian.

360 Rosemary is a model for the city’s new forwardlooking zoning regulations and ongoing development along the Rosemary corridor. LEED Gold-certified and strongly grounded in the principles of urbanism, the design of 360 Rosemary – its sustainability, massing, materials and deference to the street – is a model for West Palm’s new forward-looking zoning regulations and the ongoing development along the Rosemary corridor. The design implemented additional wellness measures in response to the COVID-19 pandemic, including touchless doors and destination dispatch elevators and mobile check-in help minimize physical touchpoints; upgrades to the air-handling system to maximize fresh air exchange; and a 100% generator backup system, which provides uninterrupted full building power during the event of a utility power loss. The 20-story, 300,000-SF mixed-use office building, completed in collaboration with Elkus Manfredi Architects, provides 250,000-SF of office space with loft-style offices and 10-foot clear ceilings as well as 22,600-SF of ground-level retail, 10,000-SF of outdoor amenity areas, three landscaped roof terraces and seven levels of structured parking. LEO A DALY used virtual reality technology to refine the design, allowing project stakeholders to experience the space through a virtual walk-through before finalizing the design.

The design challenge for the new Huijin International Center was to create a unique and iconic tower, while providing a multi-tenant Class A office building no taller than 130 meters. The design is conceived as a series of waves, flowing from a stone plaza to the sky. The site context adjacent to the water greatly influenced this form. The reflection of the building in the water and the water in the building creates a significant degree of site unity. The building’s shape is unique, as it derives its form from the interplay of reflections within a series of complex repeating shapes, much like the effect of ripples on water. The use of a reflective glazing is intended to heighten this effect. The tower profile creates a variety of floor plans with many opportunities for corner offices. The 15th and 30th floors are set for mechanical/refuge, as well as elevator machine rooms, allowing for the maximum rentable floor area on the office levels. The site plan is divided into three areas. First, a main entrance is created to the south, with a series of steps ringed by a row of trees. The trees link with a pool on the east, an indication that this is the water side. Lastly, on the north, a drop-off for automobiles provides a smaller scale version of the southern entrance. The entry to the below-grade parking is to the north, keeping the south and east sides free for pedestrians to admire the water. Throughout, the paving pattern is serpentine, echoing the waves in the facade. Additional lighting in the lobby atrium allows for the petalshaped base to form a counterpoint to the top after dark.

LEO A DALY
LEO A DALY designed 660 North Capitol Street as an 8-story trophy office building located on North Capitol Street, NW, just a few blocks away from Union Station, one of the busiest transportation hubs in the United States. The approximately 325,000 GSF building is the second part of an urban infill master plan that included 25 Massachusetts Ave, NW, and a shared courtyard, for which LEO A DALY was also the architect. The simple, clean and well-proportioned glass facade suggests an articulation of a base and top that pays homage to the historic proportions and detail of the Government Printing Office (GPO) to the north and other historic buildings in the neighborhood. The modern building is designed to create a foil to the more historic buildings along the street and completes an important block on the North Capitol Street corridor. The building amenities include a fitness center and roof deck. The project achieved LEED® Gold certification from the USGBC in December of 2016.

LEO A DALY
Minoco Wharf is an ecologically-sensitive, two-phase master planning project for approximately 40-acres on the north bank of the River Thames in London, England. The program for the first phase, consisting of 25-acres, has been developed to include a series of smaller self-contained development parcels around a central public space. It includes 3,100 residential units with a mix ranging from studios to five bedroom family homes, parking and public amenities such as schools, public facilities, health facilities and affordable housing. LEO A DALY developed a series of design guidelines, which were tested in the design process (up to schematic design). The guidelines allow maximum freedom for the development of individual parcels, while reinforcing the elements needed to maintain coherent development for the entire project.
