CHALLENGES & OPPORTUNITIES
Scheduling and approvals
Every project has specific requirements and schedule allowances for the approval process, and we proactively and openly communicate to stay on track. We closely monitor scheduled milestones and provide an initial project schedule with the approval timeline allowance. This helps to identify and adjust possible issues that could impact the issuing of deliverables. Coordination of owner and brand approval timelines is also considered.
Supply chain concerns
Supply chain delays that impact FF&E and finish materials arriving on site are a constant challenge. Delays in receipt of these items is critical to the hotel being able to turn rooms back into service. It can impact not only the cost of the project but the revenue stream from guestrooms remaining off the market longer than anticipated.
We recommend to our clients that information related to finish materials, whether provided by the owner or contractor, be reviewed with the contractor and purchasing agent in early phases of the project. Having their feedback and allowing them to reach out to vendors in advance of order dates will help alleviate project delays due to long lead times.
Designing to a budget
Budget overrides can be a challenge especially given the current rate of inflation. We will phase our deliverables and recommend that a purchasing agent and project manager review the design at the end of each phase for conformance to the project budget. This cost evaluation and revisions during the design and documentation process help to avoid the need to add time to value engineer the project.
In addition, we recommend submitting our design presentations for review as a part of a contractor’s preconstruction services. Early review and evaluation allow for adjustments as each phase progresses and avoids the need for delays associated with those activities.

Our method of providing quality in our work rests on employing professional staff and continuing to educate and train them; staffing each project with an appropriate number of experienced personnel; and staffing each project with strong leadership to provide well-planned, reviewed, and coordinated designs.

Project management
Our team includes power-house project managers to coordinate the efforts of the project team, monitoring progress and the Quality Assurance/Quality Control (QA/QC) reviews. They are the primary contacts for management coordination and issues related to progress, budget, and schedule. Our project managers will:
• Use a systematic approach for planning process approvals and quality control
• Create “what if” scenarios for discussion
• Plan for frequent coordination of the team of consultants to highlight potential issues early in the processes
• Keep open items at the top of our agenda and ensures issues are tracked and closed out
Independent peer reviews
Independent peer reviews ensure objectivity. Senior personnel, not directly involved with the project, perform quality control checks at all project milestones. Reviewers are notified in advance of scheduled reviews via automated status reports. These reports allow constant monitoring and alert project leaders about upcoming deadlines and whether quality checks have been scheduled and assigned. Finally, before a drawing or specification is delivered to a client, the project’s quality control manager works with project leads to review submissions for oversights or inconsistencies.
Quality, a ‘state of mind’
Our firm views quality as a ‘state of mind’, pervading every thought, every decision, and every action to ensure complete, accurate, well-thought-out project delivery. Established at the beginning of the project, a project quality plan is created to confirm that all services, studies, designs, drawings and specifications expected by the client are performed and provided on time and per appropriate professional design standards. Our quality management program consists of two distinct, yet interrelated components. Quality Assurance—where we plan systematic actions and Quality Control— where we regularly review each team’s actions, providing ongoing input.

Our digital practice workflow allows us to increase the level of coordination and accuracy of our increasingly complex and fast-paced projects. The primary digital practice tools that have positively impacted our project management and quality control programs include several tools: REVIT, Blue-beam Revu, NEWFORMA, Spec Source, DesignSpec and Trello.

Through her career as a leader and contributor in numerous teams, she has delivered a wide array of signature, technically complex, secure and intricately sensitive projects. Irena has extensive experience in hospitality, commercial and place-making market sectors locally and internationally. She has a solid knowledge of comprehensive planning, building core and shell development, as well as an eye for interiors and planning of complex program elements.

Christy began her career creating integrated sales and branding solutions. Driven to create spatially branded solutions, there she designed international luxury projects and garnered valuable experience anticipating and working with operators to deliver a luxury guest product. Central to Christy’s design philosophy is that there are no problems only solutions; out of unexpected challenges are opportunities for creativity and innovation. She believes her role is to lead a project towards its essence which results in an authentic and distinct spatial extension of the client’s brand.

From the conceptual stages of a project he works closely with the design architects to develop integrated cost-effective lighting design and control solutions. Chris Thomas, RCDD, a former U.S. Marine Combat Engineer, is a multicertified communications professional experienced in consulting, procuring, managing and designing inside/outside plant distribution systems, installing low-voltage cabling systems, training technicians on installation/configuration of access controls, alarms (intrusion/ fire), CCTV, and satellite/TV & Internet. With over 24 years of experience providing communications expertise, his knowledge of Communications System Planning, Design-Engineering, Information Systems Management, and IT Project Management is unparalleled. Chris brings hands-on insights into best practice in low voltage design and has worked on some of the most complex project types, including systems for the national defense industry and large public sector clients.

Additionally Nick specializes in high performance building design and sustainability. This background gives Nick a unique perspective on the commissioning process and how it integrates into the overall project. Nick is most passionate about designs being both sustainable and facilities operating the way the designer intended.

Denise is a Certified Building Commissioning Professional (CBCP). As leader of the commissioning practice she oversees the commissioning process, staff resources, and overall approach to projects. Denise spent the first 17 years of her career as a mechanical design engineer giving her the ability to solve complex problems and speak the language of the design team. She authors commissioning plans and is responsible for the QA/QC of all commissioning documentation. She is most passionate about ensuring the owner receives the facility they were expecting and their staff is fully equipped to operate the facility.

Practice Lead - Fire Protection
Nic performs detailed building code and life safety analyses on new and existing buildings throughout the country. He has experience with many different occupancy types ranging from residential to large industrial warehouses. He upgrades fire protection systems to meet current codes, coordinates with code officials, and identifies opportunities for efficiencies in new system designs. Nic takes the approach that the life safety and fire protection systems should function wholly together to achieve a safe and functioning facility. He is a licensed Fire Protection Engineer and meets the Qualified Fire Protection Engineer (QFPE) requirement from UFC 3-600-01.
