Hangar Rehabilitation of a mirror trade transformation into a 120 m² loft l’Etang-la-Ville, near Paris. Private order. First work - 2012/2013

Step 2 : Day Spaces The warehouse which was originaly a mirror trade is the object of the project. The demand of the client stipulates the need of : - a big living room & an open kitchen, this space should include a fireplace, a strong relationship with the exterior while maintaining privacy. - an artist studio (painting) Step 1 : Night Spaces The former house has been rehabilitated in order to provide two individual rooms, a living room & kitchen, a basement. In the future the house will be fully dedicated to private spaces (bedrooms and bathrooms).

- an additional bedroom The new use of the warehouse will transform it as the main place of the house. The entrance hall is located in the space between the two entities. The house shows a double functioning, «private and public».

The old walls are made in breeze blocks, ans renewed when needed. The original structure is made iron crossbars. Two of them have been renovated. Concrete micro-posts have been injected in the soil (5-8m) in order to stabilise the building. Thermal insulation is meant to reach high objectives. Walls wil receive 8cm thermal insulation on both internal and external sides. Roof has already been isolated with a primary thin isolation (multi layered) and is waiting for secondary isolation in between the wood beams. Floor as weel will be insulated with a 10cm flooring isolation. Floor is waiting for a first screed made of light concrete (mixed with polystyrene) in order to get a constant level (very irregular), then the isolation layer and another concrete screed in wich will be drowned floor heating. The finishing layer will be made of polished concrete, at the exact altitude of fixed window frames.

The primary thermal insulation is also a watertight layer, leading water and condensation towards the exterior. In order to minimise condensation and to keep sane the wooden structure, the roof is slightly elevated to let a natural ventilation. The top part of the walls has been rebuilt in order to renovate the wall tie , the superior structure for the windows is made with old iron profiles from the building. All the windows will be closed with motorised shutters integrated in the thickness of the walls.

The fireplace is also a stove. It can be closed with a glass window, in this situation is works as a heating chamber, much more efficient. The smoke extraction tube wil not be hidden and will stay in glossy chrominium. The external thermal insulation is maintained by a wooden structure. The window elements stay on a 8 cm concrete table which receive the flooring. The bottom part of wall has already been watertighted to avoid soil infiltration and dry the soil during the time of the construction. Rain water is collected and guided through 12cm tubes towards a well in the garden. The portal is motorised and fixed on a rail. The posts are made with prefabricated elements and wil be rendered in white.

It will be in relationship with the common space of the living-room and the kitchen. It required special attention. It s made of three glass pannels on each side. The medium support is at 2m35cm, higher than the regular proportions beacause it reaches the high part of the ceiling, which is 4m30cm hign. The panel are fixed on rails wich will be integrated in the floor. The windows are fixed on wooden structure which will receive inner insulation. This permits to avoid thermal shock all along the windows in the concrete floor. The exterior flooring, in the patio and the east terrace will be made with worksite boards which are stronger and wider than usual exterior flooring. Worksite boards will give a rough look creating contrast with the polished concrete inside.
