As architects, landscape architects and urban designers, we create award winning buildings, living landscapes and thriving urban spaces, using inventive design to solve real life challenges. Each of our projects is different but the driving force behind every one is the desire to create something that is inherently both beautiful and useful.
Introduction Levitt Bernstein has specialised in the design of housing since our founding in 1968, and continue to work on projects of all shapes and sizes across the country. We support the principle of inclusive design and have always had an interest in housing for older and more vulnerable people.
As well as designing new homes, we set standards and shape opinion within the sector. We regularly contribute to books, papers, guidelines and reports; have undertaken significant commissions for the HCA and DCLG, and produce design guides for local authorities and housing associations.
The Practice co-authored the first HAPPI (Housing our Ageing Population: Panel for Innovation) report, which proved to be a game-changer in the design of older people’s housing. More recently, Julia Park, our Head of Housing Research, alongside Jeremy Porteus of the Housing LIN, wrote Age-Friendly Housing: Future design for older people, published by the RIBA – a book embedding design principles and exploring their implications for our homes and communities.
This piece of research on communal spaces in housing for older people draws on our own and other’s projects to illustrate the range and type of facilities that different developments provide. We find that it is often the biggest uncertainty when developing a brief with our clients. As well as inform our own design work, this guide can be a useful tool to inform clients of the implications of different approaches to their own future schemes.
Our expertise also includes housing for people needing support in other ways, such as those with mental health difficulties, autism or physical disabilities, as well as homeless accommodation and youth hostels.

By comparing the ratios of this type of space, rather than just square meterage, it becomes clear that projects which require higher levels of care will need an increased amount of communal facilities.
